amortizing the broker's fee for the first year will put a lot of stuff out of anyone's budget. if you and your roommate are willing to live somewhere for more than a year like two years maybe then you can amortize it across 2 years and the rent will sound more reasonable haha

Your viewpoint of Manhattan being the place to be is outdated. Manhattan has lost its charm. It's soulless. Chain stores galore. There are great neighborhoods in Brooklyn Carroll Gardens, Cobble Hill, Brooklyn Heights. Even downtown Brooklyn has new buildings with a lot of amentities. Been living here 40 years so I've seen the transformation of Manhattan.

I used to live in East Flatbush in the 90s. Haven’t been back since 99. I’m sure it’s changed tremendously.

Why were these apartments still occupied when you toured?
Because the previous tenet’s lease were not up yet. This is pretty common in NYC where they would do showings while you still live there
