Oahu's Real Estate Market - April 2022

A slight shift in the market, yet high demand and low inventory continue to drive competition despite of the spike in interest rates.
Single-family homes sales took a dip in April while condo sales see a modest increase. Single-family homes in the $1M to just below $1.4M range saw the largest increase in sales volume. While homes in the $700K to just below $1M range made up about one-third of April’s sales. The Ewa Plain region accounted for the bulk of sales in both price ranges.
In the condo market, sales in $700K to just below $1M ranged doubled from a year ago. The Metro region accounted for 60% of the sales in April and the largest increase in volume. While the Waipahu and Ewa Plain regions saw the most significant decline in sales.
