    I live on my moms 2 acres she got back in 2003 in Arizona. I have an rv permanently placed and plummed in to the septic and power grid. It wasn’t enough space so I got a 12 x 16 shed. Had it wired for electric, installed the foam board myself , did the flooring myself then paid somebody to install a house door , house windows and drywall. I use a midea U shaped window ac unit. It’s the cutest second livingroom. I often think about getting a larger shed and doing a full house out of it .

    Pittsburg county Oklahoma. Living in our Motorhome. Getting ready to drop a shed to house on our land. Had to remove a 1950s mobile and an RV that was falling down to do it. But we were able to buy 1.25 acres on a dead end road with septic and power for $5000 and we have a lake view. 😅

    We're in Virginia, looking for unrestricted property to have a shed home. Checked out Oklahoma land for sale, but it seems like the prices for unrestricted land keep getting higher and higher....well, I guess it's pretty much the same everywhere. It really does require quite a bit of research to find land that really is unrestricted! Many places advertise the term, but when you check into what the city allows, you find that it isn't really unrestricted at all. I guess they mean no restrictions if you connect to the grid and build the type of housing they permit. ha! We almost fell for that a few weeks ago. We found a pretty good price for two acres in the mountains, really pretty area. The ad said it was unrestricted....the realtor verified there were NO restrictions at all. he stated that you could live in your RV, tiny home, whatever. Just to be on the safe side, I called the county. It's not unrestricted. The county requires you to be totally on grid for water, sewer and electric. You must meet all kinds of criteria, and have everything inspected before you are even allowed to park your RV on the property, much less have a tiny shed home. Well, that was definitely not what we were looking for so the search continues.
    I just cannot understand why people think you're crazy for saying you'd like to have a tiny shed home! Realtors, city inspectors, even friends and relatives seem to think the very idea is outrageous. After living in an RV full time for the last 12 years, I think it makes perfect sense!

      @@OKLAHOMAOFFGRID Patrick County. Sorry, to clarify......they required you to be connected to the electric at the street, then have septic installed and a well drilled, before you could live on the property. They said everything must pass a city inspection first.

      Don't know where you checked in Virginia, but our county is pretty free on restrictions for land. I have around 400 acres of agricultural land, and I can do pretty much what I want.

    I just moved onto my own land here in AZ. 1.06 acres for under $2k. Mohave county has very few restrictions. I'm living in my 11.5' cabover camper. Power comes from my 3 Ecoflow Delta's and 3 big panels. I bought a couple of 330 gal. totes. One for storage and the other to haul water, then transfer it to the other one. I hired a tractor service to clear the brush for a circular driveway and a 50' x 50' pad. I'll pour a concrete pad and then buy a metal carport that will go on\over it. I have a '28 RV 900 miles away that I'll being down here.. but eventually I'll get one of those sheds. I thing a 14'x40' will be more than enough room for this single guy. Then get a 20' container for storage and a shop. I'm living the dream. I'll have about 5000w of solar.

    Right now i am currently trying to save up for buying my dream property, I'm in OK and found a lot for about $60k (it's a hair under 20 acres), and I'm hoping to move out there and start a small farm thats just big enough to feed me, and make a small income, to pay for things like feed and whatnot

    I really want to do this! But I need to find the right place-city, state, or country-that will allow it, rather than staying where I currently live. I definitely want to do this and be as much off the grid as possible, if not completely.

      Better hurry up then. Developers are buying up land left and right and zoning changes are out of control in some areas. I bought some unrestricted land a few years ago and started on an off grid home. I live in a different county from my off grid area for now. I have watched the city limits move several times towards my current house and zoning changes. My current property taxes has jumped 3 times this year alone. 1 acre of land. My property taxes is $1800 a year. The 22 acres of unrestricted land I own, property taxes are under $100 a year. Me and my wife have attended several zoning change meetings and it's obvious that the town could care less. Watching people lose their homes because they can't pay the property taxes.

    One of the ideas I have when I become an adult is to do this and then, after I’ve made enough money to afford a real house, rent out the shed to others.

    How about tips for finding land? Good vs Bad websites; key word searches; etc. Finding the land appears to the first hurdle and the hardest. I’m in Texas

      Yeah really it's going to take some detail and coaching on finding a piece of land in your own area finding one in my area is pretty simple. So I would have to do some research on finding it in different states I just know how to find it pretty easy in places like Oklahoma Texas Arizona and Nevada

      @@SS_Lord_of_Meme yeah I don't want to talk too much about other states that I don't know about and so many people always ask me about states that are up north and I honestly I have no clue so I would have to actually do some investigation before I just made a video and started telling people how to search for these places in those areas

      I got 5 acres, and then another 10 for a total of 15, i pay 190 for the 5 and 400 for the 10 for a total of 590/mo, ive been here 5 years, and i bought a shed for 9k, 300 month, paid it off early, i own it now. the company i used for land was classic country, great people, 5 acres is plenty, im in Oklahoma, no restrictions

    I found 2.5 acres in the Arizona mountains 3 years ago. Was someones old homestead. A mobile home and travel trailer were still on the property. $11k. I called the county and found out it had a septic system and well on it, before looking at the property. 😱
    My realtor asked why i wanted that run down property. I said i will let you know when the deal is signed.
    The seller was an investor and never walked the property. I did that 3 times.
    Signed the deal and my realtor asked will tell me now. I said sure.
    It has a well and septic system on it.
    She never checked and the seller never checked.
    A well costs $30k out here to drill. A septic system is $10-14k to have built.
    Im rebuilding the mobile home as i post. 👍🏾

      I found 2 acres for $9k with a rundown modular home on the property 2 months ago. And it had a septic system. No well though.
      I was going to buy it with a buddy but he didn't have the money.
      That could have turned into a nice Air BnB passive income property.

    Well...as a single female in my 60's...i cannot do the physical labor to DIY myself. I'm short!! I need a man that is willing to do the work at a reasonable price. I reeeeeally want to see my snall home and do all the things ...debt free. But i cannot as a shoet dingle woman.

    ok but you have land and you have trees and 10 years is a long time. you could have built a log cabin in that time. You could not do this in winter here in Canada. You need a house. Homeless people die every day here.

      @@wesleybilly8097 you can't do any of this in Canada anyways because of the president that was voted in...too many laws and regulations there.. and unfortunately the Democratic cities here it's the same way you have to go to the South can the United States in order to get this type of freedom. And yeah it took me 10 years because I took my time and I had to work my job and live my life somewhere else while I was building it

    Yes sirrrr. Several years ago I found 7 acres of unrestricted land with a year round rolling creek for $3500. It is over an hour drive from my house. I jumped on it. Then a developer started buying up the land near my spot. I talked to the land owner and told him my plans which was to create a buffer from the potential housing boom in the area. I talked him into selling me several more acres for $10,000 cash. I now have 22 acres. I bought a 2 story home depot shed that me and my wife are finishing out. The developer is now selling 1/4 tracts for $5000 minimum. Thankfully, he hasn't had any buyers in 4 years. I spoke with the county and city before I bought the land and was told that it is grandfathered in as unrestricted as long as it was purchased before any new zoning laws. I couldn't pass it up, especially with a good water source. The creek has a few natural springs as well.

      That's great not everybody's going to find these deals but they are still out there but it takes money and it takes a little bit of knowledge...

      they are not all crappy...as a matter of fact they are built by the same people who build modern day homes in some cases they are mostly 2x6 floor joist 3/4 plywood floors 2x4s 16 inches on center with hurricane rafter straps..and .t111 siding....these are built much better than a mobile home and just as good as most houses.
