    I've designed a lot of kitchens and been brought in to "solve" kitchen issues from clients late in the game. This video is incredibly comprehensive and touches on the main items of consideration in the right process to follow when designing a kitchen. Only thing I would elaborate more on is the planning process/ coordination with contractor for the long lead time items (appliances, materials, cabinets etc.) so that a thorough schedule can be created based on ideal timeframe to start and ordering timelines worked backwards so that you're not left in a situation where progress on site is stalled because you are waiting on critical items to arrive -- this causes trades to go to different jobs and your timeline gets grossly stretched and difficult to get people back after a long lag.

      @@JulieKhuu Contractors will always give you the cheapest option for them not the cheapest or best for you. But you can't always trust designers either especially if they sell you the things they recommend. Some decorators collect things as they go and put them in client's decor but they really care about the end result and give you great deals and do it so they can achieve a great look on a budget and most clients have a budget of some sort.
      Some decorators are out the rob you blind and will sell you stuff that is old and dated. A friend of mine had her house done by a designer who once owned a wallpaper store and she put up this hideous black and gold 80s paper in the early 2K and talked her into a black toilet as well. Her entire house screamed 80s closeout.
      I had a decorator sell me fabric that sells at Hobby Lobby for 12 a yard for 59 dollars a yard and she made me these tiny napkin sized window treatments with them for my daughter's room. She didn't listen to anything I wanted or my daughter wanted. The room was hideous. They talked me into furniture that was too big for the room and the textiles were just plain ugly. I still get angry when I think about it.

    • @CG-qb2ii
      @CG-qb2ii 3 роки тому +10

      Contractors are ‘swayed’ by what other people are putting in their houses. If you want something different or not on trend, they will look skeptical or try to talk you out of it. It always make me second guess my decisions and sometimes, I have succumbed. Regrets include decorative tile accents over the basement bar where i originally wanted a clean wall of tile and a composite vanity top with integrated sink instead of granite. These haunt me daily and I will eventually spend the money to redo them. Spend the money up front and know what you want.

      About 5 years ago I ordered 2 inexpensive rolling expresso carts with cabinets and a wood top. Now the same carts are 3x more expensive. I love what Julie said about the carts--we separate the two sometimes or push them together and it looks like a buffet table. I would recommend the carts--you can put them in a dining area (or just one) if you have a small space. Mine look like its part of the dining room set.

    This was fantastic. I just wish. I would have stumbled on this 2 months ago. I am in the throws of putting in my dream kitchen that has been decades of waiting. I was blessed to have had a general contractor who put me in contact with a custom cabinet maker /kitchen designer from the beginning. I had several antique pieces to build around. This designer has been fabulous to work with, and he has helped me consider many of the things that Julie has identified. However there were still a number of things that Julie covered that are either confirmations that we are doing things the right way… or are mistakes that I still can avoid. This is my first and last kitchen design. Thank you Julie. Outstanding!

And when I made the decision to one day build my own home, I instantly started making the floor plan (blueprint). Loved that you gave real measurements for spaces. So helpful! Can you please do a video about hiring a designer/decorator? What a minefield! Some are free -- as long as you buy everything from them at full retail. Some charge a flat fee. Some just give advice, no designs. Do I really need to hire an architect? The kitchen, for example -- electrical, plumbing, gas -- is so expensive no matter what, so I want it done right. I don't mind paying for a designer, and I do have some of my own ideas (thanks to your videos!). I just moved to a new town, so I can't ask for referrals from friends. Please do a video on what to look for in a designer (like you had the video about How to Hire a Contractor). Thank you

    • @JulieKhuu
      @JulieKhuu  3 роки тому +2

      I’m working on this video now Kristi, of course from my perspective it’s going to be very detailed as I don’t want to leave anything out! You either need an architect or structural engineer to stamp plans for city submission- either one can do it, so yes you need to hire one or the licensed contractor may use the one they work with. You can also contact the city and ask them for referrals, which is a great resource since they have a list of architects they love to work with.

    This is an excellent planning guide that covers pretty much everything I had to learn over the years by trial and error.
    On the topic of handles: Don't just avoid open ended handles if you don't want holes in your clothes, also avoid closed end ones with very pointy/sharp edges. Sure, they look cool and provide clear lines, but is it really worth it? Go for something more smoothed out, especially if you have small children or are planning to start a family (or expect grandchildren), as pointy cabinet handles are a hazard at eye level for toddlers.
    We are currently in the planning stage of a kitchen remodel (previous owners did a long, straight kitchen that makes cooking feel like a marathon because there is no work triangle, only a long, long line with the sink at one end, the stove and fridge at the other) and I feel very reassured now that I've seen that my current ideas for the space correlate as much with your guidelines as the fixed points (only wall that allows for a kitchen fan, placement of the water fixtures, doors, windows) allow.

    FINALLY!!! You are the first person who has come up with sensible advice for planning a kitchen. It is obvious you use your kitchen to cook. In a few years I will be retiring and building my own home. Most of your advice is already in my plans. The work triangle is perfect, and the room will have plenty of work surface outside the triangle for things like cooking racks for baking. It will be a large kitchen with informal eating area. There will be zero open shelving. There will be glass fronted display cabinets arranged like a Welsh dresser in the eating area. The floor is going to be flagstone. The ceiling will be embossed tin painted with Benjamin Moore Impervo high gloss ultra white alkyd enamel. Yes, I have a pretty solid idea of what works for me, especially when baking for the holidays. Gingerbread houses take space.

      Julie Khuu , Yesss!, to living room design, furniture placement...Having the hardest time trying to arrange mine!! Anddd!, it’s a square...how hard can that be??!! Wellll, mine surely is as it has two large/wide, ceiling to floor openings, one off of narrow entryway, the other going into kitchen. Also, there’s the “must keep” of our fur baby’s oversized (it seats 1 1/2 people) recliner so he can see out the window, plus it’s his cozy place!! It’s one of those from “ back in the day” when hunter green was in, true story. Still in great shape, but can’t find a chair cover in different color to fit.

      @@KC-rz3tq the rates vary widely. Around here they are many in number, and many (most?) people use them. I would want to know their construction management experience, which frankly is far more important than the stuff we see on to (picking out fabrics and paint colours, the right marble and other finishes). A friend of mine is one of Toronto’s BIG $$$ designers (she does mansions, big normal people houses) and she’s told me that she will work a project for months and pick out all of those finishes in one day near the end. The majority of the project is designing the traffic flow, laying out the kitchen and other rooms, watching how things like windows are installed (do they line up with whatever they are supposed to line up with), etc. The finishes and other “HGTV" stuff is easy Peary.

    The only reason I am posting this is because the video is called COMMON DESIGN MISTAKES. That said, the kitchens in this video look like every other extremely expensive design oriented home kitchen. It has all of the kitchen design platitudes and the same inefficiencies that plague every great looking kitchen with a beautiful design.
    Unfortunately, like most home kitchens designed by professional designers and architects, it is designed for a photo op and not designed for the efficient processing of turning raw ingredients into finished meals. Most professionally designed home kitchens have a large capacity range, a large capacity refrigerator, an island, a lot of counter space with a Kitchenaid Mixer on it and the rest of the counter space is covered with nick-nacks. This looks great but it is inefficient and does not take full consideration into matching equipment with the output of food. The two questions that are never asked of the customer are: What do you plan to cook in this kitchen? What is the quantity of food you plan to prepare at a time? Instead the questions are: What color do you want the cabinets? Where do you want the island? What kind of material do you want for your countertops? What type of wood flooring do your want?
    These are not questions that will lead to a kitchen designed to make professionally prepared quality meals. Restaurants don't have wood floors, they have tile floors. When you spill water on a wooden floor (especially wood laminate) it destroys the floor. When you spill water on a tile floor it does nothing except make it wet. Why is valuable space used for a six burner range in a home kitchen? There are important reasons restaurants need a lot of burners but home kitchens do not have the same issues.. Most of the time, in a home kitchen, the extra burners just sit there and aren't used. A restaurant requires a lot of stove burners because a lot of different meals are being prepared that need to come out at the same time. That is not generally the case with a home kitchen. Home kitchens usually prepare the same meal for an entire group of people. Is a six burner range really needed when a four burner range will be more than enough burners for 99% of the meals. What is the homeowner planning to put on those burners?
    Was the quantity of raw ingredients to be prepared that are to be cooked on those burners considered? How are the raw ingredients going to be prepared; by taking a lot more time, by adding more helpers, by using food preparation appliances? A batch bowl food processor like a Cuisinart can prepare food for one or two burners efficiently but a continuous feed food processor like a Robot Coupe would be a more efficient choice to fill up the six burner range. If a customer is going to pay $100,000 for a kitchen renovation they should be able to afford better appliances. So far, I haven't seen this in any high end home kitchens. A lot of attention in designer home kitchens is paid to the "work triangle" but little or no attention is paid to the throughput issues involved in food preparation.
    It isn't that the kitchen in this video doesn't look great because it does. In fact it is a beautiful work of artistic design. The problem is that it was designed by an artist and not a cook. Commercial kitchens look the way they do because a lot of their design considerations came from the chefs who have to work in them. A tiny commercial kitchen can easily prepare 300 meals a day. An inefficient home kitchen struggles to prepare three meals a day. Two of those three meals will probably be frozen toaster waffles and hot dogs.
    This isn't a suggestion to make a home kitchen look like a commercial kitchen but only to suggest that a kitchen design should take meal preparation a little more seriously and incorporate the actual preparation of meals into the kitchen design.

      Valid. It is aspirational fashion. Conway quote : kitchens need water, a heat source, a board, a knife and a pot.

      Wow!!
      This post echoes my thoughts. My designer is always going on about what colors or materials to pick but never about how to make my cooking easier.
      I love to cook a lot and don't care much about the hydraulic lift up system for the shutters or glossy vs super glossy laminates.

The kitchen was designed to prepare meals one would expect to find in a fine restaurant. The commercial equipment eliminates the time consuming laborious preparation of raw ingredients.

    JULIE! You're changing my life, one video at a time! I'll be remodeling our retirement home in a year, and already you've taught me so much and changed my thinking on some key things. Now: will I have time to watch (and incorporate) all your content in a single year? Thank you, thank you, thank you! I'm totally with you on pretty much everything, just didn't know how to articulate it, even to myself!

    I think you rock, I always agree with you! Your advice is always spot on. When I help someone else I get goose bumps literally when I see it’s right! That never happens to me when I design for myself. We just sold our big house to downsize . Which hurts a little anyway, going up is soooo much easier. I’ve always wanted a black kitchen, I now have the chance and I find myself doubting, everyone is against me. We have bright windows and plan to use white slightly veined countertops. White marble tiled black splash because I can’t afford solid. If I new it was our forever home, maybe, but if I were to pour in money in our current economy we could lose, always gone safe for resale. I would like to just go for it, l’m no spring chicken and am doing a great deal of it. Painting house in side, cabinets, designing, tilling, cleaning and making supper 🥴🤪l just can’t afford to make a mistake! I just keep watching. Thanks so much for your sound advice. Our home with a couple of black wall sold on 8 days, I was told it would take 30 to 40. I was told it showed like a show home, I know my instincts are pretty good but I’m feeling deflated, grr. Thanks again

    Seeing this as my kitchen reno is half completed. I definitely have an experienced designer that helped us avoid these mistakes!! I have a very small space but he was talented enough to squeeze every inch for massive storage. The only compromise was walk space around the island but we are empty nesters so it works for us.
