    I'm going to share with you some ways that you can find builders for your projects.
    One of the common ways that property investors look for builders is actually at property networking events. There are some difficulties using this approach as there are so few builders that go to these events and some events where there are none at all. The ones that you do find are generally transitioning from being builders to becoming property investors and they're generally less excited about picking up more building work.
    My experience of property investors at these events is that they'll want to keep their best builders close to their chest as their fear would be that you give their preferred builder too much work and they won't be able to do their work as well.
    You will also find some construction professionals at property events - architects, project managers, quantity surveyors and so on. These are the kinds of people that generally will share their builders with you and will give you contacts and recommendations.
    However, this isn't the source that I use very often.
    My preferred method is to look for builders that are working in the area where I've got a project that I want to carry out. Drive around the neighbourhood looking for projects that appear to be similar to the kind that you're doing.
    We all know that the first thing a builder does when he arrives is put the sign board out in front of the property - use these signboards, go and talk to the builders and find out what they're doing. Engage with them, get an idea for what sort of projects they like to work on and what their availability is like. You might decide to go back to the property when the builder isn't on site and get some feedback from the property owner, perhaps even a week or two later when the work has finished.
