    Please highlight one major factor to investors, especially to end users .. open sewage throughout the noida, greater Noida, noida extension. Dnt get fooled just by the roads as better infrastructure.
    Another factor people should check by yourself.. AQI of complete Noida incldg central and greater Noida VS Gurgaon.
    I believe health is a big factor.
    At present, there are N no. of stalled projects n land banks in different locations of Noida. Once it will get population density equal to Gurgaon, it would not be able to bear the load.
    Main Noida has reasonable middle class people but noida extension is a complete NO. Children in noida extension area will get exposure to lower middle class and so won't be worth to invest for end user.
    All the above mentioned points are based on personal experience.

    Gaurav bhai compare nahi hai SPR vs Noida Exp and DEXP vs Noi Ext.
    Huge difference between both area because Gurgaon has National level builder from last 2 decades but Noida don't have too much National level builder except 1 or 2

    Gurgaon matket saturation point has come for middle class people thats why now real estate players will start praising Noida extension the worst locality.
    I would suggest to stay in Delhi rather than Noida extension.

    Please dnt compare Noida extension with new Gurgaon.
    I am living in Noida extension from last 1.3 years. There has been hardly any day that thought of leaving this area does not come to my mind.
    Due to some factors, couldn't leave. But max 2 momths more and we would be back to Gurgaon.

    Noida won't beat gurgaun. Lot of reasons for that.
    1) Biggest reason is existence of gurgaun. Gurgaun capitalized on rise of service sector in India and no area in ncr existed to compete with it but now gurgaun is already established with a big ecosystem of companies and talent. Gurgaun still has lot of developing areas so it's not like it's saturated like delhi was earlier
    2) second reason is geography. Big companies in gurgaun still have loads of talent traveling from Delhi. Gurgaun has proximity to south and west delhi which are most developed areas of delhi and most of the talent stays in these areas. Noida has proximity to east delhi which is the most backward area of delhi so it's too far for most of the talent
    3) third big reason is the fact that Noida is focused on manufacturing sector which is great for economy but doesn't create that much decent quality housing demand. Most of the staff is blue collar. Noida is trying to build service sector as well but that's growing slowly due to first two reasons. Noida leased out around 10L Sq ft of office space in last 3 years and gurgaun leased out 11L sq ft in just Dec23 😅
    4) fourth reason is the high end crowd of gurgaun making it aspirational. As on today gurgaun has highest per capita income in the country. Add to this the fondness of living the life we find in ncr and end result is a fun environment in gurgaun. Delhi unfortunately lacks high end societies with all amenities so quality of life improves significantly when someone moves in from Delhi to gurgaun. Anyway most jobs are in gurgaun so travel time is also reduced. Overall moving to gurgaun is aspirational for youngsters.
    On the otherhand Noida has lower end crowd, has very few high end jobs and overall environment is not that lively. Due to this, it's a compromise for most ppl to move in Noida. They do that to get cheap houses but struggle with travel as most jobs are not in Noida. So moving to one city is aspirational and one is a compromise. This effect is only growing as jobs are increasing in gurgaun at a faster pace and new areas are being developed with super luxury projects

      Your all points are definitely good but this time look at the major push which is coming from the central govt. It's in the manufacturing sector due to many PLI incentives given to the manufacturing companies to start their company in the NCR region. You said that gurgaon growth comes from the blue collar jobs I agree with this point but when you look at the last 2 decades in this time the service industry is in their boom due to the IT sector.
      But Now when you look at the global trends this is shifting towards the AI. That means all the people who used to say we are software engineers are gonna be wiped out completely because indian IT companies do very low end work. Due to that reason some of the IT Companies are going bankrupt.
      Now here is a question if this is going to happen then how is Yeida authority planning, they are planning to set up a new data centre, IOT of medical equipment, EV parks etc in yeida.
      As you already know that this area has the great connectivity whether it DIFC OR WIFC junctions and expressways

      @@Ankit-Ceo I said noida has mostly blue collar jobs due to focus on manufacturing. Ai is supposed to make those jobs redundant before it will make service sector jobs redundant so let's keep that factor aside.
      Agree central gov is doing a lot more for noida compared to gurgaun but even after all that noida is likely to lag behind due to the reasons I mentioned. All the points I mentioned are despite all the efforts made by state and central gov.
      You can take example of surat. Surat or Ahmedabad. Gov has been working very hard to promote it from decades. However, still mumbai is way way ahead. It takes a lot of time for these things to change so not saying noida will never reach there. Simply saying it's not gonna happen in 10 to 15 years.
      In cities like gurgaun, bangalore, mumbai compounding is working. Companies and talent already in place attract more companies and this attracts more talent. Cycle continues.
      So these cities are natural destinations for companies. Gov needs to work hard to attract few of these companies to other cities but they are only able to change the destination for few of these Companies.
      Mumbai and bangalore are kind of saturated so very little physical space left for growth but that's not the case with gurgaun which gives it a lot of potential.

      I agree all are highly talented students whether from IIT OR IIM. Mostly they get jobs in gurgaon.
      But when it comes to the investment point of view in yeida has very low based rates as compared to gurgaon because Gurgaon main city centre is fully developed like Huda City if you buy any property near by this location then you hardly beat FD returns, when it comes to yeida we have the opportunity to make 5x, 6x returns on capital in next 10 years because the number of projects in manufacturing which is coming here is huge due to that reason for the next 10-15 years yeida is the best choice because it's starting from scratch to developed city.
      Here I am not comparing Noida vs gurgaon
      Here I am comparing Gurgaon vs Yeida
      I know Noida is already saturated

      @@Ankit-Ceo that's a big misconception that gurgaun is fully developed. Gurgaun has a lot of developing areas like golf course ext, spr, cpr, new gurgaun, sohna, dwk expressway. Some of these are more developed and nearer to developed areas so they are expensive and some are less developed and a little bit far so they are cheaper.
      However, even these far off places are max 35 to 40 mins from cybercity area where most jobs exist at the moment. Lot of new offices are coming in other locations which are a lot nearer than that as well. That's the big advantage these developing areas have compared to noida. They are close to where jobs exists so they will grow at a faster pace compared to noida which is quite far from most good jobs.
      I already explained about why manufacturing creates less demand in real eastate but to sum it up again, issue is that most jobs created in this sector are blue collar so they won't buy expensive flats. Some management exists but they prefer to travel and live in good areas. This is the reason why real eastate never took off that much in cities like Faridabad, manesar, bhivadi, neemrana etc

      Not possible Gurgaon has igi t3 just 15 mins away from DLF phase 1,2…..jewar is 1.5 hours away from noida itself😂

    noida/extension best builders: county, godrej , m3m , ace , ats homecraft , crc ,nirala estate, eldigo , prateek , gulshan . best sectors to live are 70 to 79 . sect -107 is good . sect -44 is good. county group is best best builder.
