    I paid $900 to go through an online prep course and it was basically 80 hours of powerpoint presentations. No videos of walkthroughs such as this. THANK YOU for providing content that my paid course was severely lacking.

      I just signed up to and your right its all PowerPoint. And I did the same thing. I want to see an actual walk through. And Jeremiah is very thorough and gives me a good understanding of what I'm supposed to inspect.

    This was extremely helpful, I like to see how other inspectors conduct their inspections. I am taking notes as I watch. One thing I like was that he carries a laser pointer- good idea that I have not thought of. Makes it easy to point out issues to clients.

    According to TN code you also have to complete 250 inspections and at least two years of training under a licensed inspector. Good luck with that!

    This is an excellent video. I'm a new inspector, still trying to get my processes down and figuring out what works for me. I have a question about the GO-Pro, do you have it running while doing the inspection and then review the footage later? If that's the case, is it to review anything you may have missed before submitting the report to the client, or is it more for personal liability protection, like a police officer's body cam?

    Great instructional video! Couple of questions:
    Are you inspecting for the current home owner, potential buyer, selling realtor or buying realtor?
    Also, have you considered the drone with a HD camera to avoid going up a ladder to inspect gutters and the roof?

    Always check that the shower arm, the shower faucet, and the tub spout are secure at the wall. Just make sure that the bathroom vent is venting to the exterior. Weather if it goes through the roof or has its own vent at the soffit material

    Awesome Vid!!! One thing maybe you can clear up for a newbie...I notice you're not making very many entries into your HIP App. You're really just inspecting everything and taking a picture here and there. Is this your typical way of inspecting and how much time do you spend at home trying to remember everything to compile your report? Im trying to dial in my method and was curious what made you go this route instead of making all your entries into the report as you are inspecting?

      Great question. For the purpose of this video I wanted to focus on talking rather than filling out my report. For a normal inspection, I will be constantly filling out my report as I go while inserting photos. I usually take between 200-400 photos. And most of them are in my report. My goal is to complete my report in the mobile HIP software. If I can complete it in my mobile software than it will only take me 15-20 min to review it on my laptop in the car and send it to my client before I even leave the home. If I don’t complete it all at the house on my phone, then I rely on my photos not inserted in the HIP software to complete the inspection report later. I include a ton of photos in all of my reports. It makes the reports really long but incredibly helpful for the client and agent. I rarely get questions from clients and agents after an inspection, likely because the photos. I copy and paste narratives from the body of my report under each picture so that there is no questions about what narratives go with what photos. I also include a photo summary at the end of the report just above the written summary so that the client can read the summary and reference the photo summary just above.     Maybe people who want to be a home inspector or new home inspector will read this. You have to run all the water the entire time you are inspecting the house. You just have to keep moving back-and-forth checking the water sources. If you do not run all the water all the time then you are not doing a good enough inspection. That is how you find main line issues a lot of the time. You will get the plumbing to back up. That is how you really find plumbing leaks under sinks. That is how you really find leaky faucets and so on. If the inspection takes you an hour and a half then all of the water should be running foran hour and a half. Of course there’s times when you have lipless showers or other touchy water sources that you can just tell that you should not leave on and unattended. Just turning the sink on and off is not nearly good enough

      If your inspection takes an hour and a half, I question if you did a thorough enough inspection. The goal is quality, not quantity.

      Also, I disagree. I don’t run the water for the whole duration of the inspection. I find blockages, leaks and leaking fixtures on every inspection from running it for 20 to 30 minutes and filling up the sink/tub and draining it and draining it.

    Why wouldn’t you wait untill you actually use the ladder before setting up?? You think the little sign will stop some neighborhood kid from climbing and possibly falling? Opening your company to a lawsuit makes no sense never leave unattended ladders

    Wow you wear all that gear the whole inspection? Knee pads included, Why? no way would I do that, here in Texas I would sweat to death. Not saying its wrong or hating, just kind of in disbelief lol. I carry a flashlight, plug tester and a multi tool. Anything else I need during the inspection I will just go to my tool bag and get it then put it back but that's me. Same with the ladder, I pull it out, get on the roof and inspect it then put it back, never leave it up for any reason.

      I recommend that you test the receptacle/outlet instead of testing the plug. The outlet is effectively your plug tester.

    There is a water leak at the master bathroom sink drain pipe area. Simple as that. Or you could say, there was a water leak at the master bathroom sink drain pipe area at time of inspection. Not really sure if it’s worth clogging up a report With a picture of a small puddle of water. To each their own

      @@mebigchop6730 k well first off he claims to not only have a wife but one that wants to see him… yeah right, he points to cracks in the parging doesn’t men there are cracks in the foundation, he points to cracks in the garage floor and says they’re for drainage those are relief cuts cut control where the cracks show up they are supposed to be there and no amount of snow coming off your car would hurt the slab.. having no weepers in the brick is wrong he said they’re could be damage inside the house from that I guess he could say that but it’s a stretch

      @@mebigchop6730 some things he didn’t see maybe it’s not code in Colorado but switch plates that aren’t against a wall need to be metal so you don’t catch the edges and break them

    I’ll never understand walking inside the house and all that stuff before starting the outside. I would have the roof done and the exterior done by the time you even did this time-consuming ritual. I do average 3 to 4 inspections a day 5 to 7 days a week.I understand that most inspectors are not nearly as busy as I am. Not sure, maybe that’s how they are able to waste so much more time

      the standards for home inspectors are to take 2-3 hours per house. Between that, driving, and writing reports......it's time consuming. Houses with more problems take longer. Houses where you have a client present take longer. If you want to work that much, that's fine. But taking your time and being thorough isn't a problem.

I watch other guys and I just think how I could teach them to be so much more efficient and profitable. every chance I get I do help other inspectors.
