It's very hard to predict when the market will calm down. I don't see any slow down simply because of the limited inventory. It will approve once the interest rates start going up. They had to go over less than 5% over asking. It also appraised at the contract price. 7-10% over generally goes for townhouses and single-family (up to 15% over asking). The condos (townhouse style) market is still very manageable with about 5-7% above asking.
