I was at this mall today. Looks like a healthy mall. Very Few vacancies, the former Sears was redeveloped into a mini strip shopping center. The 3 remaining anchors there Boscovs, Macys, JCPenney are still intact and don't appear to be in any danger of closing.
Ocean County Mall is located on Hooper Avenue in Toms River, NJ, near to NJ Route 37 and the Garden State Parkway. Toms River a prosperous growing outer suburb at the Jersey Shore located approximately 60 miles south of Manhattan, 60 miles east of Philadelphia and 50 miles north of Atlantic City. Ocean County has been growing in population over the past 40 years and for much of that time it has been New Jersey's fastest growing county. Going south and west of Toms River the area is more lightly populated and there is room to expand. Ocean County Mall is not competing with any other major malls in Ocean County. The two closest malls in Monmouth County to the north are Eatontown Mall and Freehold Raceway Mall, both a half hour to 45 minute drive away depending on the volume of traffic. (Traffic is heavier in the summer when there are many visitors and second home owners at the Jersey Shore.). Ocean County Mall has been kept up nicely, it is clean and there is a good variety of stores to appeal to both older shoppers and younger more fashion conscious shoppers. Ocean County Mall should continue to do well since it is in a prosperous growing area and it is well maintained and does not face competing nearby malls to siphon off customers.
Losing Sears was actually a positive for the mall as they were able to redevelop the space into a town center. Plus with the addition of PF Chang's and Turning Point coming soon, I think this mall will get even more foot traffic at least during summer.
A healthy mall means there's not much Spot the Difference to be had: 0:28 - They're putting a breakfast spot in the empty space straight ahead; Turning Point 7:07 - Coach is gone 9:25 - Music Makers is gone
I want to like this mall, but I can’t. I want to hate this mall but I can’t either. As such I’m left sitting on the fence, which can be quite painful. The place appears successful and can’t be faulted for loosing Sears. In fact in my books loosing Sears can only make a mall better. Unless it’s the only surviving anchor, I guess. We have here a standard Simon mall. Strip it of personality, fill every space you can with a store or a kiosk. Or as is with this case multiple Coke machines. At the end of the day this mall is successful and I’m sure strong ownership has a lot up do with that.
Look up old pictures of this mall. It is a completely different place, full of those funky old tiles you see in Concord Mall in Indiana. The amount of blandification this mall has seen is heartbreaking.
@@RawRealRetail this mall used to be so damn cool looking on the inside then Simon made it bland as fork and if they had kept it looking original with some tasteful updates it would have been neat . But obviously who ever decided to do this to it has no taste.
Yes people joke about New Jersey but the truth is New Jerseyans have high levels of college education and high incomes. NJ is very expensive to live in either very high property taxes so there are a lot of wealthy people that can afford that there.
I went to the grand opening of this mall as a kid in 1976 when I first moved to Toms River.

I grew up going to this mall. I have since moved out of state. It looks like it’s thriving.

This mall is not particularly busy. The anchor stores do ok. It has seen much busier days, that's for sure!

A mall named after a county? I never saw that before until now. Naming a mall after the county is a good way to make the mall sound like a jail.
