Can I suggest pulling your garden bed under your window out like a water drop, then wrap it around so you don’t have to use so much turf. Elongate your flower beds. I suggest looking at Mediterranean landscape. I like pea gravel instead of turf. The sound I love when walking on and its cheaper. Just a thought. ♥️
Exterior, I like #2 but no turf, I would put hostas under the trees and large river stone. It would be really sad to cut a nice tree like that. For the living room, option #2 is nice. For the half bathroom I like the moody vipe.
I think the grass adds warmth and a different texture. Gravel is cold-looking and difficult to walk on. I'm 65, and I could easily turn an ankle on it.
Since you really don’t like shutters I would go for the wood above the windows and I really like the eyebrow above the garage. Loving the front porch idea and maybe bring the flowerbed out some and I don’t know what to tell you about the front yard except do what you like. I really like the wooden mantle and shiplap or the stone would be gorgeous. The board and batten with the plaid wallpaper would look great. So many ideas and so much work which is the normal for you! Maybe since summer is here out off some of the outside work until fall. 😊❤😊🪴🌻🍃
Outside: option 2, I think if you did tile and turf to the yard it will compete with the brick you want to add to the stoop. Fireplace: all would look nice but I love the stone. Bathroom: loved both looks. Kelsey, everything you do turns out great, I know what ever you choose will look incredible!

That’s what I have around my windows for the rest of the house but the windows in the front are recessed into the brick so I don’t think trim would work.

The grid stone look is timeless and a super elevated look, love it! LIVING ROOM: The shiplap in same color as your bookshelves or the stone, depending on your budget. I feel like the plaster is too modern for the space. POWDER ROOM: both options were so good it is hard to pick, but I tend to like a lighter, brighter for the long term. Personally, I would tire of the darker bathroom faster than the light plaid and green moment you drafted. Can't wait to see what you decide!

For the fireplace, leave the white shiplap at the top, but on the bottom, do a plaster surround with a wood mantle going across to break it up. I would do the dark and moody option for the half bath. Was totally going to ask what it would look like with the shutters & the wood accent. I love that look! Also, initially I didn't like the examples you showed of the mini roof above the garage, I like a pergola. But the Canva mock up looks good with the mini roof. So I vote for wood accent, shutters, mini roof & the turf/stone front yard. As or the living room, I torn between the painted shiplap & mantle option (1) or the stone option with mantle (3). I like them both. For the bath I like the wallpaper & batton wall. I think the vanity should be wood though, like the ceiling.
The turf and stone for the front yard would be amazing, low maintenance and beautiful. Removing the tree and trying to get grass to grow is both expensive and would mean bringing in topsoil for a good foundation for grass to grow, then maintenance such as feeding, cutting, re-seeding. Do love the wood option on the outside of the house. Fireplace wood also I think the stone may make it feel cooler.
I prefer Option 1 for the exterior. The other options seem to add more clutter than warmth. I think the stone is best for the fireplace, as long as the stones don't overpower the design of the room. I don't like dark and moody rooms. Admittedly, all white is too white, but I would choose, perhaps, a nice sage green and plan around that.
Instead of shutters, what about a pergola over the garage doors. Home with Stefani just added ine to her back porch. Looks great. Would add color and dimension.

Maybe that would be a good option to try before cutting down the tree. I would keep the healthy tree for shade. The bricked porch will be a stunning feature also. In your living room, I think the stone fireplace with wood mantel would complete the look for that room. In your half bath, I think the plaid wallpaper with the board and batten looks better. You might consider taking the bnb up to 5’. I think that would look really nice. It’s got enough darker color for the moody feeling but some lightness in the wallpaper that it doesn’t feel so dungeon-y! Just my thoughts… I’m positive whatever you choose to do will be fantastic! Definitely option #2 for the garage/house exterior...wood and the roof over the garage door. It adds character and warmth to the house! For the living room, either #2 the plaster with wood mantle or #3 the stone with wood mantle. Bathroom, my vote would be option #1.
Final solution (wood on top of the windows and mini roof over the garage) for the front of the house. Keep the tree and enjoy the shade it provides, but you seem determined to get rid of it. ;-) First solution for the half bath. Stone for the fireplace.

Lots of good ideas Kelsey. For the outside, I really like those stained wood headers, they pick up the porch post too. This seems very you. I was wondering since you live in such a hot climate, taking a shade tree out will decrease the cooling factor. That diagonal stone and turf idea was beautiful, and it seems to solve the shade or sun problem. Lawns take a lot of water too.
Wood Header over windows and use the same wood for a pergola over garage .. Use wooden tiles above the front door roof. Brick walkway. Maybe even flower boxes ???
I was also thinking cedar shingles on the front door roof and in the gable area above the garage would add dimension and a real cohesive look to the exterior…..
Second option with the wood beams for the exterior. Plaster or stone for the fireplace. And I LOVE the dark moody bathroom but the second option may feel more cohesive with the rest of your house ❤
Just found your channel. What an inspiration you are. I like the dark moody bathroom, the stucco fireplace and I liked the outside with the wood accent above the windows. Suggestion about doing the same wood accent above the garage? If not I liked the mini roof. Definitely add the corbels.
I believe old trees give character to the outside of your house. Additionally it takes a long for tree to be this big in case you'd like to grow one. Easy to cut, but harder to get it back. So I would leave the trees. When it comes to grass - this is not economic option as it requires a lot of water to look pretty. What I would suggest is to enlarge your garden bed, there are some plants that can handle both, the shade and lack of water. Look for some evergreens, ivy or some other climbing plants .See Vinca for instance, but make your research as it might be invasive in your area. Additionally, if your soil is super dry you an always improve the soil by putting a layer of compost and some mulch. It might take a few season to regerate the soil but it will be worth it
Kelsey has two live oaks on her front lawn….I’m from New Orleans and have seen the havoc these trees can cause planted in the wrong spot…live oaks are majestic beautiful trees but not a good choice for a front lawn because of how large they get and the damage the roots do when they spread…it’s always a tough decision to remove a large tree but if it is in a bad location, blocking light, causing issues with the driveway then remove it….her backyard is pretty much a blank canvas with lots of places to plant a large shade tree….-although I still would not recommend a live oak in any suburban setting like Kelsey’s….
Love the board header above the windows idea. I think that without the shutters would spice it up enough if you also add the lip over garage. Would shaded seed varieties not work in your situation for the grass?
I’m not 100% sure. I think the real problem is the lack of water. Everything I’ve read says that live oaks soak up everything from the soil around them so it’s hard to get anything to grow under them.
Yes yes yes. That tree needs to go. I think you’re absolutely able to do Bermuda grass seed instead of sod! I hate shutters too but for painted brick homes it’s either that or a cedar header for each window. I’d also do a sunken flagstone path to the door, I’d consider changing the roof material on the porch to copper(esq), and growing those beds in size and add low maintenance plants. Two plant choices would be PW sweet spire, a cone evergreen, and for color a PW double play doozie spirea or a butterfly bush.
Solid grass with tree removed. Eyelash roof over garage, with wood toppers. Stone fireplace with wood mantle. Dark green bathroom with wood tone cabinet. Make me proud.
I like how bold you're becoming in your color choices. I feel like bathroom 2 with the plaid is more the style of your home overall and will make the room feel a bit bigger than completely dark walls will do. I love the wood ceiling. Just be careful of mold growth. I know it's so expensive, but I love the stone fireplace. If it's just out of the price range, I prefer the wooden surround with the board and batten. It adds the needed detail in the center with just the right amount of texture. Am I understanding correctly? Are you getting rid of the tree? I agree it would really open up your options for the yard. Does it currently help cool the house? I know you guys live in Hades. 😂 Would taking the tree down be the best option for your cooling needs? I'm not totally sold on the turf. Would your yard become a hassle of "stay off the grass?" You have kids that will bring other kids over to play on the lawn. Is the money put into the terf going to make you hyperconscious of your yard and the care it requires? It's not worth that, ever. I feel like the second option on the siding is more your style. Shutters are fine, and I think they look good, but the second option really shows others what they can expect inside the home. It just fits. I look forward to seeing what you decide!!! Whatever you choose will look great, I know! ❤

I like the exterior with the wood headers above the windows. All the design books I've read say shutters are supposed to look like they would actually work. Your windows are too wide to accomplish that look. I love the grass and paver option but it looks too French and too busy along with everything else. In the living room I like the option using the same color paint on the fireplace as the bookcases and a wood mantel. I also like the wood ceiling in the powder room. Then you have the woods accents inside and out tying everything together as sort of a rustic element. You do great work. Love your videos.
Had to add. Like the pergola or eyebrow roof over garage. I was thinking you might be able to train a vine over the pergola and add lights at Christmas time.

DO NOT add brick to the porch because your house has too much brick already. Add tile or a stone walkway. Even the broken tile look I’ve been seeing lately would look nice.

Stone for sure!! I have done our 3 fireplaces in cultured stone. Mostly myself! My husband made live edge mantels.

I'd like to see the shutters and mini garage roof w/corbels as an option? Stone fireplace w/warm wood mantel. Not a fan of the moody paint, wood ceiling or checkered wallpaper in the bathroom.
Definitely option #2 for the garage/house exterior...wood and the roof over the garage door. It adds character and warmth to the house! For the living room, either #2 the plaster with wood mantle or #3 the stone with wood mantle. Bathroom, my vote would be option #1.

Lots of good ideas Kelsey. For the outside, I really like those stained wood headers, they pick up the porch post too. This seems very you. I was wondering since you live in such a hot climate, taking a shade tree out will decrease the cooling factor. That diagonal stone and turf idea was beautiful, and it seems to solve the shade or sun problem. Lawns take a lot of water too.
So true- if I decide to go with real grass I would definitely need a plan for water.
As for the bathroom, I’m torn. Love them both! Lastly, the backyard is great!

I was also thinking cedar shingles on the front door roof and in the gable area above the garage would add dimension and a real cohesive look to the exterior…..

Just found your channel. What an inspiration you are. I like the dark moody bathroom, the stucco fireplace and I liked the outside with the wood accent above the windows. Suggestion about doing the same wood accent above the garage? If not I liked the mini roof. Definitely add the corbels.

I believe old trees give character to the outside of your house. Additionally it takes a long for tree to be this big in case you'd like to grow one. Easy to cut, but harder to get it back. So I would leave the trees.
When it comes to grass - this is not economic option as it requires a lot of water to look pretty. What I would suggest is to enlarge your garden bed, there are some plants that can handle both, the shade and lack of water. Look for some evergreens, ivy or some other climbing plants .See Vinca for instance, but make your research as it might be invasive in your area. Additionally, if your soil is super dry you an always improve the soil by putting a layer of compost and some mulch. It might take a few season to regerate the soil but it will be worth it
Kelsey has two live oaks on her front lawn….I’m from New Orleans and have seen the havoc these trees can cause planted in the wrong spot…live oaks are majestic beautiful trees but not a good choice for a front lawn because of how large they get and the damage the roots do when they spread…it’s always a tough decision to remove a large tree but if it is in a bad location, blocking light, causing issues with the driveway then remove it….her backyard is pretty much a blank canvas with lots of places to plant a large shade tree….-although I still would not recommend a live oak in any suburban setting like Kelsey’s….
Exactly! The live oak has started cracking our driveway. Makes no sense why they were planted so close to the house.

Love the board header above the windows idea. I think that without the shutters would spice it up enough if you also add the lip over garage. Would shaded seed varieties not work in your situation for the grass?
I’m not 100% sure. I think the real problem is the lack of water. Everything I’ve read says that live oaks soak up everything from the soil around them so it’s hard to get anything to grow under them.
Yes yes yes. That tree needs to go. I think you’re absolutely able to do Bermuda grass seed instead of sod! I hate shutters too but for painted brick homes it’s either that or a cedar header for each window. I’d also do a sunken flagstone path to the door, I’d consider changing the roof material on the porch to copper(esq), and growing those beds in size and add low maintenance plants. Two plant choices would be PW sweet spire, a cone evergreen, and for color a PW double play doozie spirea or a butterfly bush.
A copper roof would be incredible!

I like how bold you're becoming in your color choices. I feel like bathroom 2 with the plaid is more the style of your home overall and will make the room feel a bit bigger than completely dark walls will do. I love the wood ceiling. Just be careful of mold growth. I know it's so expensive, but I love the stone fireplace. If it's just out of the price range, I prefer the wooden surround with the board and batten. It adds the needed detail in the center with just the right amount of texture. Am I understanding correctly? Are you getting rid of the tree? I agree it would really open up your options for the yard. Does it currently help cool the house? I know you guys live in Hades. 😂 Would taking the tree down be the best option for your cooling needs? I'm not totally sold on the turf. Would your yard become a hassle of "stay off the grass?" You have kids that will bring other kids over to play on the lawn. Is the money put into the terf going to make you hyperconscious of your yard and the care it requires? It's not worth that, ever. I feel like the second option on the siding is more your style. Shutters are fine, and I think they look good, but the second option really shows others what they can expect inside the home. It just fits. I look forward to seeing what you decide!!! Whatever you choose will look great, I know! ❤

I like the exterior with the wood headers above the windows. All the design books I've read say shutters are supposed to look like they would actually work. Your windows are too wide to accomplish that look. I love the grass and paver option but it looks too French and too busy along with everything else. In the living room I like the option using the same color paint on the fireplace as the bookcases and a wood mantel. I also like the wood ceiling in the powder room. Then you have the woods accents inside and out tying everything together as sort of a rustic element. You do great work. Love your videos.
Had to add. Like the pergola or eyebrow roof over garage. I was thinking you might be able to train a vine over the pergola and add lights at Christmas time.

I like the wood and the roof. But I would suggest against the turf and pavers in the yard. WAYYY too busy.
Fireplace, I like either the vertical shiplap, or the plaster. Not a fan of the stone in that space.

Are those oak trees? Unless they’re diseased it may be illegal to remove them. I don’t know where you live. But there are tree protection laws.
They are live oaks. Where I live in Texas you are allowed to remove them.
