      Return on residential accommodation in india is 1 or 2 percent. Inflation and housing loan interest is 6 and 9 percent respectively. If you take loan you are getting negative returns.

    ಒಬ್ಬ ವ್ಯಕ್ತಿಯು ಮನೆ ಖರೀದಿಸಲು ಶಕ್ತನಾಗಿದ್ದರೆ, ಅವನು ಖರೀದಿಸುತ್ತಾನೆ. ಇಲ್ಲದಿದ್ದರೆ ಅವನು ಬಾಡಿಗೆ ಮನೆಯಲ್ಲಿರುತ್ತಾನೆ. ಈ ವ್ಯಕ್ತಿಯು ಸಾರ್ವಜನಿಕ ಸಮಯವನ್ನು ವ್ಯರ್ಥ ಮಾಡುತ್ತಿದ್ದಾನೆ ಎಂದು ನಾನು ಭಾವಿಸುತ್ತೇನೆ.

    Sir the factor 20%.. or 0.2 is wrong because you have to put compounded escalation cost for every year.. means this year inflation of 7% means then escalation cost will be minimum 9%.. so this will get compounded every year . Please remember compounded interest calculation is big number

    Good video sir, keep it up. Glad to see the videos in Kannada on financial matters. It certainly makes sense to rent in expensive areas, your calculation shows that, however few non-expert thoughts from me..
    a. No where government controls the maximum price of properties, not even in China, so it has to be determined by the market forces. Even if they try, people will resort to black market methods, especially in India.
    B. Your calculation shows that the owner rental return is much lesser than 6.25%, probably 1/3rd if you add other maintenance expenses. so as a owner, he is better off putting his money elsewhere with higher liquidity and returns. Rents are again determined by market forces, as we are a capitalist economy. For example, an oversupply of houses or flats will bring down the rents.
    c. For the single property owners, there is still argument for buying, as it gives tax benefits on borrowings. Then there are intangible benefits, like a sense stability for the family, school and local social network. In contrast, there may be negative effect that one may have to spend lot of time in travelling to work, reducing his family time. So it can’t be generalised.

    Started with an example of 3.5 crores, which i find is inappropriate.
    First Point: 2BHK rent comes around 25k in an individual house and 30k in an apartment in a decent area. Which comes around 3-4 lacks per year. Considering inflation you would have spent around 70-80lacks for rent in the span of next 15-20 years.
    Second point: Assume that you have cumulative wealth of 70-80 lacks in next 15-20 years without taking the home loan, which mean taking same 6.25% interest you would get 5 lacks interest per year. So with 5 lacks per year (~40k per month) you might get a decent house for rent today, but will you able to afford same house after 15 years for the same interest? I believe definitely not possible considering inflation.
    So i feel considering above 2 points it is safe to buy a budget house (less than a crore) if you can accommodate EMI within your salary. However i agree that there is no point in buying a luxury house (2-3 crores), that is meant for different class of people. People buying in Jayanagar is least bothered about how much his/her house earns in next 10-20 years.

    Only way it can correct is property prices getting adjusted to real rent income or percapita income.

    Basically value of a product depends on demand for that product. People will buy even though it is overpriced sometimes due to prestige or social pressure. But what people should understand is that having peaceful and enjoyable life is more important than succumbing to social pressure.

    Sir, you may be correct. But not for Indian economy. We are still far behind than Gig economy. Please give videos which can educate people than misleading people. Every living creature in this world will make its home in its life. Americans will also have home and retirement plan. They don't have savings system. They don't have joint family. But we have.

      Yes, every living creature makes its home - but without becoming locked into it and the resulting debt till end of life. Home is a convenience for them; not a compulsion like humans. If you have not already watched it please do watch "Life is easy - why make it so hard" by Jon Jundai. World is slowly moving towards that. Jon did decade back and has become a kind of celebrity now. When we want to do (or never) is left to us!

      Buying home is not wrong but traveling from Kengeri to Whitefield everyday is wrong. Make life easier by making it flexible.
