Passing the Real estate test is when you hard, if you can’t study or you don't have time for your studies l'd advise you get yourself a help like Mr Willard
You have got to be the most calming teacher ever. I'm in SD and your videos are so calming and easy to understand. Please do more. Especially for us who have huge math and test anxieties. God Bless you.
I passed both national and state exams in real estate watching your videos. You are truly a great teacher. Thank you so much and thank God! Keep up with your good work 👏
Great video, I took an online class and took my test, failed first try. I have my second test today, and wish I would have found you sooner. I have been able to understand the terms much better through your explanation of the answer than I ever did with the entire course I took. Thank you for sharing this valuable content!
Enjoying the video and receiving a lot of practice! Thank you. I do have a quandary, in the question regarding the deceased homeowner who leaves his home to the second spouse. If they can sell the property doesn't that take it out of the context of being a life estate and now becomes a fee simple?
Actually, if you understand what is happening it makes perfect sense.[ The wife was left a life estate in the home. She only owns the home for the duration of her life. Part of setting up a life estate to begin with is determining where ownership goes once the measuring life is over. In this case the child of the first spouse is the person designated to receive ownership. This person is called the remainderman.
Great work and thank you for all you do. Quick question... at 12:30 you stated that the wife would not be able to will the property, which I completely agree with. My question is since the property must then be pass to the son, after the wife's death, can the second wife sell the property? So she can prevent the child from receiving the house by selling it?
The wife is the measuring life. Her ownership can be sold; however, that ownership right only exists until her death. It then goes to the son. Thanks for the question!

Yes you're correct but remember heaven helps those who help themselves, try studying if you can't study then get yourself a good help
At first, I read all this like an original story until I contacted Mr Willard myself and passed before i believe in his works.
God bless you Willard for giving me hope again 🙏

Our videos are geared to assist students with the National portion of their exams. They should be of help for students from every state.
