    It's important to note that the structure for Class Q permission must be more than just 'in a good condition'. You have to demonstrate that the main structural elements of the buildings can withstand the proposed loads as a domestic dwelling. For a steel portal frame building and the timber frame buildings then you need a structural engineer's report to show that the steel frame or timber columns and rafters (in your buildings) can take the load. If you got to building regulation stage and found that you had to strengthen or replace some of the main frame members and planning found out, then they would stop your planning permission. S it is very important that one of the first things you do is get a structural survey - and by a structural engineer - not a general RICS surveyor. And yes, I'm a structural engineer!

    Hi mate what’s the best way to get around having a chalet ect on a 1250 square meters of land in Scotland ideally I’m wanting planing down the line I watched your other video and a no a small holding is like acre so wasn’t to sure

    Can this rule be applied to some part of the building? I have a agricultural building that is around 460 Square meters. The building is around 80m long and 6m wide. Can I apply for a section of 30 meters?

      Yes it can, but you’ll be able to get a copy of the planning guidelines if you email your local planning authority

    I got class q on my barn, they are really fussy on the structure, but I have seen metal barns passed ,

      What sort of barn did you get class q on?

      @@livingoffgridinscotland it was a solid block barn, with 4 walls and soil concrete floor with dpm already built in with it was built 40 years ago,

      @@kevingamlin7336 I’ve read quite a few of the rules and what people have been refused on, it seems they insist on them having a concrete floor and walls, rather than being an open sided barn with a dirt floor….

      @@livingoffgridinscotland its definitely has to be a building, mine was a simple conversion, I used a standing seam metal roof covering, same roof pitch, obviously a brand new sub roof with,
