To see if I was missing it, I never found it. There's a dishwasher and cabinets on the bottom. If there's one please point it out to me.
Most (especially if they are retired) don't want a big oven anymore. They prefer counter top all-in-one like (for instance) the Emeril Lagasse counter-oven that has 12 functions and has the capacity to cook a turkey (10 + lbs or so). There are many counter top ovens that are available that require less space than a microwave that are now conveniently placed above the cooktop. Most cooktops are self ventilating, but if you prefer a larger fan, that is an easy option. However, large ovens are becoming the norm. I thought it was crazy, at first, but now I wouldn't have it any other way. My youngest daughter and her daughter love it and did over their kitchens the same way and now tell me they wouldn't have it any other way. Of course, it's your home and if you prefer a large oven, the plans can easily be adapted to accommodate one. A lot more counter space seems to be (especially if retired or about to be) what most want and don't miss the very large oven that can cook two large trays of lasagna at once or a 30 to 40 pound turkey.to be had. Many are doing that now. The end of an era where two or three people don't want a big house to maintain; the option of a 1600 square foot home or less seems to be what people are looking for. I know, I was one of those people. Then there is the thought of the electric bill that arrives the month after you put that big oven on self-clean. Being retired has never been this good.
The living room has no windows. Until now I've never seen a layout where the main living space is windowless. This plan is 12x12.5 meters, which is about 39x41 feet -- or 1600 sq feet including the garage. There are better ways to use that amout of square footage.
There is one thing that must be changed for safety. The door to the garage cannot be glass. It must be a steel fire rated door with magnetic gasket to seal completely to prevent carbon monoxide entering the home. That is s very basic mistake for any trained architect. The two front bedrooms are awkward. The one on the right is accessed through what appears to be sn office area which is a bit odd. What is odd is that anyone wanting to use the family bath has to go through that study area. The bedroom off the study is very cramped, too. The kitchen is very limited for storage. The way the fake chinmey breast is built it makes the kitchen feel smaller and it limits the use of the work surface between the refrigerator and stove. Personally i would fill in that back porch. Expand the kitchen that much further back. Move the laundry room back as well and build in a pantry next to the garage. A lot if storage and utility is gained for very little money. After all, the linear feet of wall is the same, but footings and foundations are less complex which means less expensive. Since the roof already covers the space it is a virtually free gain of utility.
A living room with no windows to the outside? Yes, you get filtered light from two sides but it still leaves the room in the dark unless you use lighting. And the fireplace should be moved to the tv wall under the tv. Trying to arrange seating to face two different directions is impossible with this small of a house. Other than those two things, the house is beautiful.
Sort of a nice house. The kitchen needs a proper cooker, not just a hob. There is one HUGE safety issue. The door between house and garage MUST be fire rated and seal completely. Showing a glass door there is simply careless. There is one other major flaw with this design. There is no source of outside light in the living room. That is simply dumb design. Rethink the entire house.
