Yes yes .... Let all sit on rented house. Now the rents near techParks are 40k and above ! In 10-20 years it will be even more , plus th land rates would have appreciated... Finally the middle class in 20 years will fall down to "upper property" line !! . I support invest on land when you are young. Even on shares if u invest one might invest 50k which might bring in 300% raise or negative from loss. But land rates and building rates will compound and keep going up.
I can’t agree more. Ive lived in rented houses for 25 years now. I made a great choice of investing in a developing area in Sarjapura at 35 lakhs for the plot and 14 lakhs for the construction and some additional cost came close to 50 lakhs. And the land price has already appreciated in 3 years as the area is fast developing. I regret not investing in land before.
If you living in a house then it’s worth it… because at the end of the day you will die so better live in good home if it’s your desire. Investment is different than living house

I built a house 12 years back in my hometown spending 15 lakhs. Current value of my house is 30 lakhs. If I had invested that 15 lakhs in mutual fund, the current value would have been 80 lakhs at minimum of 15% annual return. It’s more than 260% value of my house. I didn’t have financial knowledge. Bro, if you’re looking at real estate from profit perspective then you have to invest in a good location where the area should not be fully developed as it will be overpriced but the area should have scope for improvement where you get property for cheap and get great returns. I built a house not from profits point but to have a place for my aging parents. Having your own is a need, imaging moving houses with aging parents. I built a very small house as I didn’t wanted to get into debt trap but my investment has appreciated though I wasn’t expecting. So in your case I’m guessing it’s because of the location why the appreciation is low

So if I split the current value, 12 lakhs for land and 18lakhs for house. I got the enough value for land, because I bought at 1.75lakhs 15years back. But now it’s stable.. I agree with you. But compare to mutual fund, there will not be stability in mutual fund

But part of the reason why I bought a house is it’s a secure investment unlike stock markets where you could lose everything, I know a few who lost everything in stock day trading. In my case I bought a plot at 2200 per sqft in Bengaluru in a developing area and in 3 years it has gone up to 3200 per sqft. That’s a profit of 15 lakhs in 3 years. I could have made more money in 3 years in stock market or lost everything, that’s a risk I do not want to take. I think even from investment perspective it’s the best as your investment is secure. With increasing population there will always be demand for land and it’s a limited resource. But yes I agree with you if you understand market well and ready to take the risk you can make a lot more from the stock market
Be diversified... decide how much emi you can pay.. now start investing half of that into market..and buy a house to pay remaining half as emi... if you dont get a house in that amount, get back to improving ur skill and work hard..
It's a good information, but just want to add my personal openion, sometimes the intention is to buy a property is because it is low liquid asset. Men thinks of his family, in case of something bad happens to him, it's good to have a low liquid assets with his family members, insted of higly liquid assets, because family members may lack financial awarness. Life insurane with high liquidity and property with a low liquidity is part of a men's financial planning.

My father brought land 10km out from city build home for 75,ooo for land and 70,ooo for home. About 26 years ago.. Now my aria fully developed,with all facility like airport, railway station and best concrete road. Colleges schools markets shopping vegetables all..best thing is dad brought land for 75,000.now 2.23 cr.. I think my dad took best decision..if I try to buy a land over hear.. Is very difficult...also no land available hear..so atleast buy land today not flats...
Mutual funds are subject to market risks... So be careful while investing in market...these are like lottery so everyone may not have luck .. don't go only on luck...

Own house kuda agutte and monthly income kuda save agutte, let go rental amount for EMI for 20 years, what is the problem and even we can plan to make a partial payment whenever you have some bulk money which you might saved in your monthly income. I have a suggestion to everyone planning to buy a house in Bengaluru. Do not invest in developed area, it’s overly inflated and someday your investment will come down crashing. Get a place in developing area, which is exactly what I did. I just finished constructing my house in Sarjapura area where I bought a plot at 2200 per sqft and in no time it has appreciated to 3000 per sqft as the area is fast developing. I built a very small house as I didn’t wanted to get into debt trap, the house video is in my channel. It’s been 4 months and I’m loving this pollution free and calm area. Always invest in an area that’s developing instead of developed area if you’re looking from investment perspective.
Try to stay outside the main city your whole family will get good health you will get good air in village side and you can avoid hotel food avoid from unnecessary hospital and unnecessary expenditures

I built a house 12 years back in my hometown spending 15 lakhs. Current value of my house is 30 lakhs. If I had invested that 15 lakhs in mutual fund, the current value would have been 80 lakhs at minimum of 15% annual return. It’s more than 260% value of my house. I didn’t have financial knowledge. That was the problem
Bro, if you’re looking at real estate from profit perspective then you have to invest in a good location where the area should not be fully developed as it will be overpriced but the area should have scope for improvement where you get property for cheap and get great returns. I built a house not from profits point but to have a place for my aging parents. Having your own is a need, imaging moving houses with aging parents. I built a very small house as I didn’t wanted to get into debt trap but my investment has appreciated though I wasn’t expecting. So in your case I’m guessing it’s because of the location why the appreciation is low

So if I split the current value, 12 lakhs for land and 18lakhs for house. I got the enough value for land, because I bought at 1.75lakhs 15years back. But now it’s stable.. I agree with you. But compare to mutual fund, there will not be stability in mutual fund

But part of the reason why I bought a house is it’s a secure investment unlike stock markets where you could lose everything, I know a few who lost everything in stock day trading. In my case I bought a plot at 2200 per sqft in Bengaluru in a developing area and in 3 years it has gone up to 3200 per sqft. That’s a profit of 15 lakhs in 3 years. I could have made more money in 3 years in stock market or lost everything, that’s a risk I do not want to take. I think even from investment perspective it’s the best as your investment is secure. With increasing population there will always be demand for land and it’s a limited resource. But yes I agree with you if you understand market well and ready to take the risk you can make a lot more from the stock market

It's a good information, but just want to add my personal openion, sometimes the intention is to buy a property is because it is low liquid asset. Men thinks of his family, in case of something bad happens to him, it's good to have a low liquid assets with his family members, insted of higly liquid assets, because family members may lack financial awarness. Life insurane with high liquidity and property with a low liquidity is part of a men's financial planning.

Now my aria fully developed,with all facility like airport, railway station and best concrete road. Colleges schools markets shopping vegetables all..best thing is dad brought land for 75,000.now 2.23 cr.. I think my dad took best decision..if I try to buy a land over hear.. Is very difficult...also no land available hear..so atleast buy land today not flats...

Own house kuda agutte and monthly income kuda save agutte, let go rental amount for EMI for 20 years, what is the problem and even we can plan to make a partial payment whenever you have some bulk money which you might saved in your monthly income.

I have a suggestion to everyone planning to buy a house in Bengaluru. Do not invest in developed area, it’s overly inflated and someday your investment will come down crashing. Get a place in developing area, which is exactly what I did. I just finished constructing my house in Sarjapura area where I bought a plot at 2200 per sqft and in no time it has appreciated to 3000 per sqft as the area is fast developing. I built a very small house as I didn’t wanted to get into debt trap, the house video is in my channel. It’s been 4 months and I’m loving this pollution free and calm area. Always invest in an area that’s developing instead of developed area if you’re looking from investment perspective.
