      We have been thinking about making 36 into an off grid "bug out" location with a well, septic and solar. However, we would still prefer to sell it.

    Your videos are very interesting to me. I almost went to sale day but decided putting in all utilities, making roads was too much work for me. I would love to have a 5 acre getaway. It will be fun watching the process. Sweet thing to say to your Mom.

      It is more work than we imagined even though others (contractors and utilities) are doing the actual work. It takes a ton of time to learn and manage everything needed.
      My mom loved it! She cried!

    Did the land pass perk testing ?

      That's a great question! They didn't do a perk test on our lot. We heard (could be a rumor and don't quote us on this) that you don't need a perk test if you have over 5 acres. However, people have been confused and some believe you don't need a septic permit/inspection for over 5 acres and you can do whatever you want for over 5 acres. In TN, you DO need a septic permit/inspection for ALL new systems.
      We are in the process of having ours installed right now and we couldn't believe the rocky ground would absorb the effluent properly. It stormed hard last night and #comettroy looked at the half installed field line ditches expecting to see standing water in them this morning at 7am... nope, none at all!
      Everyone out here in this subdivision is being issued the traditional gravity feed septic system with a traditional drain field.
      We plan to do a video or two on our experience with getting our septic system installed. We encountered a few bumps along the way.

      We asked Hef the IT Guy and this is what he said... We use it on a high performance PC and just installed it from Trimble's website. We feel a large screen, lots of memory, a fast CPU and 3 button wheel mouse is almost a requirement. You typically won't find this on an Android device.

    Just found your channel. Been looking for some land in TN. Good stuff you produce with a little humor. Little tip on the orange light story, Last car through the light gets the ticket. Don't ask me how I know. With that, if someone is cranking you up behind you should you happen onto another orange light. you know you are safe if it follows you through.

    Do you happen to know whereabout the next lots they're prepping for sale are going to be ? I tried scoping google earth for an idea, and see an area east of you where it looks like they have drilled for utility poles, but no current info listed as to what the next phase is gonna be. Hate to come out in September and the new lots not be in favorable location.

      Few points on your question.
      1) You can go to tnmap.tn.gov/assessment , select "Perry County", search by name and just put "The Woodlands" into the name and it will show you all the original parcels still titled by Tennessee Land and Lakes (it can take several months for this to update). Their later phases can be found by searching for "Woodlands" (no "The" prefix in the beginning). You'll see some large tracts of undivided land and we guess that's where you'll find their next lots. Drill down on a specific lot and many times, you'll find the lot is in the process of being titled by the new owner.
      2) Contact Gabi Lewis listed in some of our YT video descriptions. She is a sales agent for Tennessee Land and Lakes. She'll work hard for you.
      3) We know of 3 or 4 lots being sold by existing owners who are selling for various reasons and can get you connected.

    I feel for Donna, but that logger road runs smack in the middle of that lot. I'm all about making nice with the neighbors, but come on.

      If Donna has water frontage/access, there could be a mutual easement granted of logging road access in exchange for Buffalo river access. We suspect this could be further complicated if there is a 3rd owner in the middle.

      @@RvParkBuilder Very fair point and I'm sure nobody would paint poor Donna into a corner down there during hard times. But, it highlights the risk of newcomers to the area not understanding existing 'expectations' of property owners. After speaking with TL&L there are no encumbrances or easements in place on the books so anything like this would be between the new owners and existing residents to work out on their own terms.

    Where did the name Comet Troy come from?

      That's a great question! Let's start with the easy part. The "Troy" part comes from his given name at birth by his parents who were inspired to name him Troy after "Troy Donahue". The "Comet" part comes from being a full-time RV'er and also from the ENM/polyam world which offers this definition: "A comet relationship is a romantic and/or sexual connection that passes through one's life in an intermittent way. Yes, just like a comet only passes by Earth occasionally, when people have a comet relationship, they don't see one another often." Finally, comettroy.com was available for an Internet domain name (and most social media sites) and had potential to be uniquely branded as his personal brand.

    How do you determine if a pedestal is to be 50 amp or 40 amp. Also, how much cost difference is there between the amp differences.

      That's a great question. First, you need to determine if the pedestal is just for you for your personal use or if others will use it with various types of camping units.
      If it's just for you, then you'll want to match what your camping unit requires. #comettroy's Class A uses 50A natively and he has adapters for 30A and 20A. When just for him, he uses a basic 50A socket in a box like this one: www.amazon.com/dp/B09PTHFZVX?ref_=cm_sw_r_cp_ud_dp_Y2945B663726PAX006VQ which contains a NEMA 14-50R socket and they run about $35 US. Comet Troy carries one of these in his RV with 25' of 6 ga stranded copper wire attached to it and various 50A breakers to connect into family and friends electrical distribution panels (Seek a licensed electrician to do the connection to the distribution panel). There are of course 30A 110/120v sockets and if using your standard household outlet in someone's garage for mouchdocking, then hopefully that outlet is on a 20A breaker with 12ga wire.

    How many campsites in total will you have at this RV park in addition to your own spot? If you develop your second plot of land, how many will be on that one compared to this bigger one?

      The plan right now is to build 5 laser leveled 20x45 full hookup pull-through big rig RV sites which includes one for #comettroy. Then see how it goes and maybe add more later or just stop and call it a day. This is pretty consistent with what most owners are doing with their lots. Many are planning a barndominium and two or three RV spots. We plan to offer the RV spots to the public, but if it doesn't work out then Linden Camp will just become a private adulting campground for family and friends! Win/win either way!
      It made sense to put the big rig RV sites near the road and near the public infrastructure to keep build costs down a bit. We may also experiment by offering tent camping, cabins, a tiny house village and/or smaller electric only camping units (popups) with just electricity in the back parts of the property. It's all work in progress with the focus being to accommodate, Comet Troy's needs!

      The "Linden Camp" name was picked "quick and dirty" to get the LLC created to facilitate the land purchase back in 2021. We would like to rebrand it at some point in the future!

      BTW, we assume "Spades" comes from the spade shape of Lot 36. That is a second lot #comettroy purchased (Not lot 24 where Linden camp is) and he hasn't exactly figured out what to do with it just yet. He changes his mind like the weather. He was thinking about selling it. But then it's 21 acres in a good location on the main road with good road frontage. Perhaps a good place for a small country roadside bar and grill. Then someone stole/took the "For Sale" sign from the lot. So maybe that's the universe speaking to him.

    You might want to consider getting a skid steer with tracks (a.k.a Bobcat) and a dump trailer and sell after you’re done. I developed a forested, hilly property and it was invaluable. You can rent but you probably would cheaper to own and sell. Probably would hire tree removal to someone with a big excavator because that excavator would be very costly. The skid steer can do the cleanup and put in roads and other grading. Some people get a tractor with a bucket and backhoe but those are a poor substitute for a skid steer and excavator. It also is fun!

      @@RvParkBuilder yes if you’re not going to be camping there because they are popular to steal. Bummer is that a skid steer would be super useful in site prep/construction. Some good UA-cam channels for excavator are Diesel Creek, Andrew Cameratta,. Seems like Tackeuchi are popular skid steer’s although most brands are fine.

      We have started a Facebook group "The Woodlands at Buffalo River - Owners Only" for the 150+ lots and growing. We did put a pinned post in there asking if there was any interest in starting some sort of heavy equipment cost sharing co-op that could also rent the equipment to non co-op members. Sort of like 4 guys/gals/thems getting together to buy a boat and all get to use it one week a month. . A trac hoe excavator w/forestry head, a dump truck and dozer might be all be in reach then. Every man's (or gal's or them's) dream who played with Tonka trucks and toys as kids!
      So testing the waters on that front currently and would be interested in hearing your perspective in purchase prioritization if the larger equipment was within reach in the model above.
