    I miss the south east, there's always jobs, and progression can be rapid but the cost of living is too much relative to the wages. It's a brutal way of life.

    Belter Vid as every James. Can you do a vid on vendor finance, pro and cons etc, how it works, is it secured and what agreements are in place and lastly T&Cs etc.

    The employment crisis thing is a lot to do with brexit, but also covid made people realise they value work life balance so want careers that can provide them with that and good pay.

    If the seller liquidates the company, would he/she get more money? Or the liabilities are matching or exceeding the cash in the bank?

    Great video. Staff are a massive problem for virtually everyone! I’ve been registered with the home office for around 7 or 8 years now and recruit people from overseas and offer tier 4 work visas. They’ve all been real self starters.

      Interesting to hear this from a Home Office insider. That department has a horrific reputation, what with Windrush and all.

      @@blazzz13 well the Home office grade businesses that apply and as we’re a law firm we have high trust levels and so top ranking for them. Also being in the business so to speak, I use very good immigration lawyers. If you don’t use them or you use poor ones the process can be slow and hazardous.

I agree, as with all things, money talks- if you can instruct a good legal counsel you can get better results for your visa application as opposed to no representation at all which was the case with the Windrush scandal. It does beg the question though of why the rules are so complicated.

      @@blazzz13 that’s an easy question to answer! The Government makes a lot of money on visa applications. Keeping them difficult, expensive and complex deters many but means the Government keeps control and does so profitably.

      Hi Samuel it’s difficult for me to give this info on YT- it’s complicated and sometimes looses people. In addition it all depends on each individual deal.
      I can however say this, all my properties I have bought in the last 5 years I have use a LTD company and would continue to do so.

    From my experience the owners always believe the cash in the bank is theirs and I’ve had multiple deals fall apart due to the owners not accepting they can’t have the cash in the bank

    James i would love your advice. I have a commercial property and business 3 stories on a high street, i own the freehold. It’s currently used as a trading business and I’ve rented the top floor to other therapists, the middle floor is not used and the bottom floor is used for therapy services which i carry out. Do you think i should convert the upper floors into flats, a builder and architect said i could get 2x2 bedroom flats, cost to convert is £50-£60k and they’ll each be worth £170k each and keep the chiropody business downstairs under PD. Or work on developing the business revenue and try to get the middle floor rented out as it is to other therapists? Many thanks

      If it was me, I’d probably try the 2 floors as serviced offices, much higher yields than flats and probably less to convert.

    Well done James, but the seller would appear to have made a weird decision, why didn't he (legally) empty the bank account and then offer it to any takers for nothing or even liquidate it/bed and breakfast it to a new owner? the bounceback loan is not PG'up so only the lease may have caused a headache. it would have cost you nowt and he would have got £82K. A bit simplistic but.................

      Agreed, is the advantage it kept people in work with the potential staff benefits of being in a larger nursery portfolio? The owner must have been devastated when the £250k deal didn’t go through and with the staffing issues maybe just wanted out asap in a way that meant least disruption for parents and team.

    Thanks James... I have been doing Sunday markets for years... but since the Covid Lockdown markets have been a nightmare. Now as traders we have a lot of stock but no where to sell them. Even online... I am thinking of a warehouse or shop but yet again... It is new territory that requires a lot of research and exploration before venturing into.
    What advice would you give to us... struggling small businesses???
    Any help will be very much appreciated.

    If 4 people leave a business within a few weeks, I'd say there is a problem within the business. Not a criticism a big fan of yours, but 4 is a lot. Especially if they all gave 'too busy' as a reason, childcare is hard work and the wages (even more so now 10 months after this video was put up - don't cover the cost of living). Doing a physically and emotionally demanding job, where you very rarely get breaks (because its too busy for ratios) in an environment where illnesses go round staff quickly because children have no boundaries and spread germs, for low wages that don't even cover the basics is depressing.

      Why do you ask that? It’s in interesting comment. I notice lots of successful people have dyslexia and ADHD.
      Maybe I have.
