The area is flourishing with residence tower one after another. It is a densely populated area. Popular night market every Thursday at Sri Rampai. It will also be served with another the MRT station called Rejang under the MRT3 circle line in the future. Good location to invest for rental income for tenants whose office located around Putra LRT and future MRT3 lines.
Great review video! My sister and I decided to buy this house because of its foliage design! 😂 We love the facilities and the garden concept here. It's been a good stay so far. However, I feel a bit misled by the "low density" advertisement. Like you said, with 4 to 5 projects here, the actual density could be over 4-5k in total instead of 653. Cant imagine the traffic during busy hour.. and the lrt station is abit far from here and more than 50% without a cover walkway too.. One more speechless thing, our house type B1 didnt provide gas pipe for aircon installation.😅
@onigrri8790 so far so good ya, i stay at tower B, each tower have their own 2-3lifts. Tower b 2lifts + 1 bomba lift. Normally within 1-3 min shld get one, during peak hour maybe within 10min.
@mrproducerbeast so far henna building is not attractive as airbnb because no shop nearby. No 7elevan, mart, etc, very heard to get daily essential. We have to drive to sri rampai kk mart (24 jam open) to get something during midnight 🥲
I’m more excited for the Altris residence since it has the duplex unit which is relatively rare in Msia. It’s a proper duplex rather than a typical 1 bedroom loft style. i hope you can review Altris duplex unit in the future since i’m curious how it looks in person. If it’s not due to the fact that i already sign the SPA for another property, i might consider buying Altris.
There is a dedicated covered walkway starting from avila to sri rampai LRT station. But it is still a roughly 700-800m walk? Took me almost 30mins of chill walking. And to cross the main road heading to quartz is kinda difficult not to say the gradient road that is difficult for the cars to break well.
Nice video bro as usual. Want to ask if the project already OC/CCC, how long we need to wait for VP? Coz got 1 project they already OC/CCC more than 2 months but the developer refuse to VP until now.
Well there is no obligation for the developer to hand over early to you. The latest they can VP would be 36 - 48 months after the signing of SPA before there will be late delivery charges.
Agree to disagree. I hate long walled corridors without any openings. It is worse in a double loaded corridor like this one which is not particularly wide. It's eerie as heck and claustrophobic. Can also imagine all the strange smells trapped there. Its a compliment if people wanna peek at my nude pasty body.
@@iherngwhere do you hears about school relocation? any source legit source. all this condo will be nightmare to the traffic load especially ferra and henna. entrance and exit plan to main road is going to be disaster😂
Living there since January. I would rather call it as a below expectation workmanship considering the overall selling price . Extremely poor may be too harsh. Next time I would rather buy lelong ones than new ones. At least I can view the property in real life first before buying

Still around bro. Good to see you!
I surveyed Henna when it was first open. LOVE the layout, but didnt love the high density surrounding the area.
Great work in your research!!

Fast walk is about 8 mins. Need proposal to DBKL to construct an overhead pedestrian bridge to cross the Jalan 34/26.
Crossing the road is not really a problem as there is a traffic light there. Once the cars stop then can cross the road already.
Omg, 30mins chill walk, that's not a friendly distance 😩
If you cook, then the house is gonna smell because the kitchen is typically located next to a yard which is missing at this place.
Do u plan to review sunway avila? Just opposite henna
I'm waiting to get access ;)

The very last phase of quartz is Milla Residence, with the biggest Automated Car Park system of 21 car lifts!

Hi @iherng , appreciate if you can do a review for Levia Residence @ Pandan Perdana 😊 Thanks in advance!
Please do a review on The Atera!
long walkway condo look like rumah panjang or pprt. looks like normal flat. with that price oh boy
the name means "strange residence" in japanese
I hate voids...so much better to have this long corridor without it. Voids always sacrifice a unit privacy.
Yea. The experience would be better if the length of the block is shorter. But the experience within the unit is way better I must agree:)
@iherng But how I wish you would review the villas....omg. That'll be so awesome...

Wow, but the surrounding area is not so pedestrian friendly all around wangsa maju

The property market in malaysia will collapse in big time due to over supply.
I doubt so lah. This market collapse oversupply thing narrative has been around for 15 years still not happening:/
Heard a lot of extremely poor workmanship for this developer for the Quartz
