I am big fan of old Johannesburg suburbs because they cheaper, abandoned and usually risky. In property business sometimes the higher the risk ,the higher the commission.
Finding a good deal is hard, but if you do the right level of due diligence, continually maintain the building and have a good management team, it's a very good cashflow business.
