Very informative video. I’m curious doesn’t buyer/seller contract in Canada have a clause where the buyer can back out if the house doesn’t appraise to the value? Max they lose their escrow. I believe USA has that clause. Generally inspection is also part of this unless the buyer waived both - appraised value and inspection. In your example seems like both your buyer and you as a buyer waived it otherwise there is no legal action. But again not too familiar with the Canadian housing law. Really enjoy your vlogging and catching up on your past videos. Cheers
All these conditions are valid only for the time mentioned in the contract and generally max 5 days to a week..these conditions r not valid once that time frame is over..

As far as solution is concerned, its a good path or formula to get rid of tension of legal formalities. But in my view if any loss is there is deal both parties should contribute to loss. As you said loss was around 50k and you reduced price by 50k. It amounts that your buyer has not contributed to loss. It should be somewhere 50:50 ration of 60:40 ration. Though it is my thought process may be I am wrong.

We didn’t have the choice of breaking the cost as he was not able to afford anything related to private landing..so yeah, it was a deal breaker..we started with 10 k though

We started the negotiations with 10 k but had to give out 50 k else it was the deal breaker
