Values re-check kara. Usually carpet area is 65-70% of built up area. The built up area shown in your video is very less. For an flat of 322 sq.ft. carper area, built up area should be around 500 sq. ft. For flat with carpet area of 540 sq. ft. the built up area will be around 830-850 sq. ft. Going by my calculations of built up area, the prices will be much higher than what you have predicted.

Submit for LIG and include your spouse income as well. If not married then parents income will also work.
