I agree! The media would have you think that there is not a condo left in the state of Florida that is worth purchasing....and the lemmings continue marching off the cliff. Savvy condo buyers know that there are some terrific deals on condos in Florida right now because of all the insurance and building structural review mandates. This has driven the price of condos down across the state. Those people who do their research will secure some great investments on condos in FL...you just have to know where to look and be exceptionally knowledgeable about what you are looking for.
Spared no expense on that remodel for sure! Loved the cardboard countertops and the over mount sink. Just like the Keys. Everything is done on the cheap and then ask for stupid money for it. $1000 a month for hoa’s in that small of a place is just robbery. The only people making anything is the overpriced association. 410k for that is a joke!
Guess im stuck living near Seattle. Live on an acre in the woods off of Puget Sound. HOA dues are 300 a year. Private boat launch into Puget Sound near Gig Harbor Washington. 1/2 acre beach with community 100o sq ft cabana we built, 100o sq ft with water and power. My taxes are $100 a month insurance is $100 a month. Great Salmon fishing and Crabbing off of the new 75 ft dock we had put in. Deer hang out in yard most day. About 1 hour from Seatac international airport. Town is called Olalla and building lots are 5 acre minimum now so no subdivisions ever.
The association has been through it's building structural review if that is what you are referring to. No other assessments planned, other than ordinary upgrades and maintenance that is ongoing in most communities. Of course, I would encourage all buyers in any association to get all condo documentation from the association prior to purchasing any property that has an HOA or Condo Association.
But I think it is a fantastic and afforfordable KEYS condo. For location it's fantastic, the dock, the 2 story design makes you not have to deal with high rise headaches. The huge living room could have Murphy beds and sleeper sofas to hold more people. There's going to be HOA/condo fees everywhere you go. But it's the Florida Keys. And a great key, it has storage it's waterside. Yes there's cheaper fees in less desirable locations but really not here, unfair to look at it from what they are elsewhere.❤

Here in coastal florida it's some of the highest....so for example if you purchased a single family home here in the Keys, it would not be unusual to pay $10k plus per year just for insurance. We paid less than $2000 per year for insurance on our home back in Georgia....but we didn't have one of the worlds largest coral reefs right out our back door in Georgia either....price we pay to live in Paradise!
Insuring this condo would be SKY high. Taxes would be ridiculous. The HOA is 12K AND if here's the hidden secret, if the condo complex is damaged in a storm the owners are required to fund repairs that insurance won't cover. If the elevators ever need to be replaced that also falls on the homeowners.
A couple of notes of interest...the association fees of $3,391.57 / quarter include all building insurance (flood, wind, hazard) maintenance, cable and water.... so you pay no extra for insurance unless you want to insure your personal items inside the condo. The property tax you can estimate at 1% of the purchase price here in Monroe County, so you would be looking at roughly $4,100 per year on tax. This is a two story building so there are no elevators here, and also anything less than three stories is not subject to the state structural engineering review mandate. In general people are assuming that the condo situation in Florida is a disaster, and for the most part this is true. BUT, not all condos have these issues, if you carefully study the condition of the association carefully and the structural reviews have been completed, there are still very good deals to be had on condos here. They are harder to find these days...but they are still out there!

Coco Plum was wonderful to me and my time spent there was invaluable in getting my real estate career started. We just decided we needed a bit more resources and reach with a larger company. It's not for everyone, but having someone keep up all the maintenance is pretty awesome.
