Another useless measure meanwhile all REAL INVESTORS run away from Thailand due to lack of rights and shady laws and justice and ever rising costs while quality stays the same of even deteriorates.... Most people i know that have a lot of money left for four very OBVIOUS REASONS.. 1. They can't own their land. 2. They need a Thai to be partner in their company 3. They have to pay taxes on income from abroad. 4. The visa options make no sense to a large group and are not very friendly nor certain...Not to mention all the others ridiculous things that give you a feeling you're just a tourist here no matter how long you live here...I contributed far more than all of my family together but still have virtually zero rights and/or claims to anything. I never invest more that i have to in Thailand. The rest is invested abroad where they actually reward me for my investments. If my wife and child were not Thai i would be gone long already and invest ALL of my money elsewhere...It's just a holiday country. Nothing more really.
I’m glad ours government looking after us, if farang can own lands all the land, Thai will no longer be thai ( freedom) we would be slave in our own land.

Don't get too excited. In the past, the types of visas that had to do with working in Thailand were always tied to almost impossible conditions.
Due to their punitive visa and taxation requirements, I've already checked out neighboring countries as they seem more stable than Thailand. I will travel to Thailand to get health checkups and dental work but highly doubt about living there. As soon as you purchase real estat, they might cgange the rules again. Too unstable.
euhm more stable...who ? Birma..communist..Vietnam. no visa ( Thats bad ) and communist, Laos communist, Cambodia Red ( communist ) Only Malaysia left. islamic. Or Indonesia..Mostly Islamic...or phillipines but those last two are not even close...Other region. Look at Paraguay for instance...Thats a better option than those red bastards around us.
People with 500 000 baht to spare are usually money driven have careers and will not be interested in doing cooking or muay thai classes without good income for a long period just to be in Thailand.
It’s 13,583.27 United States Dollars, while not cheap it’s not out of reach either.
I mean 500,000 isn't really that much, I mean sure everyone has different incomes, but I don't think is that unreasonable of a figure, they are asking you to show that you can have a little savings, to live on if the work you claim you are doing doesn't pan out.
i wonder if this needs to be in a Thai bank or if showing it sitting in a US brokerage account is enough...it would be better to be making interest on this rather than have it sit in a Thai bank not getting much if any interest...plus it isn't easy to set up a Thai bank account unless in the country already on the right visa.

@@stephencomer9276 Thailand has to take care of the immigrant (mostly coming to work illegally) from Myanmar, Laos and Cambodia. One a genocidal regime with the ethnic majority trying to portray as it was the democracy problem and not ethnic where they slaughtered and displaced ethnic minority, stealing their land and means of living, one is a communist state, taught to hate all Thais unconditionally, and loved China and Vietnam who sucked all resources from their country and even started settlement in their country, making the the population the 3rd class residents, and the last country just genocided and wiped out most of their ethnic minority in the past few decades, especially Thai, Cham and Vietnamese, but downplayed their crime and played victim as their own population were also genocided.
Compared to their buddhist neighbours, Thailand's muslim neighbour to their south is angel. The Thais leftover in Malaysia after the border was made were treated much better with almost the same rights as the Malay themselves, while Thais in Myanmar were refused their citizenship just like the Rohinya, Thais in Cambodia had their language suppressed and banned teaching their own language, even as far as house search to destroy teaching material, and that's before Khmer Rouge genocide.

It's not a "visa on arrival." When entering the country, you are allowed 30 days visa free. Now it will be 60 days.

Regarding the VISA on arrival for tourists there has been no update on the offical thai visa site it still says you need a visa to stay longer than 30 days.
And I am from a country included in the visa excemption scheme
Elite visas are very different than the new DTV... ELite visas gives you full time residency in the country up to 10 years... the new DTV gives you a six month stay every year for five years... NOT full time residency.... The other thing we don't know yet is whether the DTV gives you come and go privileges during that 6 months.... or will you need to obtain a travel document each time you want to leave to visit for example Vietnam for a short break...
So for 5 years Elite visa you PAY around 20k pounds, but on new DTV you can stay during 5 years for 2,5 years for only visa fee 1k pounds (5 * 10 000 baht). No need to pay anything you keep your money you just need to prove funds 10k pounds. Also they saying that you can extend once for another 180 days which means you can stay 3 years - during 5 years paying only fees. This is good news however is bad news for Elite visa holders...is only 2 years more for staying on Elite visa and 19 K difference ?! Am I understanding this correctly or is there something wrong here ???
Thailand has changed their visa programs, like people change their underclothes. Sad to say! I would never recommend retiring in Thailand, because of all the changes. From my first trip in 2001, 23 years ago, requirements keep changing. I like stability, and it is lacking in Thailand.

Problem is the same around the world. Prices of everything are rising. Rent and buying homes in Thailand has risen a lot in the past few years. That, with cost of flights and cost of living at home just puts Thailand that bit far away for western countries. Visa's are not going to change this.
Hi, great report. - Well I have been following the visa issues from Thailand for quite some time. - I do have some serious doubts that these new measures will make much of a difference. My guess is more, that the Thai Officials have been misled into wishful thinking. Why? Well by your report, Thailand is in a critical position financially. So they think, quick money will fix it all. Maybe it would fix some of their issues, but it's unlikely this will work. - I have looked at Thailand for myself for a long time. And I have been to Thailand multiple times. And I loved it.
Would I want to stay there for an extended period of time? Very unlikely. Why? Because Thai's treat farangs as gold goose. They are only intereseted in the gold, not the goose. Now, smart ex-pats do need a better offer. One of the key stumbling blocks is the Thai requirement, to always have another Thai co-owner, if you want to buy a house, open a company etc. This is the real killer issue. That's why nobody only halfway intelligent will go there for good. - Furthermore there are tons of stories of guys who went to Thailand with millions in their pockets only to finally leave the country in their underwear.... Thailand is a ripp off country for everyone not being Thai.
Does anyone know if there is an alternative to having 800,000 baht in the bank for a retirement visa cause not everyone has 30 grand in the bank as a senior.
I heard that NA Services ( a visa agency in Pattaya ) have ' contacts in the right places and can work around this for under 2k.
I checked out their website and they get very good reviews . A local older Thai lady runs it and she speaks pretty good English.

The other plans to attract people to move here and spend money haven't worked. This is why these ideas are happening. Its funny they say 15 per cent of the economy is tourism...yet it much much higher..Things haven't happened fast it all just last minute as normal.. They are in trouble..

Don't seem shocking. Seems like they are getting less stringent. The 180 day one to 5 years seems like a really good one if wanting to stay for a few years but not live there permanently. I wonder if an influx would cause inflation. That would be my only concern. Perhaps they will trial these new visas.

The difference between the privilege visa and the digital nomad visa is the privilege visa doesn't come with a work permit. You are paying for the privilege of multiple entry, lack of bureaucratic headaches when it comes to immigration reporting, discounts on airfare, and other luxury things like golfing going to the cinema, spas, etc.
The price went up on the 5 year Elite visa by 50% last October. There's also less privileges provided with the newer Elite visa system.
Try standing in the immigration lines during high season when coming into Thailand. If you have the money, the Elite Visa is worth it if you travel a lot and don’t want to waste days of your life standing in line to gain re-entry.
@@TheStromzilla The old Elite had unlimited priority express through immigration, the new more expensive one has limits and uses a points system.

@@Wilko11 that’s not correct, thankfully. There’s a point system for things like rides to/from the airport and other perks, but you get - every single entry for free - a ride from your gate to the Elite immigration line and quick pass-thru.
Thanks for the update. Met you with Mac last summer at the bar you started managing on 7. I'm from USA. Spent 6 months in Thailand last year, 2.5 in Cambodia and month in Laos. returned to states for 8 months, now back in Cambodia as of few weeks ago. Seems much easier in some ways here. I love Phnom Penh.

Maybe Cambodia is easier, but it's much more dirty, poorer, and more expensive than Thailand. I was in Phnom Penh last month and couldn't understand why the price was as high or higher than in Bangkok. I didn't see as many tourists as in Thailand. My guess is that they are trying to make as much as they can from the few barangs visiting. I also had to do a lot of bargaining because almost everyone tries to scam you. I enjoyed my stay in Phnom Penh but was happy to get back to Thailand.

A country's wealth should not depend on foreigners coming in the country but on foreign trade. If they can learn anything from Europe and the US is that migrants bring mostly trouble. Also rich expats that price the locals out of the (housing) market.
That being said, I am one of those migrants looking for a better life myself and will be looking into this. So far Cambodia is most flexible but I do not want to keep living here...
good news, I reckon. Being 50, I already had a few options, but this DTV sounds very interesting.
I'm not quite ready to fully 'move' to Thailand yet, so the 60 day visa exemption is an awesome option for me at this time.
True I definitely would to visit Thailand and definitely want to stay the max then travel to another boarding country because SEA is such a long flight.

This may well encourage more people to stay >183 days in Thailand and become tax resident. This is a smart move by Thai government.
Also, in general, longer stays will mean more spending, which should further help the local economy.
Tax resident doesn't matter if you have a tax treaty with the united states (and they do)
@@wanderingdoc5075 maybe……but if tax residency is triggered, they will need to file a return in Thailand and prove tax has been paid in a tax treaty jurisdiction on money remitted into Thailand. This all creates more activity and potential tax revenues for Thailand than before.

Wondering this too. I have my flight booked for end of July. Probably won’t be able to stay the full 60 but would be cool to know what options are available for extensions on this. Regardless if it’s crucial to stay longer you can always book a $30 flight to Malaysia and back
You allowed two extensions per calendar year. So with timed travel, you can get 180 days. The calendar resets on Jan 1.

Foreigners cannot own land in Thailand. You can own a house if you get a bifurcated chanote.

Couple of questions I have a) is there an age limit ? b) is a person on the DTV have to report every 90 Thai's, if not, I think this is far far better than a thai retirement visa...500,000 baht isn't very much, they just want you to show you are self sufficient, 10,000 baht renewal, ok little steep for a stamp, but what does that work out to $15-20 a week to stay in Thailand... I am ok with that.

the biggest issue is you still need to be on ridiculous money to qualify for these visas.
i am 37 and essentially retired due to a military pension but i dont qualify for anything because there is no early retirement visa option.
i dont earn over 100k usd and i dont have 200k aus in savings
i do have a permanent income until i die that is higher than the cost of living by a long shot but due to it being easily high enough to live on but not ridiculous i am stuck to doing border runs if i want to move there.
they need to understand that people earning over 100k usd are not likely to settle down in a developing country they are going to go to more developed places and buy houses/condos there and live there.
what use is 100k usd in thailand except to just blow it on stupid things, to go through that much you would need to be wasting money all over the place.

have you not actually read the changes... you are literally just going to need a) 500,000 baht ( $20k AUD in your bank) when you apply for visa and when you need to renew ( and pay 10,000 baht each time you want to renew) .
Thailand really should simplify the whole visa system, eliminate the chaotic stuff. I really appreciate your timely video.

Majority of those foreigners are bringing good money, many are high skill professionals that can significantly contribute to the economy, both short and long terms.
If you're worried about criminals, simply add a requirement for a certification of good conduct
@@JoeyJoy The Elite, LTR and Retire visas already require a criminal check. If they come on a visa exempt on entry there's no criminal checks unless an international arrest warrant has been issued or stated their criminal history on entry. There's also no requirement to have required skills coming in on a tourist visa exemption as your unable to work. They now have a problem with overstayers and people working providing services for their home countrymen illegally. Such as tour guiding, van and taxi driving, which don't really require skills and takes work from Thais.
There's already a criminal check on the Elite, LTR, Retire and Work visas. The visa exempt on entry means you can't work, and there's no criminal check unless you admit to it on entry. @@JoeyJoy There's already a criminal check on the Elite, LTR, Retire and Work visas. The visa exempt on entry means you can't work, and there's no criminal check unless you admit to it on entry. never heard of digital nomad until today. A woman was posting about staying in Bangkok as a digital nomad. Looks like its just people that film everything and help advertise the country without having to pay them to advertise the county. Oh heres a hotel. Stay here. Stay at the park. Stay on this street. Look at this place to eat. All free advertising. However that's probably not it but just the way i see it.
@@jimmyzarkis6276 No a Influencer is not a digital nomad. A digital nomad is someone who works for companies around the world outside of where he stays. This could be programming, writing content or so many different things and has nothing to do with people advertising their stores or brand. Maybe also inside for the country he works. A digital nomad has nothing to do with an influencer that comes film certain content or things somewhere
