- Celebration, Florida is the town Disney built. In 1965 Walt had a vision of the the Experimental Prototype Community of Tomorrow. Or Epcot. In the early 90’s, then CEO, Michael Eisner announced a town that would take the spirt of Walt had in mind and brought it to reality. Today I’m going through the town to tell you the story of Celebration. That the end we’ll decide how close Celebration Florida got to Walt Disney’s idea of the Community of Tomorrow.

Nothing and I mean nothing!! in Central Florida compares to Celebration!! It’s like Palm Beach Florida of an area. The best of the best!! My dream is to live there

I’ve always loved Celebration, FL. I always will say, every time I visit, it’s the same gorgeous lawns, landscape and buildings. I thought it would go down with Disney selling it but that hasn’t happened and yes, that is why the homes in Celebration have continued to increase in value.
Yep well said. This is the case where an HOA is a great thing.
Been to Celebration and find it charming but I also get an underlying “Stepford” kind of feeling. I take the Horizon West area hands down anyway!

Great review and update @Ken Pozek , our parents bought in East Village for retirement and vacation home for kids.
We (the kids) now are looking at a property there. We liked Artisan Park , and intrigued by Island Village. But we are concerned it won’t have a great commercial anchor there. And even if it does the one way small 2 lane road would mean pretty horrendous traffic in and out. Do you have any updates or even experienced speculation on Island Village businesses and its direction?
Perhaps more than Celebration, I would argue (as a college program alum) that WDW and the various international/college programs are very much reflective of EPCOT’s intention! The fact that you temporarily live, work, and play all within the ecosystem is true to original intent. And those of us closest to it see WDW evolving and influencing surrounding areas!

Celebration is perfect. It captures that unique mid to late 90’s feel in a bottle. IMO that was Orlando’s golden era. Everything seems so close together, but it’s not really. Feels like a simpler time in the bubble. But quite expensive. They nailed the new urbanism feel. Even the apartments there have a unique 90s feel I can’t put my finger on it.

We just bought in Artisan Park and we won’t retire and be full time for a few more years, but we found the perfect place with Riley from Ken’s group and couldn’t wait! Definitely a nice relaxed feel!

I was wondering the same thing
At the time, we wanted a bigger/newer home. There weren’t as many rehabbed homes at the time and Island village didn’t exist. We moved to Horizon west to get what we were after. We miss celebration dearly (the lifestyle, the people, the events, etc), but just don’t want to move back and move the kids into another school, etc.

Celebration may not have become the EPCOT that Walt wanted but I feel like it is the Central Florida OG for new urbanism design and was the test bed for the region that led to places, or at least impacted the master planning design of areas like Baldwin Park, Avalon Park and to a certain extent the Lake Nona development. In Lake Nona area Northlake Park was many of the same builders and house types then Laureate Park adapted and updated it all a bit better and now Sunbridge will eventually be even more amazing.
Success!! There’s no place like Celebration, we just sold our East Village house (your brokerage represented the Buyer…lovely people) and moved to Island Village. We love it here! The sense of community is so great. Thank you for the content, Ken!

I was thrilled when I found out since I follow you and I love your videos/vlogs.
Love Celebration ... wonderful, shady tree'd neighborhoods, with walkable sidewalks, parks and ponds, pools and recreation with active town center with small shops and restaurants.
The big negative in our book was the restrictions against renting your home or condo when you are not there... to cover the pretty hefty monthly HOA expenses.
Seems a lot like The Villages

Speaking politically, morally...Walt would completely disown today's Disney, I'm sure!
Walt would be disappointing to think that Celebration was a representation of his forward thinking. A retro interpretation of the 1950s was far from Walts. Walts was very forward thinking and social conscious research why he changed the announcement of Walt Disney world to the Cherry Plaza from the old Robert Myers hotel in Orlando and this will tell you who Walt was all about.
I do wish there was a "prototype city" where things can be developed and tested to make lives better around the globe. You think Lake Nona kinda has that building up a bit?

Town tavern especially if you like that New England vibe.
Columbia is quite good a Florida favorites. The mojito pitcher is the way to go for a warm night!
We moved here in late 1995 and put down our $1000 deposit to have a chance in the home buying lottery. After a few months of waiting we were told the community only would consider "American " residents and they returned our $1000.The irony was our 2 sons were already in the " school lottery "and they won and were enrolled. By then we had found a long term rental nearby. By 1997 we finally were considered to purchase a home. Problem being the home we wanted already had gone up in price 50%. We still saw value in our boys going to what we considered was the best school in America. 15 years later our Celebration investment property had tripled in value again. Our sons graduated with full Florida scholarships so we found another home nearby in a regular neighborhood. What did we lean from Celebration? Although not Disney's EPCOT it's a good imitation. YES there is rule after rule. It's not ethnic at all in spite of an estimated 50+ percent of the owners being absentee foreign investors. Most using their homes as a vacation property during the winter and spring months. You can see that during the summer when hundreds of homes are dark and void of any sign of life. For those living there full time the day to day lifestyle mimics what Walt Disney wanted all along. There are loads of wealthy families in the majority of the larger homes. No homeless problem tolerated here. Right outside town limits every possible store, hotel etc. when you need it. Crime happens so rarely but then the local sheriff makes sure this bubble is seldom burst. Is it the fantasy town everyone envisages? As long as you can afford the homes or apartments and can handle the literal hundreds of HOA rules you'll be fine. If nothing else if you are an absentee investor you'll seldom lose money as clients line up to rent your home/apartment full time at a premium monthly price. Covid created another phenomenon. Hundreds of northerners fled south .Even though prices were lower compared to New York the home and rental prices were affordable to them. As a result they drove prices up so high many long time Celebration residents have left in search of similar Orlando area homes that they now enjoy mortgage free. Odd situation but perhaps that was what Walt wanted all along anyway.
