    Hi Courtney, I have watched you for years but never commented. I am a Teacher/Realtor/Reseller for 20+ years. The teacher side of me says I am so proud of you for your strength as an individual and independent woman and your love of life and family. I am happy that you found someone you can now share that life with. The realtor side of me tells you to keep the house and rent it for long term wealth building and I know every market is different but I personally don't feel it is a good time to sell until interest rates come down more. The reseller side of me says I am glad you are keeping that side of your business and we will still get to watch your journey. Make sure you find a way to organize and store your inventory in the new space that works for him as well so it does not encroach on the personal space and all will be well.       @commontags That is great! Then if you decide to sell, just be sure to reinvest that equity for your long-term wealth building, and you won't have a house to worry about being a landlord. Good luck with whatever you decide.

    Many people might not think moving into someone else's house is a big deal. However, my daughter moved into her fiancé's home. I know how huge this is. She is also very independent and self sufficient. She fought like Hell through some major lows in her life to have what was hers and it was a very very big deal for her to move. She obviously loves her fiance but she also was incredibly proud of what she has made of her life and the life she independently built for herself. It was difficult for her to give up the security of only relying on herself and yes, of giving up many, even most, of her belongings to live in a house that felt foreign. I will say, she has been in her present home for over a year now and that home is really beginning to feel like an "us" home to her. It's overall been a really positive change for her. It wasn't easy, but it is good. I know that kind of change is rough even if overall it's really happy. Sending hugs and hoping for all good things for you

    And after 23 years the father of my kids decided he wanted out very abruptly and literally moved out of state 2 weeks later
    All I’m
    Saying is enjoy the love and trust it
    But keep your home , rent it air bnb whatever
    Just Protect yourself in terms of shelter whatever that looks like for you

      This is actually such sound counsel. My mother did not do this and ended up losing all that equity … eventually having to move in to a bedroom with my sisters family because she had the largest house and the time to attend to any needs my mom was sure to have as she aged. I had to abruptly move when I got divorced and also lost our home and the land it was on. I would never do this again. But each person has to make the decisions that work the best for them. For me, my financial independence is the most important thing for me because I want to be able to leave my children something when I finally leave this earth. In the meantime, I have no plans to remarry and don’t want to be dependent on family unless my health requires it. My kids and I are very open about those futures decisions and how they would impact each of us should it ever come to that point.

    What I used to do when I was selling is if I had an item that was hard to photograph I would bring it outside and take the picture with natural sunlight light and that helped a lot.

    Congrats, Courtney. I made a huge life change 9 years ago, and it took 3 years to become very comfortable in my new house after doing a lot of remodeling as you will be doing. Now, I am so very happy I made the move, and life is so much more rewarding. You have a great guy, it seems, and I wish you both all the love, happiness, and fun in your journey❤

    I used to work in tech, in search. I checked the Max Mara listing. The Brand ( from the Brand pull down) on the listing is MaxMara , one word. If I search using ‘weekend max mara black ruffle top’ your listing does not appear in results. The listings that do appear have as Brand, Weekend Max Mara. If I use ‘weekend MaxMara black ruffle top’, your listing appears. Poshmark appears to be implementing a hard restriction on the Brand in the listing and only returning listings that match EXACTLY the brand in the search. The See By Chloe has as Brand See by Chloé, with the accent, so, the listing is only returned if the search terms also include the accent mark. If you re list and switch the Brand to See By Chloe without the accent, your listing is returned. Post’s search is horrendous.

      Can you tell if the search is caps sensitive as well ? I always struggle with how to list JCrew pieces in the title … J.Crew JCrew Jcrew etc

      It is not cap sensitive. It also does ‘recognize’ some variations on common brands, so, Brand is J. Crew ( with a space) still is returned for jcrew, j.crew searches, but, the engine appears to rank higher those listings with the matching variation in the listing. It looks like the engine cannot match split/ combine three or more word brands like Weekend Max Mara.

    Hey! I find that ending and selling similar has helped me get items sold that are more stale. Also for the maje blouse the dark floral try keywords dark fairy and whimsigoth.

    I quit listing on posh for months because my things were not showing up on searches. I wrote Poshmark and got back one of those kind of responses that doesn’t really address the problem. I feel relatively sure that they rotate closets so that our items appear in search on and off. Rotations.
    That’s why so many sellers say they get several sales at once and then none for a week or two. No consistency.
    I think eBay may do the same at times but not nearly to the same extreme that posh does it.

      I remembered this morning when waking up what Poshmark told me. They said searches were different for each person doing the shipping based on different variables. Like I might not see my own stuff because I would not be buying my own stuff but others with a history of buying that particular kind of item would see it.
      Their justification was that this made buying easier for the customer. Something very close to that.
      I have no doubt that the platforms have grouped and labeled each of us and those parameters determine our volume of sales just as much as what we’re selling.

    Congratulations Courtney! That is very exciting news! Keeping your house as a vrbo will still allow you to stay in it when it's not rented as a getaway for you. That view is so special and i can really feel the emotion pouring from you when you talk about it. Keep it, rent it and then down the road if things evolve more and you get a house together, you can sell it...or not! Baby steps. You dont need to set the world on fire 😊 Take care

    Congrats! Just my perspective, sometimes its easier to gradually let go of a home. Moving out and renting lets you slowly let go and detach. Sometimes just selling makes it harder to move on and not have regrets.

    Great video! I noticed some of my listings weren’t pulling up in searches either. So frustrating! I lived in the same house for my whole life and just moved into my dorm room a couple of weeks ago. A big change and I was kinda scared! I was uncomfortable at first but I am loving the new start and don’t miss home as much as I thought I would. I know you will tackle any challenges that come your way!     Congrats! Don’t sell your house!! I had a friend who got engaged but her fiancé’ didn’t like dogs and wanted her to sell her house. She gave her dogs up and sold her house. They lasted 3 years and now she can’t afford to buy a new home. I’m sure you two will go strong but keep that house girl!!

      Where did her equity go? Didn’t she put that into investments or savings? There is no guarantee for anyone or anything in life and the housing market can always crash, and homes cost money/time to maintain. Hopefully your friend bounces back.

    On the items not showing up in the search, take your listing totally down and then relist it and it usually shows up. Sometimes there is a glitch or they are doing updates while you are listing and things won’t show up

    See By Chloe, one of those brands we get so excited to find, and they sit and sit. That's a great jacket. I have written Posh numerous times about listings being *throttled*- the term for them being hidden in results and they assure me they are "active".. Harumph.

    Courtney, when you say an item isn't showing up in search; are you referring to a search in PM? Also, I moved into with my partner's home 16 years ago and it has finally started to feel like mine. Although technically it isn't and I don't want to get married. Advice: keep your home and make a decision in a couple of years. Give the relationship and move time to settle before making more big decisions.

    So one thing ive noticed when trying to figure out why something isnt showing up in search is sometimes if i didnt hit the space bar and click on the suggested brand name in the drop down it wont show up. Even when they look the same. Sometimes this does the trick and sometimes it doesnt. But something to try.

    I sell on Poshmark only. I am not getting nearly as many likes or offers recently. I am not sure if it is the economy & inflation. I often feel “shadow banned” when I don’t get likes after sharing. I share 3 times a day. I have not used promoted closet because when I did the 2 week trail I earned $1 less per item due to cost of looky lou’s. I have 1500 plus items. My prices are lower than most sellers. Unless I relist/post 40 + items per day. Not sure what is going on. Best wishes on your new adventure!!!!

    Same for the butterfly blouse… dark fairy whimsigoth try and see if those help sell the top. Anything black I’ve been trying witchy and black more feminine whimsigoth and dark fairy. I’ve been getting more watchers. I think especially around Halloween it might help.

      I’ve been emotional everytime I’ve moved and made a big life change, and I’ve never regretted a single decision. My house is great, but it could burn down tomorrow in a wildfire (I was just evacuated a month ago) and I’d be fine. California is a big state and not every area is that valuable. I’ll definitely be working with my financial advisor to create the best plan for me, as being practical and smart is more important than just liking my first house.

    Have you considered having a Studio such as RuralSq built? Would give you a separate space. Also prevent inventory taking over house like Paul’s!
    Here’s a question:
    Is the new house a place you’d choose if you were buying?
    Or would a new place be the way to go? Shorter commute, separate out building for your business, with photo area.
    Just wondering.

    With the black with the ruffle, I put my light below the shirts that are hard to get the accent to show up and sometimes I diim the lights and it makes a difference for me

    Happy for you and Robert. Will you have a separate room for an office and do you know how/where will you store your inventory? About reselling, I may be dense, but since your last "try on" video, I am confused about your strategy. How does only sourcing things you can fit into and wear equate with being more sellable, better quality, etc.? I just don't get how you being able to wear them correlates to that.       Being able to wear/ try on items helps me show it with movement and on a real body (not just a mannequin or hanger. Also, I can see how it fits and be able to describe it better. I also am not reselling or thrifting as much, so it helps me narrow down my search in thrift stores and make me more focused on what I’m picking up.

    I wear 99% black , I don't purchase from most sites because of the photo quality of the black items (new or second hand) second the measurements- IF IT FITS TRUE TO SIZE reposhing , why and how it fits!. I think VIDEO is so great!! I wish it would be a standard practice! Hope this helps!

    Stock photos...yes I agree its best Not to use at all, BUT I will use them if I simply cannot show the true item in any other way. IF I do use stock photos I usually do put them in as 2nd or 3rd photo so ebay and other companies won't get upset and I mention that I am using them to show how the item wears or certain features my photos can't show in the description. For instance that blouse with ruffle, I might find one in a different color where the ruffle shows up better - as we know black absorbs light therefore difficult to show details. Again would put as 2nd photo, mention I am using it and its only to show detail and not the real color, the real color is black, etc. I try to stay away as much as possible from all black or white items just because they are hard to photograph. Of course sometimes...you just have to LOL. Only in very very rare occasions do I use a stock photo as my main photo...again its an unusual item that absolutely needs a stock photo to show what it actually is. I think its lazy to use them most of the time just to get a sale actually, but I have to shrug it off, I can't control that so have to let it go. I have seen many items on ebay that only use stock photos for every photo and none of the item that will be sent out. They will also cut and paste the ad copy. Tsk Tsk. I don't think doing those two things are at all acceptable. Glad that you are a reliable honest reseller.

    Great video! And great to check in with your journey. Do you provide your regular size "stats" for the video so viewers/customers/poshers can compare to their own size? I'm now thinking of making videos after watching this but wonder if I should describe my size with height, weight, measurements, etc)

      That’s up to you. No two bodies are the same and I provide measurements of each item, along with the picture of the material tag and my typical sizing. I’ve never provided measurements of my mannequin but always said that it is a size 6 mannequin for reference. I don’t think video is for everyone, but it’s easy for me to do. Hopefully you find something that works best for you as well. Good luck!

    I find it strange sometimes that we are able to get attached to things that really aren't attached to us. I'm guilty of it, we're human. Fear and anxiety really hold too much sway and keeps us stuck.

      I will make the best decision for me. I got super emotional about leaving SF, but that is because change is hard and scary, and that ended up being the best thing for me. Emotions should not be a bad thing or always indicate concerns/problems. It means I love my house and what I’ve done with it. I’m also very proud of my journey and I’m emotional about that. My 42 year journey, not just a house journey.

    Rent your house out, don't sell it for at least 5 years. It's one of the best investments you can have for retirement.

      While property values can go up or down, the national average for home appreciation is 3% per year. S&P average the last 30 years was 9%, and that doesn’t require time or maintenance costs. Real estate is a great investment for the home that you currently live in, but it doesn’t beat other investment opportunities out there for retirement.
