Hello, intereses in buying properties to put on rent (investment). If you could give me some general understanding of average ROI, best areas and so on
Hello! I wish I could give you a simple answer. It’s very subjective because it depends on multiple factors such as area, type of investment, size, price, demand etc. but the average ROI is around 3-6%. Different areas perform differently based on the target market.
I am interested in purchasing all 3 or 2 properties outright (No mortgage), depending on the location in Kuala Lumpur. One property should be a 3-bedroom home for our family's use, with a budget of around 1,000,000 or more. The other two properties would be for rental purposes, generating income for our living expenses. Please advise on the best options available.
@@TheNazrinrazali Thanks, where are those properties located? I am looking for the area where I live most probably in a good residential neighbouring area in KL.
What happens when your visa expires in 5 years and the requirements for 10 years ownership? Do you start over and need to buy another one with a similar bank deposit? I have not seen a good answer on that. Also on a visa I understand you cannot buy from on expat and need to buy from a developer, is that true? If so, resale sounds tough as the property you buy may be out of the price range of a local.
Hi! Good question. So if your visa expires or you decide to terminate your visa, you can proceed to sell the property and withdraw your fixed deposit. If you change your mind in the future, you will have to apply again and go through all the steps. Foreigners are allowed to buy property from developers and individuals, including expats. As for the resale, the Malaysian property market is on the rise, including higher end properties above the RM2 mil range. So reselling your high end property would not be a problem if you follow the market prices. However, you will need to find an experienced agent to handle this in an efficient manner. Hope I answered all your queries!
@ I thought you needed to keep the property for 10 years, even if the visa expires in 5, on the silver plan. What is the process for extending the visa and what does that entail? That’s the part I don’t see explained.
If you’re no longer part of the MM2H visa, you are not required to follow the criteria. Also, the process for extending the visa is fairly simple and will be handled by your MM2H agent. I see that you need more assistance in this and we’re happy to help solve it. Just click the link above and submit your query and we’ll get back to you asap 🙂
Have you got any client who bought a property in malaysia without a visa (or MM2H etc...). Can one travel in and out of malaysia to extend his tourist stay of 3 months and living in nMalaysia in his property in malaysia this way? I ask this because I find it hard to qualify for the MM2H visa due to the financial requirement.
Hi. Foreigner quota in terms of what aspect? This may be true for working visa especially when there are too many working professionals in the same field. But for MM2H I have not heard of a quota. If you’re referring to buying a house, there’s no foreigner quota for that too.

Hi @alqmaiq, as a PR holder, you’re subjected to the same rules as a foreigner. Which will need to follow the minimum purchase price.

Are you saying anyone and everyone can take out a bank loan / mortgage, even if you don’t work or live in Malaysia ?.
Yes, some banks in Malaysia do give out loans to foreigners. But of course they do have their terms and conditions.

To whom it concern to everyone
I am from New York visiting both places istambol Turkey n Kl I would give kl Malaysia number one n Turkey number 2 to live
1) any place if justice system is good country is good
2) Malaysia police is getting very corruption that must stop
3) Malaysia seem to me prejudice Chinese almost control all business and they corruption the systems to penetrate in public that must watch n stop
4) Malaysia is very developed Muslim country better then Arab n Turkey
5) I would vote for no 2 Turkey Istanbul is best place to live n enjoy police is so far good n active but I never saw on hwy but turkey has English problem but ppl are loving manners but Turk are Rude n proud ppl Turkish food are best n they rich ottomans empire history which they cashing out through tourism industry there is lot of Muslims heritage
6) in Turkey renting is big issue tenants don’t come out easy in USA same 6/9 month very hard to put them out in both countries
7) in turkey must rent to foreign ppl but not give rent to Turkish ppl
8) Turkish immigrants police is very active n very successful when they catch you no mercy but Malaysia police you give money any more then 50 Ringgit they let you go easy
9) Turkey is better then Malaysia because Chinese took over every job n opportunity in Malaysia then all look alike same nation n ppl immigration always confused
10) Arab are more prejudice nation they no humanity n morality dull ppl
11) in my opinion who ever want to move Malaysia or Turkey is best to rent apartments in high rise building for one year n then you decide where you stand
12) About Malaysia is one good advantage is English language every one speaks n understand because it was British slave colonial like all Muslims countries accept Turkey everywhere system run with government division n divide n rule by western cronies
