    One of my dudes I work with in US Navy, built 10 bedrooms in Kumasi and I was like , what the heck for. And dude has visited Ghana only once for 16 solid years and only spent 1 months in Ghana. If he had built apartments say, 1, 2 ans 3 bedrooms, he would be raking in the money by now. I'm building apartments of 2 and 3 bedrooms, 5 storey in Dowenya with basement parking. Yes it's money and time consuming but that's a smart investment right there. Yes it's taking me too long to do it but that's a life time investment which my future children whether choose to return home or stay abroad, can still rake in the money perpetually. Let's learn to invest SMARTLY. For three or two bedroom apartment, you can still return back home and live in one them comfortably.

      Renting an apartment or houses also have it's challenges with tenants if you live abroad ..they ruin the place when leaving and the owner have to spend money to repair 🥺

    I agree with all the things you’ve outlined.
    However, I didn’t see the need for building a huge house until I visited a client’s house who needed marble polishing recently. Even though the house was big, he used it for mostly Airbnb, music video and movie shooting. I would say his location is also a factor cos he’s at East Legon.
    So for those of you who have started the big houses, (5+ bedrooms) you should consider renting it out for music videos and rentals to film makers. Or even content creators(big business in Miami and China for big home owners).
    So yh. All hope is not lost. You can still make some money off your property. Just complete it within 2-3 years.

    We're building a 9 bedroom house with potential for it to be 11 bedrooms. We have made plumbing provisions for later when the kids move out, the house will be used as Airbnb or a guesthouse.

    It’s a wonderful point you making I am Franklyn and I am watching you from Ashaiman New quarters my original plan was actually 8 bedrooms but along the way I had to Abandoned the original and now I have 2bedrooms apartment ground floor 2 chambers & hall at the first floor additional 2bedrooms at the the second floor the facts is price of building materials have tripled over short period and I will not encourage anyone repeating same mistakes

    Again people may take longer to build because there is no rush in building in ghana. I am not going to use all my resourses to build in 2 years so other people who living in when I am not ready to come and live home, I'll rather take my time

    The caretakers are the real home owners!! My mother bought a house in Accra. Her tenant has been there 15 years. I went there in 2019 to buy land for myself and discovered this woman had been paying 300cedis a month. 3 bed 2 bath, big self contained compound.
    She had taken beautiful care of the place, painting and maintaining every year. But still she was living a gooood life for 300 cedis!! The price of a tshirt!

    U r so right, am currently building 4 bedroom house on 70x100 land, been on it since 2021, n am regretting it now, have spent about $60,000 dollars on it n am on 2nd floor level. Hoping to finish it by next year n sell it to acquire 2 bedrooms house .

    very insightful video. About the borehole, i think if you are doing it on your own property then you don,t need a permit but if not then you need to do your enquiry before.

    Great episode. This is something we should all think about when planning to build in Ghana.. Many of the Diaspora are attempting to plan for themselves and adult children an even grandchildren. It has made me think to build less.

    I have been advising my friends on this same wisdom. Build a 2 or 3 bedrooms. I also tell them not to build for their kids. They should build functional design house where all or 98% of the space in the house will be used. I live in Chicago USA and my friends live across the US and Canada

    Learned from my father's house condition, he built a 10 bedroom house but now currently rats and cockroaches are now messing up the house, the maintenance is huge. I'm currently building a two bedroom terrace and I live abroad.

    DPM is not necessary in the manhole installation; you can apply 42.5R PPC Cement for the foundation slab and vibrate it well. Avoid OPC Cement for (constant) wet construction works. If one still wants to apply membrane(s), then use the drainage membranes.

    Bro I am building a five bedroom house but it is not that big and not delaying; the problem of delayed construction is because of not only the size of the building but also the unnecessary designs such as huge Pilars and other designs.

    It’s very interesting to note that most people lives in luxurious homes and remains a slave to some banks or weird bosses.
    Don’t build a house if you don’t have a lifetime business or company for yourself.
    You must have a constant flow of money in order to be financially independent.
    INVEST YOUR MONEY WISELY AND USE YOUR DIVIDEND OR PROFITS FOR LANDED PROPERTIES LIKE HOUSES

    I am building a 7-Bedroom House, 3 rooms for myself and the rest for rentals/air bnb and use part of the profit for maintenances/renovation.
    DPM isn't good for fence walls ...

      Because fence wall is a single wall/standing alone, although sometimes supported by pillars, depending on the length of the wall. The standing stability is weakened, if DPM is in-between. To block the capillarity/capillaries, it's better to apply waterproofing concrete for the foundation and waterproofing mortar for the 1-3 courses or layers (of the blocks) or apply lime or hydraulic lime in your mortar for the first two courses of the wall. Or paint two coats on the courses mentioned with 42.5R Cement semi-liquid before proceeding. I like you, you are doing great works.

    If your kids are young, it’s good to build at least 4 bedroom house. The boys can share a room, the girls can share a room. Mom can have her room for her private woman things and dad’s room can be the marriage room. I believe it’s a solid plan because even if the kids grows up, there should be a room in mom and dad’s house where they can come back to unwind when life gets hard as adults . It can help the kids to feel solid even in down times

    My brother everything you said here is true. Also, most decisions people make in building houses have so many factors. Building gradually to me is not a problem but starving my family abroad to build houses in Nigeria is stupid. Money you use in building in Africa is extra.

      When South Africans were chasing Nigerians out, did any Nigerian get the time to sell their properties before leaving? And did they have to rent in Nigeria? If you know what you mean to Europeans and Americans, you will not hesitate to build in Africa. Backup plans are never silly idea. Personal circumstances may differ, but home is home.

    The diaspora is building according the current house they're living in abroad. They don't forecast the maintenance cost and the older age when they won't be able to climb the stairs

    Point of correction: building 5 bedroom was not a bad idea at all. Building such houses was the order of the day. If one is not able to finish the building, it is because his or her circumstances has changed. Maybe sick, lack of job, etc because nobody anticipate the future. Those days people prefer buying big houses. However you may say it is a "mistake" to build such big house today because the housing system has changed.

    3 bedroom is enough for most people. Spend the rest on investment. A dream house is deception. Once you're done, that's if you manage to get there, you'll regret sitting in a huge house that's killing you financially to maintain. Invest wisely. Your kids won't stay with you. I've never slept in my fathers house. I'm focusing on my own.
    I built a 3 bedroom hse and it more than enough, don't mind the opinions of people who don't know what's important to focus on. Don't born too many kids too else you'll die early 😂

    There is nothing wrong building a house in 5-10 years. It all depend on your age and your circumstances. For example, if you thinking to move to Ghana in 15 years for example, take your time and build it in 10 years. My mother build 3 flats and 2bedroom and she built over 15 years because family members squandered her money. By the time I started going to Ghana, I benefitted from her labour everytime I go back I stay there. After that, she build her second home in 5 years. She could build her home shorter if she was living in Ghana but her priority was taking care of her children and making sure they are comfortable. At same time, my dad home he build in 10 years (may his soul rest in peace) am benefitting from it. He buildt 16 bedrooms, some are separate and am renting out and benefitting from it. Please don't think you know everything cause you buildt that your flat. What you saying is very wrong. Prices rise and pay rise too

    25 years on a 5 bathrooms? How old is this person, it depends on individual planning and reasons, I’ve always said I’d rather have a simple 3 bathrooms bungalow and have more money to invest, also people don’t put in consideration the cost of maintenance, there are a lot of people with mansions that are so broke they can’t afford to maintain their houses and don’t have any backup financial cushion.

      Why don't you build two 4-bedroom houses with a nice courtyard in between them with a beautiful garden and fire pit for cooking outdoors. Each house can have their own feature. For example, one house can have a library/music room and the other house can have a game/movie room. Place a fence around both houses so you don't have to keep the doors locked.

    My advice to people in the diaspora, build a simple bungalow and invest all your money in the stock market or money market for the children the investment gives you piece of mind and financial stability.

      @@SamuelAdadejr It depends on the type of Stock or investment you put your money into, Life Insurance is another option that Africans in the diaspora don’t look into,you can live on your life insurance and other investments besides social security and pension benefits.

    Some of thse people dont live long enough to enjoy their labour for they have spent so many years in the cold that when they go back home their bodies cannot take the heat they go to the bone yard earlier

    I agree with all the things you’ve outlined.
    However, I didn’t see the need for building a huge house until I visited a client’s house who needed marble polishing recently. Even though the house was big, he used it for mostly Airbnb, music video and movie shooting. I would say his location is also a factor cos he’s at East Legon.
    So for those of you who have started the big houses, (5+ bedrooms) you should consider renting it out for music videos and rentals to film makers. Or even content creators(big business in Miami and China for big home owners).
    So yh. All hope is not lost. You can still make some money off your property. Just complete it within 2-3 years.
