Builder's Shocking Sod Install: Is THIS What We're Supposed to Expect?

A potential client called me to quote regular lawn mowing on their new construction home. It is in a neighborhood that was a failed development (meaning a home builder bought and cleared all the land, but they only built on and sold a portion of the available lots before going bankrupt) recently bought by Century Communities (www.centurycom....
The sod install was so poorly done I called the client and told them in no uncertain terms they needed to pursue remedy through their homeowner's warranty (generally, new homes come with a one or two year warranty to cover defects in construction). The client informed me she had ALREADY brought the sod to the builders attention.
You know what they told her? That it was normal and all the lawns were like that. I couldn't have been madder if it happened to me personally.
I sincerely hope Century Communities pays close attention to not only this video but who they are outsourcing their landscaping to for the Heritage Oaks community in Macclenny, Florida. I also think common decency and respect would lead them to remedy the situation (and any other similarly installed lawns) by removing this terribly installed sod, correctly prepping the ground, and installing fresh new sod as best practices dictate.

Thanks for calling them out. That was atrocious. I'm a passionate lawn guy (private home owner) and that is one of the worst things i've seen. I'd love if you could do a follow up video as to what the end result was.

Needs to be dug out, regraded and bring clean top soil in with a little clay. Then sod it again.
I've been doing landscaping for 30 years
Me and my wife recently moved to Glen St Mary, FL and kept seeing your name come up on our local community pages. It seemed like as soon as anyone mentions a need for landscaping your name is the first to come up. I finally came across your channel and after watching just a couple of your videos I can see why everybody here trusts you with their landscaping business. Thank you for all you do and thank you for setting an example for other businesses to emulate.
Hey Brad--can you post any updates bout this story? It would be interesting to know if the customer gets any satisfaction or if she is totally screwed. Great of you to bring attention to this sorry mess.
They did this EXACT same thing to my dad's yard. (Not the same company or anything like that, these were some guys he hired). They backed a trailer into the back yard and slapped down some 2x2 crab-grass full sod squares. Then when love-bug season hit, they exploded into bugs LOL. Not to mention the damage done to the rest of the undone lawn with the truck tires.
I didn't know they did sod in tile format. I thought they did them in rolls...
That is definitely not how they taught me to lay sod in school.
I wasn't a minute in before I got angry. That is THE WORST sod job I've ever seen! Monkeys could have done a better job putting that in. What did they do, use leftover ends or something? Those pieces are WAY too small, the grass looks half dead and it's very uneven. Did they not prep the ground before laying the sod?? I'm not an installer, but I know better than THIS! If I were the homeowner, I'd be FURIOUS at this crap job! It's borderline criminal... And now that I finished watching? I'm even MORE convinced it's criminal. That homeowner needs to make a stink and force them to do it RIGHT! She should look online to see how a fresh sod yard looks. I live "up north" and we have sod jobs and seeding. I'm over 50 and I've NEVER seen anything as bad as that lawn.
Good video. It always amazes me how contractors can do such shotty work and can stay in business and the guy who does good work has to jump through hoops to stay in business
at first I was like what he fussin about?.... @1 min later.. OMG.. that was the worst sod job ive ever seen.. u did the right thing.. hopefully she gets the company to follow thru.. if not.. she needs a lawyer...

OMGosh! That is horrible workmanship & i agree with everything you said and did. Sure hope the poor owner gets it taken care of with no cost to her. So sad!

Dude... they do this crap all the time in my neck of the woods here in Florida. About 7 people show up and start literally chucking pieces of sod on the ground. 3 hours later the whole property is done and looking just like this one if not worse! 2 weeks later the whole yard is solid brown and looks to have no hope of turning into a yard.
I was going to say 'glad it isn't just in my area' but then I was like...'wait, no that shouldn't make me glad it happens other places!" :D
That's a joke, the company needs to hire a proper company to fix it, I wouldn't trust the company who laid

It looks like 10 lawns worth of remnants of cut-off sod pieces. The most careless job I ever saw. HELEN KELLER and Ray Charles would do a better job just by feel.
It almost looks like grass they cut off another property to “sod” this one with.
Never seen someone lay out crabgrass sod. Jesus. What is that even supposed to be? I'm in a Bermuda lawn group that will share some horror stories of sod going in wrong. One guy shared some photos of sod that was laid down on the existing grass/weeds.

With that many cracks is why the roots of the sod dried out and died and air gaps allows all them weeds to come up and take over all that could be beautiful sod
I disagree, too many other issues to only blame irrigation. Poor install job 100%
I assume they asked you to make it look better, but I don’t know how much magic you can work on something like that
It was just a quote for maintenance/mowing as the grass is starting to come out of dormancy locally.

I'm not a professional sod layer but I think that they had a bunch of leftover pieces from other jobs and just lay out the pieces without any prepping.
Homeowner really shouldn't have closed on the home with that yard looking like that...
given it's new development, they probably bought into it before the house was built, let alone the sod being laid. I don't know what protections buyers get in those situations.

Production builders in Ohio don't even provide a lawn, only rough grading. Terrible!
I thought my back yard was bad lol. Between removing an above ground pool and getting rid of a mound that had trees and shrubs all across it. It's pretty uneven but nothing like this.

...did they just dump the pallet of sod of the back of the truck, kick it around, and say "All good!"? It wasn't even flat! No soil prep at all! Disgusting. Looks like a "lowest bid" company that cut their profit margin too close in order to get the work and now they need to make up the money by minimizing the time spent on a job. That’s a spec home builder for you. Get the cheapest person they can. I quit working for them and only do custom homes
Show this video to the developers, the contractors, and the banks that are involved with the development, because some fool is not doing their job and lying to the prospective home owners, because if I was buying that property, that grass sod contractor would be looking for a new job,

I would’ve felt so embarrassed just putting it down ! Knowing people are watching me from inside their houses… that’s a horrible job.. & sob should never “look” like that when put down…

This is what happens when you're the fastest growing state and have the shadiest untrained sub contractors all fighting to be the cheapest bidder because they're working off volume.
Some of the build quality I've seen on million dollar housing is atrocious.
How do you go about correcting that mess? Would it be possible to roll it to smooth it out and then top dress to fill in the cracks?

No, this is beyond roller. Roller won't help with the sod installed folded over on itself, won't help with the sections they deliberately missed, won't help with the sod laid on top of other sod corners, etc.

Um, I don't think I can say what I really think. This is nothing but a mess. I wonder if rolling it would help. I know leveling it with some top soil and reseed. I think I would like to start over.
The only thing the installers knew was green side up.

Tell the homeowner to go rent a smaller asphalt roller. There's people in a Facebook lawn group that does this every season to their lawns(warm season).. or if that's too much they can get the pull hehind kind

Just a curious question. I'm an HVAC technician and with the busy season for both cooling and mowing getting ready to hit full swing. How do you normally mow your customers HVAC system
Man i dont know why people are even laying sod like that. there doing it here and its crazy. like no one puts a roller on the sod anymore and that looks horrible. not even kicked in. just tossed. that lawn will probably partally die and have to be replaced.
I hope the builder tears it all up, correctly preps, and puts fresh, healthy sod down. Made me mad for her and I didn't even pay for the house! :D
@@CopperCreekCuts sadly they probably wont unless the homeowner raises enough fuss. Its sad that these home builders dont opt in for better quality sod. instead everyones putting in bahia and bad quality at that. That lawn looked like the crew literally tossed it and it stayed where it layed. no kick in. that will be misserable mowing. let alone all those ruts will make it easy for any mower to tear it up.

Good morning, Brad! Thanks for posting this disgusting mess of a job! The sod is not laid correctly. The edges are not knitted anywhere I could see. I hope with all that I am that the homeowners DIDN'T pay for that tragedy of a "lawn!" If I had ever put sod down like that, I wouldn't have made it to my next pay day. My boss would have tossed me out on my backside. For those individuals that installed that sorry @zz mess of a "lawn," you should be ashamed of yourselves! NEVER lay another mat or roll of sod until you actually KNOW how to do it correctly!!
This is really bad! Bad laying. Didn’t look like it was watered well. Homeowner needs to pursue compensation.

I hate to say it that company needs to fired for not doing the job right sod is suppose to be rolled out not cut in sections. And it makes the yard look horrible heck if they are gonna go cheap at least put done grass seed and straw over top of it and let it 🌧
Out of all the experts commenting here, I haven't heard anyone mention anything about water? Is there irrigation? Certainly no temporary irrigation. I'm betting the sod, when laid, you didn't have those crack, the crab grass, the weeds etc, and as it dried up, the sod shrunk. I'm not defending the installer by any means. But remember the after care can also make an install look must worse than they are too. And I know this builder spend as less as possible on their contractors. Which means, they get the lowest quality contractors or good contractors that cut the corners to stay within budget to remain profitable. The fact remains, the builder is ultimately responsible in my opinion, not so much the contractor.
Good point, but I can guarantee irrigation is not the issue. Lack of irrigation didn't cause the poor prep, triangle pieces used, triangle pieces missing, sod folded over on itself, or the sod laid on top of other sod.
@@CopperCreekCuts I agree. I know we do some work for production homes too, and I know what the job looks like when my crews leave, and what it looks like a few days later. Short of setting a camera and recording 24/7, I have no idea what happens, but I can tell you I've seen pieces moved and laying on top of others before and scolded my team for it while finding out later it wasn't them. Something weird happened after the install that I'm not able to explain. Another contractor, someone walking over it, a rodent...who knows. but clear after-install photos have proven it wasn't like that when we left, and to find out it was later just boggles my mind. I am in no way defending this contractor, I do not have enough information to do so. Just sharing my experience as I have been that contractor on your side of the scene and at other times the other side.

This is such a disaster. It would have been better to hire a professional, not someone who was cheap and ended up ruining this lawn. Hopefully the owners of that house can get it done right.

Absolute rubbish looks like they used scraps from the sod farm bargain bin BOGO deal I've never even seen sod that would come like that typically it comes in four to five foot sections Thats going to cost a fortune to fix

It's a regional thing, but I can guarantee sod isn't cheap :D You don't normally see seeded lawns in Florida in developments like this.
@@CopperCreekCuts well the job was a cheap one. We do sod in rich areas up here but they don’t look like that haha. When I say cheap I mean it looks cheap. It doesn’t look clean. You know?
