Pointing custom domains takes propagation time (24 hours or less, depending on TTL). You or the customer will need to create a cname or A record to point to the GHL site IP, which is provided. There is also option to just resell the CRM as a self managed service or offer a done for you, managed service.
It’s just to showcase to the client to gain their interest plus it’s free. After you give them the basic site u can charge them to make the website more dynamic, seo, and just adding features to the website

If you are doing web design, web hosting, funnel creation, and business marketing, that is 3-5 different job titles. So the value is in saying "you could waste your money hiring 5 of me or I can provide this service a this 5 figure one time setup fee plus a monthly maintenance/support fee that may include additional features like weekly or bi monthly QA calls or monthly website/funnel/pipeline templates.
Just tell them what they‘d still be missing out on like the automatic text messages, marketing stuff and so on and then tell them how you could provide and how it‘ll help them

If you sign up under anyones agency, you can create your own and transfer out. The point of joining someone's agency is for the specific perks they offer. Consider you are a real estate broker that has many agents that is being mentored by another broker. It may benefit you to sign up under a reseller that has a real estate niche because all of the content created will benefit you. Example content may be website/funnel templates or workflow automation and email templates based on the step of communication with your constituents.

I asked this same question in support. You or the customer have the option to transfer to your own independent account. However, you don't just want to offer the account only. GHL offers pixel and google analytics that can help drive traffic. There is also workflow automation and funnel creations based on website interaction that would be beneficial to your clients. For example, abandoned carts and email sequences. There is automation based on someone joining the mailing lists but also someone making a purchase. You want to be able to autodeliver digital products or legal agreements that need to be signed based on decisions customers make.
GHL is hosting the site. You just need to point your domain via A record or cname record, at the registrar you purchased the domain. If you do not have existing hosting with you registrar, you may need to create a support ticket for them to update DNS records on your behalf
