    Remove the waterproof membrane, get the slab sloping to a drain or drains, if no drain exists, get one/some installed or bore the parapet wall to allow water run off. Reapply the waterproof membrane only when this process is done and the water is running freely from the roof. Hope this helps.

    This is the same developer who is building Paradisiac. Those homes are same model but because they are being built by the beach, are being sold for US 400,000 to 600,000.
    Bottom line: NEVER, never use concrete slab for a roof; concrete is permeable and no matter how thick you pour it, it will eventually leak. I see this all the time, with people chopping up the slab and re-casting concrete on top of it.

      yep, its the concrete roof is the problem. Concrete cannot stop settled water.

      For the amount of money people are paying them, they need to do the right thing at Paradisiac before it becomes another issue. I doubt they'll learn anything from this sadly.

      @@Nottotv Very true, there is a sealant that is sold in hardware stores in Jamaica; it is expensive but every contractor I have spoken to says after they apply it the roof never leaks.

    Do they get title insurance on these homes? Mold can cause major health issues and is hard to get rid of without proper remediation. These things cost money and you'll need to keep the area dry while also getting mold spores out of the air which is a task. I hate that these homeowners have to go through this with their new homes.

    Black mold is the most dangerous mold… that’s why here in America if you have mold issues and go to court the judge will order the landlord or the slumlord to close the property down till the violation is correct

    The roofs are like tanks! Wow...😳 To start, perhaps there can be a way to create drainage from the roof...
    A professional needs to be dispatched to see what can be done to remedy to situation, both architecturally and for permanent removal of the mold.
    My heart goes out for the residents. It isn't like they can simply sell and relocate.

    Simply looking at the green mildew growing on the roof we can all see the source of the problem. Accumulation of water on the porous cement roof is the cause of this!

    This is gross!! These developers are following now form of guidelines to make sure mold isn’t a problem. Mold is a serious hazard. There are plenty homes built by the sea that doesn’t have this problem.
    All those modern style concrete homes are not meant to be near a sea. Probably poor ventilation.

    A temporary fix is to get a dehumidifier and extract all the moisture from inside the building.. wost developers with no vision or understanding of climate conditions while building these homes

    You will need aggressive mold remediation in those homes. While waiting on the developer to respond
    Do some research because there are items sold in some stores in the US like Home Depot that might be helpful. Damp Rid is one item but you are going to need quite a bit.

      Too much water setting on the concrete roof. The water eventually seeps in, dampening the inside walls and mold starts to grow on everything. I have a home in Jamaica with part slab concrete for a roof and the middle part “A” frame with roofing tiles. That section does not leak. The rooms under the slab have mold and the paint has bubbled up and is falling off.

    The only way to fix this mold problem is to build a new roof over the concrete where the water can drain off the roof.

    As long as you have! flat roof, You can seal the concrete it's not going to help the water will find its way inside the roof.

    So grateful that plans were delayed and I escaped this nightmare
    Thanks to my departed parents/ancestors caring spirits forever on my shoulders!
    My frustrations have turned out to be a blessing in disguise!

      The roof is not sloped, no drainage system, no waterproofing system, just bad planning. Typical of Jamaica

      ​@@nattidread5844 Stop talking rubbish. Jamaicans have one of the best housing structures in the world. Did you see any houses fall when they had the earthquakes. Only one where the man didn't use steel.
      The houses in the video were build by foreigners who are putting American style homes in a tropical climate and using cement which should not he used because it's porous.

    If you ever get sick from mold in America especially living in a rent unit you’ll be laughing all the way to the bank…. The side effects for mold is crazy it causes hair loss and you can also get asthma

    The developer can do nothing. I lived in that area for 4 years from 02 and it's cold. Every year in the fall towards March, it's a task of cleaning my shoes, closet, wardrobe, etc. Only when it gets warmer can you get a little ease. The place is a pond area..sorry.

      That area is near Fern Gully and it is damper than most areas of Jamaica. It also rains a lot in the hills overlooking Ocho Rios.

    the Mold is cause by water from the A/C Unit not draining true the PVC Pipe and it will cause resident to get sick if it get into their Lungs. that is a serious problem that as to be fixed

      Don't be jealous. Not every price point is for everyone. These people are returning residents who live abroad 30 plus years. Some cane when they were in diapers they are Jamaicans.
      They work hard and save . They can't afford a house that's $1 million USA in certain areas in Jamaica. There are price points for everyone.

    Mold is deadly. Service personnel must wear hazmat type suits w respirators to deal w black mold. It is a killer. Why build flat roof dwellings in tropical location? Look to forefathers and observe what style buildings they built, it wasn't concrete or flat roof.

      Can't afford it my dear although we would love to, if it's even a 2 bedroom 1 bathroom with adequate land space for expansion, with $13,000 per week it will never happen.

      Dont long eye after other people's stuff. Don't you see the have mold. If you had gotten one you would be having the mold issues. The residents are not foreigners but Jamaicans who live abroad and work hard in the cold 7 days a week every day. Some wipe old people's poop in the nursing homes and take abuse and now they return home. Don't envy them. They work hard for their money to afford one

    Mold is not easy to get rid of and is very costly. Just cleaning and running the dehumidifier wont work, the spores are still in the air and hard to get out. You have to find the root cause of the mold and fix that.
    Mold remediation requires special equipment and experience. Its not a good look for the developers. Hopefully the law steps in a and do the right thing.😢

      True, mold usually cause from damp areas. So running those dehumidifier and deep cleaning will not work. They need to find the water source ( to include covered damp areas) and fix it.
