Why would anybody build an apartment building if you can't make any money? Why invest capital? Why put up with all the restrictive regulations, pay big taxes and being mandated to keep rents low? Is it worth the initial investment to build in the first place plus pay for ongoing rising costs, maintenance and upgrades to keep them in good repair according to government's requirements. There musg be better ways for them to invest their money so where's the incentive to build? Governments do not need to build housing and should not be in the housing business. They need to be less of an obstacle to companies who build them. Also importantly, the Fed. Gov't. needs to stop immigration until housing and other needed infrastructure and services can catch up to the current demand.
