90% of property owners have ONE investment property. A further 7% own 3 or more properties. So your "solution" to regulate them, won't even touch the issue. Regulating Landlords, will only encourage them to sell and that will mean less investment properties. We need to encourage more people to buy investment properties.

Not sure I agree. It is more the decline in interest rates from the 90s to now. If you look at the historical price jumps it has coincided with the continuous decline of interest rates. The monthly cost of servicing a $500,000 mortgage at 6-8% is the same as servicing a $1,000,000 mortgage at 2%. So that doubles values right there. Then add on growth in salaries from the 90s which would be substantial,. So that brings us to houses going up quite a bit just on the same budget. Around 10 years ago I remember everyone use to factor in a 2-3% buffer. Up until recently that was all thrown away and the attitude developed we would never pay more than 2-3%. The recent increases in interest rates would take everyone by surprise afterall they have been continuously falling for 30 years more or less. To stop prices going up they will need to stay above 4%. Then hopefully in time it will make it more affordable to buy in. Along with increasing stock as is the continual case as populations will always be rising. The reason say the QLD gov hasn't increased stock is just 5-10 years ago there was a big oversupply in units. Which then stalls future developments. Unfortunately this gives governments an opportunity to ignore supply until it becomes evident again. Yep this is horrifying. Something ABSOLUTELY has to be done asap. If people with full time jobs cant find safe affordable housing, please also spare a thought for students, part-time workers, unemployed, and people totally reliant on Disability Pensions & unable to work due to chronic illness through no fault of their own. I'm in the last category. Even with max new rent support there is literally no affordable housing anywhere. I've been applying unsuccessfully across 3 states for THREE YEARS & had to choose between giving up my adult independence & life & friends to move back in with my mum or live in a tent in the park with the other pensioners. Even getting a room in a sharehouse is now more than 30% of my income on a DSP with max rent assistance. And the recent $10 a week raise in rent assistance which the gov was bragging about recently does literally nothing when rents everywhere are going up $300 to in some cases $800 a week 🙄. The governments needs to stop treating renters like third class citizens whose welfare doesn't matter. I really hoped that the new Labour government would do more after the Lib party systematically decimated & totally ignored public & social housing for the past decade or so😕 Things need to RADICALLY change. My agency made us do all the cleaning after the replacement of all windows and balcony doors in just 2 days just 3 weeks before we'd move out of the unit. I am seriously allergic to dust, so I rented a service apartment for a night, and my friends cleaned up the mess. They unassembled and reassembled all my furniture for the windows installation job. After vacating, the agent complained we've never cleaned the dust off the cover of a small bedroom lamp! I don't have words to reciprocate these kinds of conversations, and I am not ysed to get so unfairly bullied by Real Estate agnets these days.

Our heater wasn't worked in 5 years, which is illegal in Victoria, and we've asked for it to be repaired, but the threat of eviction is held over our heads. We have electrical issues that they won't repair and there is a huge crack in our ceiling that is dangerous. We are too scared to do anything because we are worried we will be evicted. My mother lives with me and has Dememtia so I have to worry about her.

As someone that rented, I do see the renter's point of view and things need to improve, but we need to be careful not to scare people out of renting their properties with ideals like "prosecuting" landlords for mold issues they might not even be aware of as this will just make matters/the housing shortage worst.
however without holding landlords and agents accountable then you are enabling the behaviour, I'd much rather a solution that allows fairness towards the tenant and to make sure the tanent has a right to hold the landlord responsible.

A landlord can only raise the rent once a year yet the RBA can raise interest repayments 11 times a year.
