It needs a backsplash with color a bit white.

No fluorescent. Yikes! LED track lighting. Dimmable. Backsplash- white subway tile. Or black and white. Do all the way up behind the sink. Good idea to wait on fridge. For one thing, it will make the kitchen look smaller. Go with higher baseboards when you do the flooring. With the high ceilings, it will look balanced. Great choice on mini splits!
Put in under cabinet lighting. Well worth the money.
Sooo many cabinets!
Splits are great for heating and cooling a house. However, I suspect that whoever buys the house you are remodeling will have to install additional splits to adequately heat and cool all of the rooms. You have to remember that every time you close a door, you are closing that area off to heating and cooling, if you are attempting to heat and cool each floor with a single split. You either leave all doors open at all times, or you get more splits.
We have inverter splits in our home (which are much more efficient than non-inverter splits). There is a split in the living /dining/kitchen area (open plan), a split in the large family room upstairs, and smaller splits in each of the bedrooms. That way, we can heat or cool each room separately depending on where there are people at any given time.
The combination of multiple splits and inverters in every split has cut my power bill in half, and you can be comfortable anywhere in the house. You can set them up to be operated manually or controlled by computer programs, if you have patterns that allow you to predict where there will be people at given times. BTW, splits are generally sized by horsepower. A 1hp inverter split (or less) will heat or cool a typical bedroom. Larger areas require more horsepower.
The hardware in the kitchen on the white cabinets is too busy in my opinion, maybe if they were white also
I agree with you on that. I knew there was something I didn't like about the hardware. Maybe it's just too busy.
Kitchen cabinets are to low, and why is the sink so far away from dishwasher and trash compactor. I think the sink should be under the window.
I love the way the house is looking!! I would maybe try to do a cute(not fancy) tract lighting in the kitchen...maybe in black to match the hardware. The white walls and that trim color are gorgeous!!!!
You just need to add the dark stain to the edge of the countertop next to the stove
Or just bump the stove up to the level of the counters
Some awesome tile for a backsplash would look great. Do a design behind the sink.
How does one unit heat and cool an entire floor.

Definitely need a good light over the sink. Also a bronze fixture for the ceiling light to match cabinet handles. Most people expect a fridge to be in place when they buy. If you spray shellac over the discoloration then repaint it will conceal the spots on your cabinets. Looks great!

Sandra Westley not fluorescent they went out 40 years ago here in the UK we have spot lights in the ceiling but I would let the new owner worry about that, people like to add there stamp, and I would put a Fridge in either it’s very personal on size, what each person prefers.
Don’t put is a fridge, and don’t give the new owner a credit for a fridge. Let the new owner worry about a fridge.
Cabinets are too low to place anything on the countertops.
That's what I was thinking. I don't know if I've ever seen kitchen cabinets so low over the countertops. Can't even fix a pitcher of tea on them. I'm afraid that would be a deal breaker for me.
Lights under counter cabinets.... it will sell the house

Add 2 shelves above the sink! Great for storage or decorations.

Lights under the cabinets , my kitchen is dark, which I am going to paint white cabinets but the lights under cabinets can be the tiny lights that can be put around the bottom of the cabinets

You've done a great job! Lot's of great ideas in the comments here .... like under cabinet lighting that will further update kitchen. The trim looks beautiful & the good news is that's a personal opinion that many buyers will love (that being said...I'm not a fan of wood trim....lol)
You can get recessed LED’s to put in the ceiling and its a simple install and cheap, i highly recommend you putting those but i wouldn’t try and do the wiring yourself unless you know how to do stuff like that. Love you guys and hope your family enjoys the rest of the house flip!❤️

Don’t get me wrong it all looks beautiful, love the cabinets and countertops but I don’t know if those cabinets is a little low to the countertop to pass inspection. Hope it sells fast for you! You’ve done a great job!
In my mom's senior home had cabinets like that, should be ok,

In the bathroom, you might be able to get a new cabinets the same size as the old one. Keep the counter top! Buy new faucet with an older look to it. In the kitchen, add some color to your back splash. Let the new owner buy the frig, that’s more of a personnel decision (ice maker, no ice maker, side by side, top bottom etc.). Can’t wait to see it all done!
Most homes come with refrigerator and stove. It’s up to you
I find it odd to buy a house with someone else’s fridge and stove.
I see what you're saying, but I do think it's a good idea to let the new owners pick them.
@@Chillaxing113 I’ve bought three houses with at least a fridge or stove, one with both & they were old or low end & didn’t do well so we’re replaced when we could.
Usually one wouldn’t put in high end/good quality appliances in a mid range house, like granite countertops, its overpriced for the market & will cost buyers. If this were a million dollar house (& not land value only) then high end or good quality appliances would be expected.

They have really thin canless led lights. Amazon has them. Cheap and very easy to install. Glad you're keeping natural wood trim. Such a shame when good wood work is painted over. Also, they make tile paint.
Bathroom tile and sink won't look so yellow if you don't paint bright white next to it.
Needs a really pretty backsplash to spice the kitchen up a bit and a nicer light fixture.
New home owners usually have their own refrigerator, you don’t need to buy one of those at all. I really love the white walls and the dark trim.
I replaced an old florescent light fixture in the kitchen of our rental with a 4' LED fixture (soft white). It worked so good that I replaced the one in our house too. The light is instant, brighter, more evenly dispersed and only uses about 40 watts. I would never go back to florescent. Super easy install to boot!

Certain top coats (polyurethanes, etc) can cause discoloration when using white paint. Some will turn a yellow color. Great job guys!

Are y'all going to get back to RVing? I don't want to unsub but I'm not really here for flipping houses. We stuck it out with the cabin build but can't do much more rehab/builds. 🤷 Not trying to be negative but I also don't want you to lose a sub without knowing why.
We have an RV trip planned in May. I’m subscribed to a lot of people I don’t watch everything they post. I understand that not 100% of the things we do will appeal to 100% of our subscribers.
I miss the RV traveling videos as well. But I really enjoy this family and I'm hanging in there with them and their life adventures. Things and interests change in life and you go down different paths. I don't blame them for having the energy and enthusiasm to try different things. If I get really lonesome for their travel videos I can always go back and watch them. They are my favorites for sure! ❤️

Go with granite counter tops. that would really sell the house big time.
Might not sell in their market & because of the size & style of house & besides, they require upkeep. Granite is over rated & not practical. I put in quartz & if I had remembered I would’ve inquired about Corian.
