I live in West Africa now but originally from Cincinnati Ohio and after one horse riding trip to Kentucky in my Teens Kentucky had been on my list of places I would not mind having a home as a get away

With a good team of workers and overseeing the work you are going to make a substantial amount $$$ Obviously my major concern is the basement and I can see signs of damage coming from the ceiling as well as the walls and floors. It’s definitely something that needs a structural engineer to find all the faults and the costs of the repairs. Extra accommodation or a decent workshop could add equity to this property depending on the costs. You are spot on with your suggestion about investing in properties and as the market is going down it’s a golden opportunity to begin or expand. agreed, prices go in real eastate - we are very fortunate for that. we have had hundreds and hundreds of proerties - never had on that was uninsurable. Everything is insurable.
I was told 2 days ago on the phone Prudential will not insure my house as the replacement cost is 3x the zillow value so too wide of spred to insure. I have a well built 1915 1570sq ft all hardwood pattern floors, 8ft ceilings, walk up attic 10plus pitch roof on .5 acre lot in town. I guess if it was a cheap house or a ranch/newer it would be different.I done tons when I first got house, updates, 2nd bath up, tiled basement floor.@@BradSimmons

So, to sell they installed a few 'upgrades', stained the very worn living room floor(along with the kitchen counters), and slapped on a little paint. That bathroom at the front, with a door to the outside is like, 'what the heck is that?' 😛 Nah, regardless of the price, too much $$$ is required to rehab this sweet little house in a nice neghborhood. It's not a bad home for $40-50k. You know I love your videos Brad, but I think the owners did themselves wrong for letting you record it in this state. It doesn't help them at all, usually your videos is a seller! But the poor craftsmanship, the basement leaking, foundation cracks, list goes on. Owner could have spent a week to put a bandaid on, but they couldn't even do that, imagine what else is wrong that we can't see!
