Yep! Live in Lake Mary and love it! Everything is within and hour from our home! Beaches! Disney and the Sanford Orlando Airport is only 7 miles away! Love it!
Great videos as always. Lake Mary is indeed an awesome town to live in and it's great for families. The retail corridor along Rinehart gives you very easy access to pretty much all the national retail chains without the congestion.

I love this. I will say commute downtown is usually 18-24 minutes not 35 minutes. With bad traffic I would say 25-35. I do live right off of exit 100 so access to expressway is easy. Universal is about 35 minutes Disney is 45-50 minutes.

@@kenpozek I've been living here my whole life and love it. I always advise my clients who are new to the area and aren't gung ho about the attractions to strongly consider living in the Lake Mary area. Even Longwood and parts of Sanford have strongly improved
Yeah Lake Mary it’s nice. I thought he was going to show colonial plaza in Heathrow which is very nice and convenient too regarding all the basic, like groceries, restaurants, entertainment, banks etc. Nice video though.

Great job, Ken! I lived in LM for years after being displaced by the tornado 25 years ago today. We lived at the Country Garden apartments in Winter Garden and had only been there less than 2 months. Ours was the decimated building next to the lake. I live in New England now, but miss LM very much and really enjoyed your episode. I get back there every so often as my daughter resides in Altamonte Springs. If I ever decide to move back there, I will most definitely look you up! I love your energy. xo

They put in a Winn Dixie on wheelhouse and lake Mary Blvd. Thats where griffin park is located.
Wish it wasn't a winn dixie.. they should of put in a trader Joe's.. then Lake Mary would be more of a hit, but traffic around there would become insane.
Hey Ken I have been trading in the markets for 15 years I work part time retail jobs and my wife works full time retail on and off. my house is paid off( est 600 000) and i have no bills what is a good spot for retail turnover
people have told me just to live near Disney that the area has high turnover
Why in the world should real estate agents not discuss schools? That’s a main driver for buyers. Ridiculous PC nonsense.
Lake Mary is ok but Hallandale Beach Florida just got more to and growing businesses and communities.
Unfortunately, here is nothing to do. The only mall nearby is almost dead. All has been turned into hospitals and doctors offices. No bookstores, no pet shops and no parks. The schools are not as they use to be. There are no pieces of land to build a house.
I love Lake Mary, but we don't have any more space for more people is no space for more construction either. The traffic in W Lake Mary blvd is insane always! Peaceful, but expensive.
It seems like none of these supposed " high end " homes offer privacy. Here in the Northeast, high end homes are often on large wooded lots.
Why you can’t talk about schools as a real estate agent? If a real state agent supposed to be an expert about an area, people will ask about crime and schools in the area. Real state agents do not want to talk about it. I find it weird that some information should be avoided. I still have not gotten a straight answer from a real state agent about why they can’t talk about it. Can anyone shed some light on this? I know how to get the answers about crime, just look at the crime stats. I know how to look up the school’s academic performances. I just don’t understand why that subject is such a bad thing to ask a realtor? It is like playing stairway to haven in a music store.
Because saying “this area is safe” or “these schools are good” or “this area has a lot of families” is subjective and could be construed as steering, which is illegal. So we can provide data about the general area, but we can’t give an opinion on schools, safety, familial, or racial questions.
Winter Garden is better :)
I beg to differ... Winter Garden does have a bigger downtown but it still boards pine hill aka crime hill which makes me very uncomfortable.

Terrible! No representation of Colonial Town Plaza? Where neighbors have gathered for decades at Dexters, The Vineyard, Liam's and Amura, Ruth Chris and the Westin's Don Schula, that is where the Real Residents of Lake Mary have been going for 25 years + The AMC theater and Coldstone and Menchies for ice cream after the movies. You left out Peach Valley and Stonewood. Honestly, there is nothing downtown except 4th Street Grill which is mediocre. I have built 3 homes here and know it very well- I feel you left out the best of everything in Lake Mary- I grew up here so I know most of our neighbors who own these establishments - Corona Cigars have been there at least 20 years, not to mention the great bike trail behind Peach Valley which we all love.....
