The Debrief: Here’s what you need to earn today to buy a home in Hawaii

  • PART 2: Experts say the affordability of buying a home in Hawaii has plummeted in recent years - in particular
due to the rise in interest rates hiking up mortgages.
    To afford
just the median single-family home in the state, you need to earn
about 180% of the median income, which is about $150,000 or $160,000.
UHERO's Justin Tyndall joins HNN's "The Debrief" to continue our conversation on housing.

Yes, you do the math, most of the people that live in Honolulu make less one hundred thousand per year. Problem is high cost of living, low paying salaries, high cost of housing. No matter what, it is going to get worse. I feel for the young people.

He keeps saying it's about the regulatory barriers, but that totally ignores that most of the housing built in Hawaii is still luxury and "market rate" housing. Hawaii has incredibly weak affordable housing requirements and protections. All building more housing will do is increase the supply of market rate and luxury housing. It won't reduce the cost of housing. If you think a for profit company is going to build 100 homes selling for less than $500,000 when they can build 100 homes that will sell for $1-2 million each, then you're naïve.

You hit the nail on the head. And being pro “build build build” ignores the fact that doing that destroys everything that’s special about Hawai’i in the first place. They won’t be happy until Hawai’i is a concrete slab with a toxic ocean surrounding it, then they’ll move on to destroy a new place… like locusts.

Funny too, you call Braddah out here in a open forum and he flag your comments. You wanna take a public talking head position you better be prepared to take just criticism. I know you reading Braddah, just remember, get plenty educated Hawaiians recording the real history happening in real time and we ain't going no where. You chose to be put on the long list of shibai foreign nobodies with degrees selling off a nation, it's people's and it's culture. Spin it how you want, we been watching the same history repeat over and over.

Things are worth what somone will pay you for it. We were fortunate to be able buy an almost 100 year old plantation house near South Point on Big Island. Many say its far, but we love everything about it. We couldnt afford same house today 2 years later.

If you are not an owner occupant just make the property tax astronomically high. It should be legal since you can get an exemption now if you are an owner occupant. Those that do not live in the property don't get the exemption. It's gotta be so high that if you are not an owner occupant it won't make sense to own the property.

Hawaii has the Highest Credit Debt-Load in the Country!
Seems like lack of ability to comprehend math, coupled with a desire to buy stuff that they can't afford, makes the debt load grow to very high levels Then people get dumbfounded when they realize their bills cost more than their income. Just because someone offers to lend you the money to buy a new Totota Tundra doesn't mean you can actually afford it!

hopefully laws can be passed to stop all these investors from owning dozens to hundreds of properties on airbnb. fine them out of existence and give the houses back to the people. ❤

When I looked at moving to Hawaii 20 years ago it was a losing proposition that's only gotten worst over time. Good luck making 100k$/year on the Island - where? At the ABC Store working 120 hours a week? Condos are crap, and have huge maintenance fees and houses, well forget it, unless you are in a really undesirable place. Where are all the decent small houses for young families, where is all the local community architects who could make a difference. Hawaii still seems to be overrun by horrible housing stock which is barely matching the worst housing stock on the mainland. Garbage, sewage, roads, public transport are all in really rough shape - I was there last week and shocked by how much work needs to be done.
Hire me as a consultant, I'll come help fix the problem. Just please, give me a place to stay in lieu of salary. I can't afford it otherwise.

What Mr. Tyndall didn’t add in is the high taxes in Honolulu, the high coast of labor, and land here is finite. Nice interview keep up the good research.

No, not right. Plenty empty condos in kakaako from what I know. I’ve been in a nice new high rise with tenants having entire floors to themselves. And many floors completely empty.
