Now in Louisiana she would have lost on the basis that an existing easement existed because it had been granted by previous owners continuously for 5 years even though it wasn’t on paper. But Colorado has its own unique laws, so that’s why it went to court because the easement wasn’t officially recorded.
Currently our neighbor's house is up for sale with the sale pending. I have witnessed a land surveyor come by and map out the property, even though it is surrounded on all sides by a fence. Perhaps the woman should higher a land surveyor to map out exactly where her established property lines are, as she moves forward with her legal action.

It was settled in May of 2023.
