      The choice depends on which time you want to refer to. If by time clause is in present indefinite, it means we are either talking about routine actions (prsesent) or future
      If it is about routine, present perfect/present continuous , if future.. you have all the three options except future indefinite

      With Stative & pertormative verbs
      Present continuous changes to present indefinite.
      Present perfect continuous changes to present perfect.
      I am owning this house. (Wrong)
      I own this house. (Correct)
      I have been owning this house for years. ( wrong)
      I have owned this house for years. (correct)
