    The following budget includes all of the below items.
    1. Pre-construction Costs Video ( • $40,000 for Container ... )
    2. Clearing the site and grading the driveway: $6,000
    3. Well Install: $17,000
    4. Bringing Electricity to the property: $25,000
    5. Foundation: $32,000
    6. 5 - Shipping Containers delivered to site: $33,000
    7. Structural Steel: $21,500
    8. Framing and Roofing Framing: $7,500
    9. Roofing and Waterproofing: $8,600
    10. Electrical Rough in in wall and hookup of all electrical accessories: $12,000
    11. Electrical Fixtures interior and exterior $15,000
    12. Plumbing Rough in (installing and hooking up home to septic system, plumbing fixtures, well hookup): $19,500
    13. HVAC Minisplits: $15,000
    14. Spray insulations: $8,900
    15. Windows: $24,000
    16. Exterior Trex Decking: $9,000
    17. Doors frames and hardware: $4,500
    18. Drywall and Taping: $8,000
    19. Painting, includes both exterior and interior paint: $5,000
    20. Wood Flooring this is going to be the cedar wood flooring that I use throughout, includes underlayment: $7,500
    21. Tile: $6,000
    22. Fireplace: $5,000
    23. Cabinets and tops throughout kitchen and 2 restrooms: $18,500
    24. Appliances fridge, oven, stove, microwave, dishwasher $7,500
    25. Hot tub $6,000
    26. TV and interior electronics: $4,000

      Hey max, I really appreciate your kind words man. I do sometimes wonder if this is all going to be worth it but then when I'm on site remember the vision i feel so much better. I'm really hoping that this home is able to bless many people and to help people to be able to unplug and enjoy the beautiful property. Thanks for following along!

    How do you ventilate the house? The mitsubishi system is a heat pump so I believe it just circulates the indoor air? So how do you get clean air in and dirty air out?

    Hey Devon, first of all, congratulations on completing your project. I've been following you on your channel for a few days and I find you very authentic. We can see how passionate you are and how you are an inspiration to many people.
    Here are my questions:
    1. Before purchasing the land, did you already have the plans for the Pacific Bin? If so, did this help with funding?
    2. During the pre-construction phase, where did the money come from to pay for the land? Did the money come out of your own pocket?
    3. How have you managed your financial situation since you purchased the land?
    I continue to follow your journey by trying to bring my own short-term rental project into the world.

    Hi Devon, I started to follow you today. I am located in Florida, and I thought on build my own Shipping Container Home down here. I love the way you have been documenting your journey from the start to where you are now. I know it is not easy, but I can see also you are very talented. I am very handy and I know I will be able to do almost everything but of course with the help of other people to make it faster. One thing you have ahead of me is welding"; I think I will need to get some practice but also watch lots of youtube videos. lol
    My wife is excited about it too. Of course, it will be a lot more cost-effective here in Florida. I am a videographer as well so it will be awesome to put my skills here and who knows I will start a youtube channel of how too as well.     You got me tuned in. I come from general construction and estimating background also. I have a few ideas for container coffee shops & a home in the future. Working on the funding process and it takes time. I like the content I’ll be watching the process.

      Yo that sounds like a great idea! Understanding construction really gives such a better understand on investing and can generate a lot of wealth by know how to do most of the stuff yourself.

      @@devonloerop For sure, knowing how to do most of the stuff yourself plays a huge factor when it comes to the numbers. Hard for people to get over on you during the investment process because you have the background knowledge. Construction is a great investment but also a dirty game if you don't know anything about it. Contractors can be real snakes.

    Devon, Well done man thank you for sharing. You are on the right track In the world of Airbnb when a consumer has the choice between a traditional house and a container house, they choose container houses 70/30. What foundation did you choose for your build? what plumbing method did you go with. I'm building a container lakehouse in Texas. Thanks again for sharing.

    Dang this video is amazing … I have a old mobile park that I’m thinking about buying it’s 23 empty lots and 3 current homes … I don’t know 🤷🏽‍♀️ if I should take this project on … I’m going to call the city and see if we can build container homes in the land instead of the home 😳

    Hello Devon, wondering what height is the ceiling? I’m looking at doing a similar project here Ontario Canada one of the issues that I have is whether, such as winter, humidity and moisture/sweating on walls and ceilings. With this being said, I was looking at the larger container I believe it’s closer to 50‘ x 10‘ high. Not sure if this is something that you looked at or not? I would like to build something that is just over 5000 ft.² with 10 foot ceilings not sure if you have any suggestions?

    Is your furniture budget large enough? I just built a 500sq ft 1bd/1bth in socal, and i spent upwards of 15k. Dont forget closet buildouts, and finishings like art and kitchen/bathroom supplies. Adds up to be a few extra thousand, but still an expense you might want to track.

    Hey Devon. Are you going to pre fabricate the containers as much as possible on a essy to reach site? Or are tou going to do everything on the site in the woods?

      Everything on site, I don't have a access to a shop or place I can prefab so I'm making do with what I have. 😅

    Having the capital to pay for this upfront is crucial, but since you're financing this you are basically bleeding money via the loan/mortgage until the property can be leased (there's also the increased appraisal of the property once built). Are you eating the costs and trying to build as fast as possible, is there something in your loan that delays payment, or is there something else? Thanks!
    I've wanted to do this myself and I'm super excited to follow and learn from your progress. Keep it up!

      You pretty much nailed it. that's why im trying to move as quick as possible. I got my permit 12 days ago and the foundation will be done friday and boxes show up next week. I currently pay $2k towards the LOC right now every month and then will hopefully be stepping it up to $10-15k/mo once leased.

      it includes the subcontractors I used but none of my time.

    Can you share that super detailed spread sheet you mentioned? And do you have any labor contractors that you could recommend. I am not handy in any way so I would need to hire a team for labor on most if not all of these tasks

    $6,600 per container? Wow you got them at the top! In 2023 you can buy them around $2000 each for 40’ and just $1500 for 20’

    Assuming this guy got the money from his parents (and it's not the case) he built a great house by himaelf, he didnt buy a stupid supercar to look cool. Great job Devon!
