Phil -- any comment on investing in raw land/farm land, etc as an inflation hedge vs residential? With residential up so much, better opportunities in other parts of RE market?
Real Estate Investing is actually broken up into two main categories; short term deals and long term holds. So when you say "investing in", you're either talking about short term deals or long term holds. If you are talking about short term deals, then this video mentions how to make money in raw/farm land in the short term: ua-cam.com/video/phv3i1ZmxNs/v-deo.html However, if you're definition of "investing in" is buying real estate with the intent to hold it for the long haul, then my advice is to follow this video: ua-cam.com/video/KlS8KpXWNbA/v-deo.html I DO NOT recommend simply buying land and sitting on it for years in hopes it will appreciate and sell for multiples more in the future. There is NO money in farming. There hasn't been any money in farming for a very long time. So owning land and leasing it to a farmer generates little to no cash flow. don't be a retail home buyer. There are many markets. I love to find hoarder houses..cat poop everywhere, cobwebs, blood, grime, mold. The more cosmetically horrible it looks, the better. Retail buyer would never buy a house like that:-)
That assumes you know exactly when a Bear market is, and when a Bull market is. Which is such a gigantic assumption that very few people can accomplish. For example, were you personally aggressively buying real estate, REITs and other real estate financial instruments in March 2020? If you did, you bought at the perfect time to experience the greatest 2 year appreciation run in American real estate history.

good times, bad times, you know i've had my share..30 yrs experience.. buy rent 10 yrs or more, flip. RE is perfect investment for me.. no retirement but ss coming in.. learn to plumb and ac. not easy, but won't starve
