    Thank you for bringing up guys targeting 3 year olds in Pennsylvania. In my neighborhood in Michigan, most years, a couple 3 year olds are the top targets. It's really difficult to kill 180" deer where they don't live. Keep up the good work!

    Great points form bill. Definitely hard to find any land for sale let alone a piece that’s somewhat affordable in a good neighborhood. Hopefully the market eases up a little bit

    This is a very interesting way of viewing deer hunting in general and buying property. Big bucks are just deer that were passed by neighborhood hunters until they were old enough and big enough to kill. And finding out how your neighbors hunt, surreptitiously if you can, is an acceptable practice. What a fascinating insight into modern deer hunting.

      It's an honest approach. Deer management is an intentional act. Hunters are very good at killing deer, hence regulations. If your after something regulations dont protect, people have to have chosen it.

    Great points bill.
    I have walked away from what I was told was a good farm to buy
    I'm making a million dollar decision and I hate to be wrong
    Too many small landowners on my border is a no no for me.
    Having the food is very important for me as I do the food plot thing and it's half the fun.
    Without food I can't hold deer and I like decent numbers on my land.
    I have been to your old place with rich b and I owned a farm in Bloomfield.

      @@russelllangworthy8855 I had to look back ..I was on the north side of oxen trail.
      No road frontage. I had 178 acres there about 50 tillable.

      @@jerimahjohnson8698 I shot my best buck ever in November. A 173" 12 pt. My friend who owns the land missed a 180" class 10 pt out of my stand two weeks before I shot mine.

    What about if you have 20 acres that butts up against 100 or more acres in ag country? How many acres should be in food and how many should be in timber and bedding cover? Currently I have like 2 acres of food plots and the rest is timber

      I live in NE Iowa and I can help you out. Bad time of year 2 hing cut so I hope you have cover and regeneration in your timber. Bury a 100-150 gallon water tank and fill it. With a mock scrape grape vine close by. Make sure you have a tree 2 hunt out of shooting distant from that setup because when everything starts drying out they will use it ALLOT. In summer your food plots are 2 small so plant buckwheat to keep your plots green so u don't ruin your soil. Plant winter rye (not rye grass) on half and brasicas on the other half. The farmers will feed them all summer for you. U want them on your land during hunting season. Build it and they will come. The crops will be all dried up and picked so you will have the greens they want. I plant the brassicas here around August 1st when rain is in the forecast. Winter rye in September your local feed store will tell you when to plant for best results. If they are feeding to much on the winter rye just plant more. For the brasica just don't over seed or this plan won't work for you. Make sure to get a soil test for best results. Jeff Sturgis on here or Google him and he will explain everything. Over the years he taught me allot and it works for me and my clients. U got it from here.

    I want to buy a property where people only kill big bucks or a property where people don't poach near by? That really does not sound relavent as you can't assume who will break the rules... Taking advice from a realestate agent sounds like a bad move because they will tell you what ever you want to heare. Sounds like you guys really had to think hard for a video topic and it should come more natural. Thanks Bill and I have followed you for a long time and I glad not to see a million adverstisements.
