However, I have a question: what does the number of "beds" on the AIRDNA rentalizer mean? Is it the number of bedrooms or beds in the apartment? Rafa is incorrect about air Bnb messing up occupancy when there’s a direct booking. Generally when you accept a direct booking from a different platform, you take the days of availability off air bnb. Air dna knows this and has its occupancy rates relative to the days available. For example, in florida a lot of people rent their houses out on air bnb for several months and live there others and keep it off the market. Air dna pulls the data completely including the fact that it wasn’t on the air bnb market while they were living there and will give an occupancy based on availability

He said it messes up the revenue because there is no way for AirDna to track direct bookings
