Actually, you can blame the Fed for manipulating the market by keeping interest rates artificially low for the last decade. They created this mess and now there's no way to fix it without completely crashing the market. And I'm OK with that.
You can also blame the Fed but most of it goes to those investors that have made life difficult for the 61% of people that are living paycheck to paycheck and can’t afford to buy a home because of these investors that gobble up the properties and jacking up the rent and buying price for a home. That’s BS.
He's mainly talking about CA real estate in the Bay Area for this video. Many real estate investors in other parts of CA, and even other states, are still doing well. In CA, I'm sure the lack of supply to meet demand, rising construction costs, extremely long process to approve housing projects, and high property taxes are just a few things causing high housing prices in the state. It's bias to just use real estate investors as the scapegoat to "a major reason why the real estate market is the way that it is now".!!!

Can you do a video on what car should we buy according to our salary range? Let say if I want to splurge on a civic, what should my salary range be or how much should my total savings/assets worth
@@afhamyusof 12mth salary based on what data? Or it’s just a rule of thumb? If it’s just random numbers or rule of thumb then no thanks. Depreciation rate, cashflow, maintenance, insurance, etc. so many factors.
It depends on your financial status. If you’re single and have no commitment and lives with parents. 3-3.5k is already enough for you to pass the loan with guarantors for honda civic V variant. General rule of thumb is your car expenses shouldn’t eat 40% of your monthly salary. That expenses include fuel, road tax, insurance, car payment, wear and tear parts and maintenance. If you only have 50k,then don’t put a downpayment of 50k. Save atleast 15k for emergency funds. My two cents is get a myvi, don’t buy it cash just take a loan and take the 50k and put in asb or fd for 3-5 years with a monthly of saving 500 ringgit extra( if you can afford to). Once you get more than 50k,you now can sell back myvi (myvi have good resale value) and use that money you had from fd and buy the civic and pay less instalment.
If you drive for a long journey frequently say from KL to Penang or A Setar or JB i think Ativa is not a good choice. Buy a good 2nd hand Honda CRV or Toyota sedan is a better choice as long as you can pay cash. May be around RM 80K to 90K. Daily commuting around KL Ativa is ok.
I recently bought a secondhand car because I needed a bigger car for the comfort of the rear passengers (who are my family members). Within 7 months, I spent an exorbitant amount (I could have bought the car x2) fixing the car as the previous owner did not take care of it. Suspected used fake engine oil. But I love the car and now, after a full overhaul, runs well....I hope.

On Peter's Ativa, total weight for Soundproofing the Roof, doors, Floorpan + AutoFOAM is approx 25kg. The weight of a 4 or 5 year old child. The weight
