I appreciate your videos and find them so helpful. My class went way too fast and covered too much information at one time. I'm having to go back and read through all of the chapters in my RE book, and I'm supplementing with your videos. You explain things so clearly.

Hi Paul since you mentioned Gross lease is for residential property but if someone like to pay $200 months for temperature controlled garage and nothing extra so what kind of lease that will be? Net or Gross?
Actually with specialty types of real estate ... like a garage, you could use any type of lease you wanted. It could be a Gross Lease, Net Lease, etc. However, most likely it would be one or the other....
Questions (1) So the graduated lease can be increased periodically after one year but not on a monthly basis correct? (2) the Index lease is based on the cpi yearly as well or can rent changes on a month-to-month basis? Thank you

Yes but it really is all about the terms and how they are negotiated in the lease.
