I have a question. You mentioned you have 11 properties you rent out. How do you afford so many deposits? Let’s say I start with £50k. I invest that in a property, refurb and then let out. The £50k is surely now still in the property unless there’s a way to get it out? Would I have to raise a separate £50k for each property I wanted to let or can I get most of my £50k out after I’ve refurbished? Thanks
But you should get most the deposit back after refinancing it - so you refurb the poperty and now you get an agent to come view it and your property goes from 100k to 120k then you go to mortgage and say i need to refinance the new cost of the property and then they give you the mortgage which is your deposit back because of the new value you put in
In regard to affiliate links, what if the person clicks on your link and just has a look at the product and closes the tab and buys it at a later date but on a new tab?. Thanks
In that case, he won't get any affiliate commission. Only gets money if you buy through his link. Even if you click on his link 100 times, he still won't be paid unless you have bought it.

yes, you basically get your money back and maybe more depending on loan to value of refurb, but you still have to pay the new loan off

new mortgage pays off the old mortgage and you only pay the new mortgage, new mortgage - old mortgage is your win
