Thank you for an informative video. Anywhere else and the HOA fees can be substantially higher for similar amenities level in Florida. There is a lot offered at The Villages. 😊
Thank you Jan and Deb! Very informative. We're newbies here and love it! In fact, STILL rather giddy that we're here. 🎶 We may be found singing the jingle at least once a day... Florida's friendliest hometown. Yea...that one. Amenities fee is beyond reasonable IMHO.
Hi Jan and Debbie..having a catch up on what you mentioned about Amenity fees and you were saying fees go up on your house anniversary..is there a cap on that for instance what would stop them from putting it up another $100..thanks x
Good morning Fay! They can increase the fee with a cost of living increase which is based on the CPI. I believe currently the max is $189. Thank you for always watching!
@@thevillages365 thanks so much. Waiting patiently for a life style appointment. They are telling me I still have to wait till Jan. Next year oh well hopefully there end of April xx
How many residents of TV ? How many are snow birds paying the full fees ? Do you 2 enjoy living at the TV in the summer when it is hot but less crowded ?
Last count is around 140,000, but the number continues to increase! Anyone who owns real estate here pays these fees, so even if you own but only live here 3 months out of the year, you still have to pay your monthly fee. If you are a renter, it would just be part of your rent. You wouldn’t pay anything additional. There are goods and bads of summer here. It is true that there are a lot fewer people. Golfing is easier and faster. It does rain quite a bit and the heat can be brutal. Pluses and minuses! Thanks for watching!
What area is considered the historic section? I go to settlement next week up north in Woodbury near Mulberry dog park. Is that considered Historic? House is 20 yrs old. Thanks Patricia
Hi Patricia! The Historic side is on the north side of 441. Woodbury is an older section, but is not the Historic side. Congrats on your purchase!!! Enjoy!
The Villages of Country Club Hills, Orange Blossom Gardens & Silver Lake are the Villages on the Historic side. They are right across from Spanish Springs Town Square, on the north east side of 441/27.
@@lauralampe1664 thank you. We are a little overwhelmed and worried our neighbors are not inviting because we never see anyone out when we were there about 3 times. Golf is what we love and the music at the squares. Maybe our neighbors are snowbirds and their houses are closed down for the summer.
We have owned our home since 2001 and it has been that way since then. I believe that the pools built at the country clubs have been priority (now enhanced) from the beginning. Thank you for watching!
@@thevillages365 hmmm, my pop n law has lived there 33 yrs and has always been allowed to sit by the pool at OBG but recently denied access. While I only had a guest pass and was allowed in. 🤷♀️
@@smiser8568 that is strange. It has always been a priority pool and they have always checked IDs. Was your FIL a priority member for golf? Up until last year the pools were included with that membership. Last year they took the pools away and you have to pay an additional fee if you want to use the priority pools.
@@thevillages365 no, he's not a priority member and never has been. They've always checked our id's and let us both in. This time they didn't let him in. It is very strange. BTW, love your vids!
Very informative! Can I ask if there are classes for painting, outings, groups that have similar interests, say cooking classes, book clubs, exercise classes, are these included in amenities fees? Do you know of a way for me to find a rental in the villages to spend a month or so, if I want to try it out? thanks very much.
Hi Cheryl! Yes and yes! Here is a link to all of the clubs available www.districtgov.org/departments/Recreation/clubsDownload.aspx The clubs themselves are included with the amenity fee. They are run by Villagers though so depending on the club, some may have a membership fee. For example I am in the platform tennis club and they have a $10 fee each year to cover some minor expenses. As far as a rental, you can contact any realtor, or TV has a rental company. If you just google “renting in the villages” you will have several options pop up. If you are wanting to come down in the prime season, we would recommend looking early (Dec-Apr). Thanks for your questions and thank you for watching!
Hi Patti! Yes, you can do one year, six month, or monthly and you can have a single or couple membership. For those of us who had priority golf memberships, the pools were included. Now they are additional. 🙄 thanks for watching!
Hi Frank! If you are referring to water fountains to drink from, they do have jugs available at all of the recreation centers. If you are talking about fountains for decoration, you can find some in the Spanish Springs area definitely. There may be more, but those are the ones that first come to mind. Thanks for watching!
Great information Debbie & Jan. Thank you. I have heard it said quite a few times that The Villages is a community with gates, but it is not a gated community. If living in gated community with restricted access for non-residents is important, then The Villages is probably not for you. Just wondering if you think non-residents using the amenities happens a lot. One of my friends who lives in TV thinks the pools users should be checked more often for Village ID or guest pass.
I can say that I do personally know of people who come in to play pickleball. Sadly, that means homeowners are sitting out or waiting longer than they should. I have heard the complaints about the pools. I have never encountered personally anyone using the pool without being a resident, however I have never seen anyone ask for an ID. I play tennis on hard courts twice a week and I have probably been asked for an ID less than 5 times in 8 years. It is really hard to guess. There are concerns about non residents, but I really don’t know if it is a valid concern or not. Thanks for always watching!
@@thevillages365thanks for your insight. One would think that people age 55 & over wouldn't try to "sneak in" where they don't belong. Sounds like something teenagers would do.
You spoke about landscaping and grass cutting, etc. I thought that was covered by your CDD fees, not the amenities fee. Please correct me if I'm wrong.
Hello! We do not pay a CDD fee. We have the amenity fee which is given to the districts. Those fees maintain cart paths, rec centers etc in each area. If you are a resident, you can pull up your District bill (monthly bill) and find the breakdown of how much is amenity fee, then your own water, sewer and garbage removal are also on that bill.
Hi. Another nice, informative video. I also thought the CDD fees maintained the paths and flowers, etc. based on your information, living in your area is really more economical than the south, which charges CDD fees and amenities fee. Thanks
Jerry and Linda have multiple videos on their monthly bills like the amenity fee and the cdd fee. With the bond payment on some lots, the 3 fees can exceed $300 per month. Taxes go on top of that.
@@markedwards5512 yes, a lot over $300. Jerry and Linda have no bond on their property, but last year the CDD fee was $579.60, the fire assessment was $124, the amenity fee was $189, so a total of $892.60 (plus taxes on top of that).
Not taxes. Our insurance tripled with Progressive. It seemed they were trying to exit Florida without canceling policies. We shopped and were able to obtain a policy with an increase of about 20%. Still higher, but much better than progressive.
Seems kinda high to me but just feeling safe is worth alot I’m retired and live in an older neighborhood it has become a big rental area and so many different people move in and out and you never know if the next neighbor will take care of their yard , have loud music , have loud weekend parties etc so after you consider this $178 doesn’t sound so bad 😊
