As someone born and raised in the Coachella valley this is maddening. There is no shortage of affordable housing needs and instead we get more almost million dollar single family units… Not to mention the massive artificial lake. We live in a desert w/ 120+ golf courses smattered through the entire valley. Do ppl not understand the water shortage crisis we are/will face?
I guess profit over people wins again.
I shared a video from there about a year ago before they started building. I’ve been planning to go back after the first of the year. Thanks for the preview. They’ve made a lot more progress than I thought they would have. Nice video. 👍
Thanks so much! I too was a little shocked to see they had the lake so high already. The next group of houses should be interesting to see what direction they design them in. Merry Christmas!
Looking forward to your up coming video on this Steve
Hi Steve. I love your channel! 😊
@steveinpalmspringsca Big fan of your channel Steve! 🌴🏡🌴
Why would the 55+ plan have two stories? I would need a place with no stairs…lol
Agreed. 👍
Grandkids
It's for your kids and grandkids.
....and to squeeze in as many units as possible.
@@kristy2715 EXACTLY! TOLL BROTHER ONLY BUILDS TWO STORY IF REQUESTED.
My parents are long time residents of Palm Desert. They say people are not happy about the Disney project. That it was an unwelcome development pushed through by local politicians cashing in.
I have heard the same from the locals.
DONT BE FOOLED! THAT MODEL HOME IS LOADED WITH UPGRADES THAT WILL BREAK YOUR BANK!
Every model home in every housing development is filled with upgrades. The flooring, countertop surfaces, lighting, etc are always upgraded in model homes. As for the “special taxes”, that is not unusual for new developments in California and are not actually taxes, but a per unit assessment that in used to pay off bond debt the developer used to finance upfront infrastructure costs. If the developer didn’t finance infrastructure with bid debt, the price of the homes would be higher to recoup the infrastructure costs.
Yes! Yes! Yes! These small houses with small yards and small pools are gonna make my 800k home a mile away worth 1.5M in no time
@@tomrogerson2997 ABSOLUTELY! NOT TO MENTION THE USE OF THE DISNEY NAME IN THESE COMMUNITIES WILL DRIVE YOUR PROPERTY VALUE EVEN HIGHER! ALL TO FOOL THESE UNSUSPECTING HOME BUYERS THAT THEY ARE BUYING INTO A DISNEYLAND UTOPIA! ITS SIMPLY MANAGED BY DISNEY PLAYBOOK AND THE USE OF THE DISNEY NAME! DEVELOPERS HAVE ALL SIGNED UP WITH THE DISNEY PROPERTY INVESTMENT THATS GONNA GUARANTEE A RETURN ON EVERYONE INVOLVED INVESTMENTS. SIMPLY PUT “GIMMICKY” TO RAPE HOME BUYERS EVEN BIG! BETTER! BEST! OF THEIR BANK ACCOUNTS!
I just want people to know, it gets so hot out in Palm Springs in the summer, you can’t do anything outside. You basically are stuck inside for 5 months, from June till October 😭
But it’s a dry heat. Lol
PRICES START AT UPPER $1 MILLIONS FOR 55+ HOMES AND $2 MILLIONS FOR SINGLE FAMILY HOMES! ALSO THERE WILL BE ANNUAL SPECIAL TAXES TO PAY OFF BONDS BASED ON THE SIZE OF YOUR HOME. NOTE: OTHER FEES ON USE OF FACILITIES/AMENITIES THAT ARE NOT PUBLISHED YET. THESE ARE NOT AFFORDABLE HOME FOR AVERAGE AMERICANS. DON’T FORGET THE EVER CHANGING HOA FEES THAT WILL NEVER GO DOWN!
yup, I'm 49 and never had a kitchen or refrigerator or washer and dryer. I can only afford to rent a room, but California it seems like everyone is rich.
@@babsfocker7751
Yes, mostly ! 😊
@@babsfocker7751 I've owned one home that I paid $117,000 for, and mistakenly sold for $250,000 4 years after I bought it. I had been a real estate agent, and knew the burst in housing would not keep going up as it never had in the past, I was WRONG! California homes prices are insane, and I can't figure out who the heck is buying these properties. Especially in the desert for $2 million and up!? Were I not married, I'd be living in someone's spare room also, or more likely a motorhome so I had my own space. I would suggest that to you, save up, buy a trailer, or motorhome, and find a nice spot to park it. Find the spot first as one really nice park in Pomona had model year restrictions which prevented older model motorhomes from renting. Good luck to you, and I hope you get your own space at some point.👍✌🗽
@ THEY ARE NOT AND MORE ARE MOVING OUT NOW THAN MOVING IN OR STAYING. BABY BOOMERS ARE REALIZING ITS NOT RETIREMENT FRIENDLY AT 80% ABOVE THE NATIONAL AVERAGE COST OF LIVING! . MILLIONS LIVING BEYOND THEIR MEANS IN CALIFORNIA !
Great comment. Wow, I can't even imagine who would want to sign up for all those ever increasing fees! 🌴🏡🌴
I'm probably the only person that thinks these aren't very homey homes.
I got the same feeling. And for the the 1-2 million price tags it’s going to be interesting to see the approach they take b
I agree, it kinda feels like a really luxury hotel or apartment complex.
Looks like a business conference center. But do like the large lap pool in the plans
I agree with you! 🌴🏡🌴
@@kvon432kThey are priced high! 🌴🏡🌴
These homes aren’t meant to be affordable, just look up the original Disney homes surrounding Disneyland itself, they average 5m per sale, what would anyone expect from the most monetized mouse in the world, affordable? Just look at how much it costs to take a family of 4 to Disney land or Disney world for 1 day.
I’m a local…..This is tacky, tacky like when the Riviera was turned into a Margaritaville.
lol w/ the comparison :)
High wind area! You’re house will be covered in sands and in will make its way inside the house also. Beware.
i'm the type of person who would wear a "palm springs" t shirt even though i've never been there, i scanned the QR code and looked at all the home styles. Very nice!
The interior was both expensive and kind of hideous at the same time. Even though those are luxury built ins. Definitely like a commercial vibe. And the choice of furnishings added to the lack of homi-ness.
I know, the designers definitely went for a 'look' instead of a feel.
Absolutely insane how anybody could live in a place where the temperature was over 110 degrees for 3 months this year.
Wow, this is real. I thought it was all talk cool 👍🏽
Those are ridiculous prices for the average person. Good luck selling them.
Somebody please gift this man a wide angle lens.
Hahahha it’s a Osmo 3 I’ve been trying out.
Everything is an upgrade and done by a professional designer
looks dated already !? who designed them!?
I live near by, honestly what a rip off for desert living
Not family friendly. I live in Palm Springs. We have Palm trees a nice yard to play catch and games. Where do you put your trampoline for the kids to jump on? How do the kids swim and play games and swim laps in that tiny pool. Everything seems so compact. And not family friendly. No grass. Reminds me of a Marriott Spring Hill.
It feels more like a resort or vacation spot then a actual home all we need is about 3mil to get one
I am actually doing a new video there today on phase 2. Also, get ready for club and HOA fees. Not sure how it will not be only investors and vacation property owners here. Thanks for the comment!
Think they're haunted. Did you see Mickey Mouses face wiggle and move on the counter? It's at 2:26. 🫨
It’s all got a really interesting decor. It’s going to be interesting to see who actually purchases homes in that community. I could see why people would choose to rent a home or stay in the hotel. So maybe investors will purchase the larger homes to rent to vacationers. It’s got easy access to the freeway that’s for sure. To me the decor seems very vacation forward. It reminds me of something you might find in Florida. 🤔
It is definitely very vacation-forward! Agree!
Close to the freeway equates to very windy. It could be calm in downtown Palm Springs and yet have 30 mph winds out by I-10. This is the reason the developable land is towards the freeway.
Looks like overpriced Disney hotel rooms
Shea homes did a bang up job on the interior design. I do like the neutral floors.
2:26 This community was grandfathered in and it was able to squeak in at the nick of time natural gas, people in Coachella Valley love natural gas, other than the rich and wealthy people of the desert heat their pools, I could not imagine how expensive that would become with electric. This community is about 20 years in the making. I am not sure if other builders are still allowed to have natural gas, it was available the last time I was out there. City by city are removing it.
The actual land was also owned by the Annenberg Estate and Sunnylands directly across the street. It blows my mind that they even sold it. 🤯🤯🤯
It gets very windy in Palm Springs vicinity...beware!!
55+ is two stories, has a low celling in back of the closet, no grab bars is a marble shower only bathroom. No railing for the Hot tub/pool. Double bed with stairs.
(My opinion) Not very well planned designed for 55+.
Covid
You should point out what is/isn’t a builder upgrade…. 90% is builder upgrades
I was caught off guard this time, when the next group of homes open I’ll be sure to point those out. Thanks!
Someone should find a new decorator. The bedrooms are so loud you’ll never sleep. Tacky modern style.
Yes, some bedrooms look like generic hotel room and others look super tacky
BUY BUY BUY.
🤎🤎🤎🤎🤎🤎🤎🤎🤎
Very similar to the Dell Webb Pulte and Toll Brothers new homes selling around SoCal. Love the design for and open space but not the price.
Any local will tell u. That is the worst location...bolt down all outdoor items & cover pools. Of course that is only large parcels left. Next to 10 frwy!!...yuck. Smoketree Ranch is in Palm Springs below mountains next in Bob hopes former home. Wonderful area!
Couldn’t agree more! And Smoke Tree was one of Disneys favorite places to visit with his family to go on horseback, have cook outs and enjoy being under the stars!
Am a local and can tell you that area is windy!
Agreed!
A guest room for the kids or family visiting.
Right, that’s crazy to assume that on such an expensive home though is my thought. Thanks for watching!
This real estate agent is not a fan of Cotino. For 2 million you can buy a large estate home in a less windy area with no HOA fees in some of Palm Springs best neighborhoods. 🌴🏡🌴
I couldn’t agree more! There are many more desirable places to live in the Coachella Valley. Do you think they will change their targeting sales approach? They have to right? They said no DVC for now, but this seems like a jumping off trial point. And how will they keep the AIRBNB out, it will desirable for festival attendees for sure.
Your honesty is appreciated.
@beachypeacefulvibes8599 Thank you. 👍
@@kvon432k Yes, I think they will have to change their targeting sales approach and eventually lower the prices. I was frankly shocked at the list prices. 🌴🏡🌴
@@kvon432k there will be no DVC ever. Every time they have tried a DVC property away from the theme parks they have sold poorly. This includes Hilton Head, Vero Beach (which was never completely built out and expansion land was sold) and Aulani in Hawaii which started selling in 2011 and still selling points 13 years later. No one would want to go there 4 months of the year. They are not foolish. Plus it’s a housing development, not a vacation hotel.
I'm an AZ resident but I hate these suburb style neighborhoods. They should really make more of a "village" that has a feeling like walking through mainstreet or even downtown Disney on the outside but with these more modern interiors. A dense walkable community would mean they could extract every last bit of value from each parcel of land as we know Disney likes to do. Then they wouldnt have to charge a million dollars a unit. They probably still would but they wouldnt have to in order to see good profit.
12:44 They call them Spool's usually they are one, and they are a combo pool and spa. This one is a deluxe with the pool and spa.
Really, I’ve never heard that term before. They are cool and the perfect size for the area.
@@kvon432k Check out the town homes on S. Palm Canyon Dr and Mesquite, the ones on the north side of S PCD might be sold out but they are really nice. They have a new development on the north side I am not sure if Toll Brothers is building those.
There’s a distinct lack of style .
I bet a lot of people would have enjoyed some more mid century modern touches. Maybe a large rock fireplace, some travertine flooring or walls. Different types of stone and finished metals. Perhaps less granite.
I couldn’t agree more! The next group of homes will be open some time in January 26’. I sure do hope they go a different direction.
I’d want more Disney touches otherwise no point. Just another company owning homes.
Model homes just show you what can be done to your home. None of those details you were concerned about will actually come with the home. No long banquet table and no tricked out bunk beds.
Right, the “upgrades” will cost another arm & leg.
It us always less expensive to buy non-upgraded house and have whatever upgrades a person wants put in after closing. Whether it is counter surfaces, carpet, stone/wood/tile flooring, lower costs are easily obtained vs. whatever the developer will charge for those upgrades.
Cold looking deigned. And a little strange in some areas to. Pantry extremely small. Shocking why have disney behind something like these
Will a Disney Community with a DVC Resort be planned for the Lake Tahoe, California/Nevada area? In the near future.
I’ve heard talks but nothing for sure.
More multimillion dollar luxury homes for the rich! More traffic, and an enormous lagoon & waves for surfing I’m told. In a “water shortage” there is always enough water for the comforts of the wealthy!
I know what you mean but this is just the beginning! More to come.
Water is not a problem fir the Coachella Valley, as there is underground water sources that are significantly more than will ever be used. That is why the housing developments snd golf courses are so green.
For the prices these homes are going for I dont think they'll sell well . Plus its windy out there .
@@johnheyworth2093 agree 100%. Those little pools in the enclosed patios are going to be constantly dusty. The filters will probably need to be replaced more often. And it’s a low spot on the valley. Flooding may be an issue. It’s not far from where the crazy flooding occurred last year.
I live here in Palm Desert, they will sell. We are a pretty fast growing area and need a lot more homes, plus we are more of a destination area too.
@@Noneya2023 lands lower more towards the 10 freeway. It would take even more water then when Hillary hit us to flood this, an that would be record breaking x10.
@ good to know! 👍🏽
I'm on deep canyon yucca we need affordable housing for sure . But these aren't really affordable for regular people .
I agree with some other people that the bunk is a dumb idea for 55 and over. It doesn’t matter if you have grandkids there shouldn’t be some specific novelty just for kids who might come over a couple times a year. You must be from the Midwest or something! Most people here in California are looking for homes with a huge walk-in shower vs a tub. The million dollar+ price tag is inevitable because it’s California. Prices here continue to skyrocket and if you want a home with all the modern amenities you will get it in the desert. I live down the street from Cotino off of Gerald Ford. A million dollars gets you a shack in L.A.
55+ means a single person needs to meet that age. It does not apple to everyone in the house. Especially someone needing a caregiver. If that person dies the others can still live in the dwelling.
You do realize that the bunk bed is an interior design element just for the model home and does not come standard with the purchase of a home, right?
The light fixtures in the 55+ look like they pressed the wrong number of lights to add when designing the room.
🤣🤣🤣yes it does. They could get one light off Temu that covers the same square footage!
😂😂
Pretty hefty price tag I'm sure but all are sensational.
From what I was reading there, starting at between 1-2 million. Gonna be interesting to see how many sale at that price. Thanks for watching!
@@kvon432k THE FOOLS WILL BUY INTO THIS DISNEY CON! CELEBRATION HAS SINCE LOST ALL ITS ORIGINAL BUYERS! TOO RESTRICTIVE AND THE FEES JUST KEPT GOING UP! UP! UP!
There beautiful but way to expensive
I guess some people see the Disney name and lose all control. Much like the park visitors who gladly drop $1000 for a one day visit.🤦🏻♂️
Former celebration florida resident - AVOID AT ALL COSTS :)
That was like 40 years ago! LOL! Builders rushed putting up the homes..
Really, I’ve been to Celebration quite a few times. Actually thought of moving there, what don’t you like about it? I know like all places it’s different when you actually live there.
I know how bad they are. Disney is a theme park, entertainment company and have no business selling houses.

WHERE IS THE WATER COMING FROM? STOP BUILDING. WHERE IS THE ELECTRICITY COMING FROM? We are taxing our resources
they are draining the aquifers.
Where are they going get water😢
It’s underground in the Desert they sit on a huge aquafer in the Coachella valley.
The Coachella Valley has more water underground than it could ever use.
Too bad that Palm Springs is right on a major earthquake fault. I would love to live there.
I wonder what the policy is for investment buyers, if they are trying to build a community or just let things happen, because at those prices not everyone will be living in the heat full time.
MAKE SURE YOU CHECK WITH THE BUILDER WHAT ACTUALLY COMES IN THE HOME COMPARED TO THE MODELS. MANY THINK WHAT THEY SEE IS WHAT THEY GET! MODELS HAVE MANY UPGRADES TO AMPLIFY THE SALE! JUST A WARNING!

Lol. Has to open refrigerators. Some retirees have grandkids so maybe that's why that one bedroom.
Some do, but not all. That’s a real gamble going all in on a design to “assume” especially at those prices. Thanks for watching!
Do they have small bungalows available? Not everyone needs a large house
This 1 group of houses does not. I’m thinking one if the other two still might. They have so much unused land, it will be interesting to see what approach they take
I have to say I'm pretty disappointed that this is Disney. I'm not sure but this is a name only or does Disney have a say because the architect the layouts and then the interior design did not hit it it's a mess. Like you said the barbecue area at the glass sliding doors to the master bedroom and that window on the house next door give them your neighbor access to everything that's going on skinny dipping is not on your list of things that you can do.😂😂
Disney is the devrloper of the Cotina community; Disney is not the builder of the homes within the community. The homes in this video are built by Shea Homes. Shea buys the finished lots from Disney and builds the homes.
Are you sure it's a 55+ home? First off a two story house in 55+ is unusual and weird. Plus the bunkbed in 55+ is bizarre. Yes, I know grandkids but it's still bizarre. I live down the street in a 55+.
Well that’s what our tour guide informed us. I too thought that was weird and the bed situation in the guest room.
The bunk bed is just an interior design item in the model home. It is not a standard feature of the home.
Irresponsible for Disney to build this in the desert when our state is already dealing with water supply issues.
IRRESPONSIBLE FOR LOCAL GOVERNMENT TO ALLOW SUCH A MONSTROSITY!
Good luck getting to Costco
Walmart center
Home Depot and Lowe’s
Freaking nightmare!!!
El Paseo is going to have so much foot traffic.
Those huge aquifers are stressed during the drought years. And this Disney "community" is using the the water to fill a huge lake?!?
Can you hear the 10 freeway???
Haha, no it’s pretty secluded but is gonna get windy as heck with no buffer
Hell yes it’s gonna be windy… need to move up by Hwy 111… thanks 😊
A handful of people will move in and then the wheels fall off. It seems too big and unwieldy, you don’t know what will happen with such a big development! But, I could be wrong 😑
Yikes…Disney, creepyland!
So basically a mickey mouse house
🤣
Are you Adam the Woo? Because that is all I can think of when you are talking.
Yes, yes I am. 🤣Adam + Huell Howser love child!
@@kvon432k You sound exactly like him.
Nope…not happening for me. Ridiculous prices for the desert. And yes, with the upgrades you see in these models, add $200k + to that base price!
So true!
Surprised they aren’t doing induction cooktops. Now that I have one, I realize what an improvement they are over gas. They heat food and liquids much quicker and control the heat much better (no more guesstimating by looking at size of flame) not to mention the sleek, easy clean features. They don’t fill your home with dangerous gas either. Their popularity is definitely spreading. Also surprising that the 55+ home was two story.
In all three houses the rooms were small It makes the large closets look ridiculous with the room that's small. I believe you said this builder was Shea It's a no for me I hope you show us the other builders as they open up models and I hope they do a whole lot better.😢
Whats wrong with a fas stove in California? I was born here sice 1965 and all i know is gas stove!!!
Right! I’m a fan over electric.
Hmm, not my taste to me it looks like an office building conversion. The smaller one looks possible but all are over $1million!
1-2 million. You are correct!
Extremely window location and busy roads.
That’s my concern
TRAFFIC, all the way down Monterey!!
We live in that area, it will be a nightmare for residents
Hopefully it will raise our property values for the
EXTREMES amount of people it will attracted. As a local
NOT A FAN!!
But nobody asked🤣🇺🇸
On that 55+ home right off the "Adventureland" home, why does the water drain spout go directly to that sunken roof?! I immediately thought of a huge downpour venting directly into that other air vent positioned in front of it! Unless I missed something there, that's a lot of water accumulating on that level next under the huge solar panel. I only saw one drain all the way across that roof section in the left corner....which would mean standing water pooling up where it doesn't drain next to the home.
In the second house I saw it had a privacy wall in the back and then the next door neighbor was part of your privacy wall but it had a window so they have access to your backyard. Exactly what were they thinking when they did that. That's going to bother me more than anything. I mean if you have a nosy neighbor I see them sitting up that window watching your every move when you're in the backyard.
For a Disney thing, doesn’t seem very Disney themed
No it does not. Maybe once the clubhouse and areas come in. I should be updating the next set of models to open here in January. Thanks for watching!
They tried before. It was called Celebration Florida. There's a video on that as well....
who are these for ? per web site ,55 and up prices upper $1,000,000 's ,all ages low $2,000,000 's is this the Disney demographic $350k a yr income ,one might as well go to the coast , at these prices they are nice
You will not find $1-$2M homes anywhere near the coast in California.
@@dorothygale1104 $2,000,000 should buy a nice house any where in so calif
The bathrooms for the master bedrooms seemed ill proportioned for that small size room as well It's like almost like the bathrooms bigger than the bedroom and concept
Do not like.
Why open the fridge
Yuck! Look like celebrity show places, not homes. And, must take hours and hours to keep clean, probably need to hire cleaning services.
You might as well live in a converted garage 🤮
It kinda seems that way in the first set of houses. Just cement walls and a Disney name.
THE VERBIAGE IS NOW “PRIMARY SUITE” MASTER SUITE IS NO LONGER USED! BATH TUBS ARE OUT!
Honestly I would take room out of the bathroom and give it to the bedroom. Even if you took space from the bathroom the bathroom will still be a good size. For the size of the house the size of the bedrooms the bathrooms are oversized It's like that's the main attraction for the house. It makes no sense I'm not going to throw a party and have everyone gathering the master bathroom. And even with that last house with the two sinks where you thought they could have added one that was such wasted space and that small mirror for that large wall I feel like I have to leave Florida fly to California and have a sit down with the architect and the interior design I've never seen anything like this before. I love looking at model houses and I've never been so put out by anything like these and I'm 60 years old.
It's Palm Springs not Spring.
Yes it is
I have toured all they have to offer, they start at 1.65M for a white box.
Those places suck!
I'll pass
Disney?
F ANYTHING Disney
After they sh@t on Walts legacy it was over..
Interesting with some strange design and architecture choices.
Why would anyone trust a company that can't manage themselves not to mention the fact that they are good at building sets not houses for family's. Their other projects like Celebration and Golden Oak. People are star struck and not thinking with any business sence.
Golden Oak and Celebration are two very different stories.... but both are thriving-even if Disney isn't managing it all. I find this new concept interesting, Also - I would think common areas like that lake would have to be built BEFORE sales but - what do I know.. I surely would not buy on spec that this all gets built in the next 10 years.
Absolutely gas stoves in California…. Unlike Texas where they have electric crap and now you can’t cook during a power outage 😂
So true!
Gas stove will be gone in 2035 they'll have to convert ro electric
I just got an induction stove. They are really nice. Heats up instantly. Add more solar panels and batteries and you don’t have a utility bill!
