Yeah, land cost is a significant cost portion for a development. For the other 2 majority cost sections, material and labour, nothing much the government can do.

Yea, very saying, no privacy. Gives it that flat feeling. Kitchen layout is standard though, I wouldn't say poor. The only downside for this condo is really just the lack of privacy for the small room and also the yard area. Other than that, everything else very good, in my opinion.
Bilik Jenazah is interesting. What is in there ? Would love if you can show it. I know it for funerals purposes but it is unique. Like most of us Dayak in Sarawak, we will appreciate if our funeral is held on our own home even condo like this if possible 😃
If I'm not mistaken, the bilik jenazah is to wash and prepare the body for the funeral. The bilik jenazah is usually empty with a table top in the middle with an attached sink. Bilik jenazah is present in RumaWIP's because its a requirement. If private condos, there is usually no RumaWIP. In high rise/condos, for non-Muslims, the wake isn't usually held at home due to the space constraint. It is done in a funeral parlour instead. But if landed, then yes, possible to have it at home but most will also do it at a funeral parlour which is a rather big business here in Klang Valley.
Ehhhh rumahwip since when got swimming pool, badminton court, and a separate building for parking? All the above for RM300k? Walao...how to sell the normal priced development like this? Price sure get suppressed.
@@JackChang27the buyers really got a damn good deal here. I also jealous wei… This is a dangerous precedent to us investors too. Now a developer showed can deliver like this quality product for 300k which is what market badly need, people will wait and see, won’t buy those 500k already. 😅
No A/C piping, no heater point, so many kintz in the unit, all piping are exposed, lifts are extremely slow, privacy problem and mntn fee also not cheap....i think you need more exposure to rumahwip, especially those in KL
Have reviewed a handful of RumaWIP projects to date. Just my luck then, that those that I've reviewed, such as Kiara Kasih @ Mont Kiara and Lily Apartment @ Kuchai Lama, doesn't have AC piping and water heater points too. Piping (water or trunking for electricity cables) exposed is also common. What is a good RumaWIP project in your opinion?
in my opinions, i think mercu jalil residensi is much better in term of unit layout. mercu jalil have much spacier rooms. this aman jalil looks very small and lack of unit design. worst yard, small room, small kitchen. with this design where do you want to put your dining table? when you open your 3rd room window, you can see people in walkaway 😂. but in term of facility, aman jalil won. Its up to buyer/tenant to live in house or to live in facility 🤭
Very fair and accurate comment indeed. The unit layout isn't exactly ideal for Mercu Jalil. Yet, I think, most people will design and renovate their unit to go around it and eventually, be able to live with it. Interestingly, I reviewed a very nice RumaWIP recently. How nice is it? It has nice 2' x 2' glossy tiles for the flooring. It has a normal layout, which means the window for the 3rd room opens into a nice internal airwell, same goes to the yard. It has outstanding facilities including 2 indoor badminton courts, swimming pool, outdoor multi purpose court which is a full size basketball ball or separate takraw court, gym, and sky facilities that is close to the top. Yes, such a RumaWIP does exist!!!
Are you sure this property is a "Condominium" or Flat? Everything is so cheap inside out. The layout could be better, but the facilities have failed entirely. No deal!
Errr....it's supposed to be a RumaWIP project, as per the title, which in case you didn't know, is a program for comfortable, quality and affordable housing. It's only RM300k nett. What are you expecting for this price range?
You're referring to the yard area which has the ventilated blocks? Because if you're referring to the kitchen area (which has the sink and 5 feet height tiles), the design and layout is standard, very normal.

I thing the significant low landcost plays a good buffer for the developer to provide more rather than scaling back
