I can't believe that you even would look at a one bedroom house in a small small-town in an area market you're not familiar with. You never turned on a faucet or flush the toilet. Is the house on a septic or city sewer? A well or city water? I would have looked at the electric panel to see if it's fuses or circuit breakers .You mention an inspection, I guess you had an inspection and that person probably checked these things but the things I mentioned you could have easily checked out in your walkthrough. Your estimate at $3,000 to get the house rent ready, I think is way way way too low I think at the very least double and be prepared to triple that. How many people in a small small town want to rent a one-bedroom house? I have two one bedroom condos in Orlando but I'd never buy a one-bedroom house and then eventually you got to try and sell that. To me that's a no-brainer, dont buy . I have some money set aside hoping to score a good deal this year or early next year . The virus effect on real estate. I'm a big fan of Corvettes and the mid-engine C8 really must be sweet . Another car you might look at that is super cool, Singer Porsche 911.

Hello! Great vid as usual. Do you have a “loan guy” recommendation for multi-family. We have a 16 unit building, but it’s under 700k...so interestingly enough, it’s a challenge finding favorable financing. We currently own the property outright.
The rental calc app is FREE by the way. Just downloaded it today and used it on an actual deal I am working on. You gotta love the value Chandler generates in everything he does.

They rent for about $800 to 900 , they are full most of the times, maybe empty for a month if someone moves out. Do you think that would be a good deal, what other things should I look into?
Would you consider investing in a county that only has 25k population? I'm about smack dab in the middle of Indianapolis IN and Cincinnati OH so investing in a bigger population would mean atleast an hours drive away. The numbers in my county have amazing cashflow and cash on cash return but the smaller tenant pool does have me worried. Not many investors here so rentals don't seem to stay on the market long but the smaller population does still scare me.
Your market is similar to mine in northern Michigan. I had the same concerns when I bought a duplex in the middle of nowhere. I had professional photography taken and posted it on Facebook marketplace and Zillow. I couldn’t put my phone down due to the calls. I found an awesome tenant in 3 days and get $650 for the unit. Most of my rentals are way out in the sticks where you wouldn’t expect to find tenants; however, we live here therefore, one can assume others want to live there as well... and they do!
it is always a good investment to buy a home irrespective of the price as price will only increase. govt will come with 45 - 60 years loans so that people can afford to pay the monthly payments on homes without reducing the home price. in that way local govts can make money out of prop. tax and we all can make money on our homes and investments. so, just buy the damn home and make millions.
$80,000 plus repairs for $1,000 a month? Get out of that state and make some real money. I’m working on a property that cost $20k plus an interior paint job that gets $950/mo.
Come to the Midwest to make some serious money. Invested $495,000 in 2010-2012 which kick off $463k annually. Not a bad return. Looking to invest $2M in the coming downturn

I took a chance on a turn key rental in a tiny neighboring town..and its been great.. Im getting 2% ,great tenants, extremely low taxes

That’s great! Make sure you get familiar with whatever market you decide to buy in to ensure your rents are up to market value.
After buying a 24 unit and 32 unit it seems like stepping back and doing a SFR is a waste of your time. The exception would be if it is a flip.
