Thanks for watching! Orchards is a mixed bag. There's a lot of older neighborhoods with homes that probably should just be leveled, as well as homes that have been taken care. Then there's plenty of newer and new construction going on in the area. For the most part, I'd say it's a pretty good area, I think the worst part of the area is the traffic on Fourth Plain.
